    Excellent! We met Brooke last year when buying a house she was offering for the sellers. We were very impressed with her knowledge, helpfulness, and assistance in getting us situated after the closing. She’s also a great resource on everything to do with living in Costa Rica! Even gave us the name of a contractor we hired to build a very nice covered patio, who also now is our go-to guy for other things we’re doing with the house. Brooke knows real estate!

    I have owned a beachfront home in Guanacaste for 10 years. The home is in a gated community. The local Ticos and Ticas are wonderful! The good, property taxes are low, utilities are reasonable, HOA fees are low, and you can enjoy a beautiful beach within a 2 minute walk. The bad, toxic fellow American and Canadian property owners within a polarized HOA. I will never buy another home in a HOA, once I sell my current home. In or out of Costa Rica.

      That as a good point. Whenever purchasing in an HOA as part of due diligence it is a good idea to talk to neighbors and the HOA management to get a feel for how it is run and the internal dynamics. Thanks for watching and commenting.

    Looks like a very good value. Build quality looks excellent. $1700/ year for HOA dues & Property taxes would be impossible in the US or Canada. GR8 info & video. Gracias

      Thank you for watching and your question. It had outdoor garage for 2 cars in front and then some guest parking spaces at the end of the road which is the end of the development. Guest parking also by the community center which is a short walk to the house

    Is it usual to engage a Property Surveyor when considering a property?

      It is not required to do so and really depends on the property that you are purchasing. If you want to avoid any boundary issues and confirm that the size of the property is correct then it would be recommended.

      Hi. You would need to contact local real estate brokers to find out if they have any listing in that price range in the specif areas where you are considering.

      Yes. If you find reasonable cost land then you should be able to do build and be all in for under $250k

    In Costa Rica the Central Valley is San José, Naranjo is part of the province of Alajuela.

      The Central Valley includes parts of Alajuela, San Jose, Heredia and Cartago. It is not just limited to San Jose. es.wikipedia.org/wiki/Valle_Central_(Costa_Rica)

    Roger. Quick question. Working with lawyer on my residency. Once it’s approved, in order to get a CR drivers license, do I have to turn in my Texas license?

      No. You don't. They will recognize it to grant you a Costa Rica one but you can keep the Texas one as well.

    What type of house 3 bedroom 3 bath with an office in a 24/7 gated guarded community for $300-$400K US dollars?

      Hi and thank you for watching and commenting. In that price range you will be able to find a very nice gated community with a house in the 2,000 plus sq. ft. range in the Central Valley area. In the beach areas it may be more expensive depending on the proximity to the ocean and ocean views and the coastal area where you would be looking.

      @@CostaRicaLaw We really don’t need to be on the ocean / beaches. We don’t like the humidity.
      We currently own 54.5 acre property on a mountain in north central Washington state USA with a custom built 3 bedroom 3 bath house (2220 sq ft) with an attached 1 bedroom 1 bath with a full kitchen (800 sq ft) apartment with a private entrance for additional income.
      I was able to retire at age 42, a year before meeting my wife.
      She still works as a RN in the city (a 25-30 minute drive).
      We’ll be purchasing some land this summer in Montana USA to build a small 1,600 2 bedroom 2 bath Log Cabin with an office to live in during the late spring through early fall.
      Our winter residence will be on the island.
      During the time we’re in Montana we plan on renting out our island house for additional income during our retirement years.
      We currently get 5-7 feet of snow here in the winter and we really don’t want to be using our snow blower and our snow plow during retirement.
      I would assume that Golf carts are the normal mode of transportation while living on island, is this correct?
      We’ll keep our 4WD pickup and our Subaru Outback here in the States while during the winter months.
      How does one go about keeping our island home safe during hurricane season?
      How much is the average cost for someone to watch our home on the island and clean between guests?
      I’m quite sure that living in a secured gated community there will be HOA dues. What are the average HOA costs of the dues ?
      We will have a security system and each guest will be given a PIN number, so we can “see” when they check in and when they leave.
      We have that system here and it works well for us.

      Thank you for watching and commenting. Building in Costa Rica is not for everybody especially with language and custom constraints. However for others it can be an opportunity to design exactly what they want. They key is to ensure a well drafted construction contract and with reputable contractors.

      Understood and thank you for commenting. Some people prefer the independence of not having to deal with an HOA but others likes the structure and security it provides so it does depend on personal preference.

      Thank you for your comment! The term 'Plantation' in Costa Rica does not carry the same historical or cultural significance as it does in other parts of the world such as the United State. In Costa Rica, it is often used to refer to agricultural estates, particularity coffee plantations. The entire region of Naranjo has been associated with coffee for a decades. In the country in addition to coffee we also have plantaciones de banano, macadamia, piña and many others and is not associated with the same connotations. Again thanks for watching and commenting.
