    In demolition there's an old saying, " it sucks to be you". When a worker does something stupid, you here it from the foreman. When the foreman are at the superintendent meeting, you hear it again from the superintendent. When the owner calls you in for a meeting and he wants to end your employment, this is the last time you here it.........."it sucks to be you".

    Soooo did you think they would NOT notice? 😢 sorry you are going through such when it sounds like you are trying to better your community 😊.I live in Southern California so quakes take a toll and code can seem extremely difficult. Uet the State wants to outlaw gas stoves. Don't get me started. Hopefully you can kerp moving forward. 😊

    I get the temptation to do that. If it had made it another year, you'd have made out pretty well. You knew the risks. At least it more or less broke even.

      Yes the neighbor has a bootlegged 4 plex next door, but they don't have a renatl program that detectable, they caught us because of the taxes we are paying through Air BNB.

    Was pressure treated lumber used for the framing? I don't believe that is legal in my state. It can only be used where it touches concrete.

      Its an option below flood grade for wall and framing. Coastal code.

      Pressure treated wood has no arsenic (CCA) anymore. Internally if you use white primer/sealer for use on studs and plywood for below grade or underwater potential areas. It's acceptable in most residential applications. The sealer should/will prevent leaching from the wood. Prepare boards prior to framing.

      This is and always has been a short term rental market long before AIR BNB was a thing....we are coastal. Short distance to the beach and on the river leading to the gulf.

    If you had permits for the work, you should be able to sue the building dept. for allowing non compliance construction. If not, well, that’s your bad. I’ve got lots of stories of people building without permits. Never turns out well!

    Boy, I dunno if you can legitimately take a tax deduction for the catastrophic loss. Do you have a CPA opinion on that? That situation would drive me bats**t crazy, losing money on every fastener you pull out.

    My understanding is with the fema 50% rule. Even if you don’t carry insurance you still have to abide by the 50% rule.
