    As a home inspector, i've seen this many times. The waves in the shingles is a telltale sign of the roof over in my experience. Roof tar, the poor man roofers duct tape. That roof falls under, "Just because you can do some, doesn't mean you should. "

    As time goes on, the only repairs I do are very simple ones with no risk. Otherwise....tear it off. Once you touch a part of it, you own the whole thing.

    Back in the late 80’s I came across a roof that had 6 layers......I got the call because the customer said her roof was concave in the middle section.....🙄😗

    I just tore off the roof at my house. It had 3 layers of asphalt shingles and a layer of cedar shingles. What a giant mess… filled up 2 10 yard dumpsters

    This past summer I replaced a roof that had 5 layers of “roofing”: cedar shake, real old asphalt t-lock style, 2 layers of rolled asphalt with 3” exposed nails, and a final layer of 3 tabs on top of it. In one dormer the asphalt was 4” thick. I was not a happy roofer. I ended up tearing off the sheathing boards, installing 2”xps, furring strips, and re sheathing it.

    Had a two layer condo connected to the condo next door last week. Tore off both layers, tied into the neighbors two layer roof with trim coil and some grace.
    All these weird situations cause by multiple layers. Repairs on a 3 layer sandwich 😟 Screw that, can't warranty that. I hope they have you replace it all!!

    I agree with you. Total replacement is needed. I understand folks may not have funds available for whole roof replacement, but this is the most important part of the house. Do banks still offer home improvement loans anymore?

    That's one of those jobs you give a high bid and hope they don't call. But if they do call you make enough money to pay for all the extra aggravation!

    GRAND Roofing !!!! You can just tell by listening to you. That you know what your talking about. Im smart but an introvert lol. And terrible for terms. But im a qaulity red seal tradesman lol 😆 😂 🤣 so im good i just come across as an idiot 😅 😂

    The stain at the lower right of the chimney is the water condensation on the inside metal and leaching between the shingles. Most of those metal chimneys had a 2 piece flange flashing underneath.

    Nope nope nope.
    Be straight with the customer, the only way I'll touch this roof is if I get to pull it all off and start from scratch.
    To sweeten the approach I would suggest multiple quotes:
    "This much if we just have to strip and lay"
    "This much if we strip, find out the roof is rotten to the core and needs to be redecked"
    "Option A+B + grandpa's inherited chimney is determined to be dangerous and needs to be either removed or replaced"
    Because I understand these are big numbers in hard times I'm happy to keep the quoted prices for 12 months, bit of a risk to me but hey, I would suggest having the money ready for a full redeck before we commence and if it doesn't come to that then you can take a nice long weekend vacation.
    This is all guesswork coz I'm an Aussie and our roofs aren't built in a way that issues can sneak up during a job, you generally know exactly what you are walking into. But that is how I deal with these types of customers.
    Maybe win 50% of em, but that 50% gets a roof they can rely on.

    I don't touch jobs like this unless I can rip it all and start fresh. You try to repair that, you are garanteed to get a call back.

    Hi Brian PLEASE HELP.. Im installing a flashing for my wood stove chimney so what kind of sealant caulking do you recommend to use under the Galvanized Steel flashing and shingles . your help is highly appreciated.

    That is a very poorly done re-cover. When done properly you would not be able to tell it was a recover except for the short 1st row.
