    70 grand!!! How is this possible? And they get to stay for Xmas, why would anyone rent a house. Judge o Connor should be sacked.

    We have similar tenants in Poland, the trick is to "leave" one room of the house to the owners use so that you can enter the premises without breaking Polish law. What's left is to change locks and throw their belonging out in a professional manner.

    As the law mainly protects the renter at the expense of the property owner, no surprises there will be fewer properties to rent, especially when it is more profitable and less hassle to sell.

    The difficulty of dealing with matters like this is that they take so long to process and when the LL is left with such a deficit, there is no way he can recoup the costs as most tenants fail to pay arrears when an eviction order is served. Time and delay cause the greatest damage of all. Also the RTB are not serving the LL, the same people who are part funding them with the non negotiable annual fee charged.

    They have probably done this before.. I have heard of people doing this .. Get into a house pay the deposit etc and after awhile just stop paying and it takes years to get them out … plus they are probably not up to date on other bills either…and when they do leave the house is in Shite .. the landlords do have to truly check who they are putting in and meet the persons face to face …sometimes you are better off charging less rent and getting a genuine tenant who will treat it as a home

    Imagine.. that man is probably on 1k a week somewhere and now probably has to pay 15000 or 2k a month mortgage on a place that's ment to be rented and they stay in there scot free it's a joke 3 years and will they have 2 pay it back no.

    When crunching the numbers.. what percentage do you put down for costs and instances of non payment?

      I would not have any percentage, per se. It is as much art as science. Get references and check them, is my advice, to try to minimize non payment periods. But it is not a science and is trial and error.

    Tennants rule. They know the system and exploit it
    Different world.
    It is a dangerous buisness.
    Often times a fixed tennancy brings great problems down the road and it comes to the stage that the landlord can't get them out.

    Being unable to evict people is just another result of the housing crisis - you know, the one that is making home ownership impossible for many young people!?
    And yet you criticised young people for complaining about the crisis. You said they should just suck it up and whinge less. Funny the same doesn't apply when landlords are the ones feeling the brunt of it.

    Insane judgement but I think if you are going to be a landlord then you need to pretty ruthless. I have some properties and a very extensive list of things that would result in rejection of tenants. These would not have gotten past step 1. Once I have a shortlist of tenants having done my own culling then they go for review with the insurance company providing landlord insurance. Its an additional cost but essential in my opinion. Assuming the tenant passes their checks then in the event of default the insurance will cover the cost of ejecting the tenant and any missed rent. Then when I find a good tenant who proves themselves they are rewarded with stagnant rental costs to encourage them to stay long term. My longest tenant currently is 15 years and in that time I have raised the rent once. Finally if you cant turn a profit as a landlord then stop dong it. It is not my primary employment but I run it as a a business and the purpose of a business is to make money, if you are not able to do that for whatever reason then you should cut your losses

      Yes, I tell everyone who asks that the key to letting properties is checking references and getting good tenants.

    It would seem that this failure to pay the rent, be that deliberate or by default, and most probably the inability or unwillingness to pay the outstanding rent following the four tenants departure, could be seen (in my view) as theft. Will or can anything be done about this legally? I doubt this very much. This is where we are, and where many decent law-abiding landlords find themselves; victims of theft and a law that would seem to fall on tbe side of the rogue tenant. I suspect the problem allowing this is the difference between civil and criminal law. An unfortunate steals an item from a shop worth 10 euro, they may face a custodial sentence, but to steal by way of unpaid rent over a period of years.... What can tbe sheriffs salvage? An old Tv?, A game console? It would seem serious crime has been handed a loophole.

    I am from another Eastern European country, not from Poland, living in Ireland. I have a wife and two small kids. After renting a house for six years and, having not a single late rent payment, and keeping the property in a better condition than
    it was when I moved in, I was handed an eviction notice by my landlord in January 21 . I had 6 months to clear the house. Dealing with the local council was difficult and to no avail. At the end it was the power of my employers contacts that helped me to get into our new place. Having gone through all this and the stres that came with it, it would have been useful to know that there are other avenues in existence, as demonstrated in this case by 4 grow gentleman.

    Tbh any landlord that charges 2.5k a month for rent is a criminal . That's a insane amount of money regardless of where it is for a house . No wonder we're in such a sad state with homelessness with those prices . I have no sympathy.

      That's cheap. Some of them are charging 10k a month for a family home in Dublin. Reason is foreigners are willing to pack themselves into them to lower their overhead while they're used to undermine the labour market.

      €2.5k rent expensive?? Just for giggles, calculate out what a €450k mortgage would cost to pay back over 20 years.
