I've lived in D.C. for the past 40+ years. Watched the ebb and flow of things. NO shade to the many law-abiding folks that live in the neighborhood, but, why is it still on the market? Location, location, location! Contrary to what the politicians and media are reporting, unfortunately, this area of DC is experiencing an "uptick" in crime, specifically arm robbery and auto theft. Essentially, you can't disguise something bad as something good, no matter how much effort, i.e. $$$ and renovations, you put in. Lesson? Do your own thorough research before you buy.

I'm in my final year, and at the end of 2025, I'm leaving and can't wait. They reclassify offenses to make it look like its not what it is, especially carjackings.

Yes, the layout is weird, but you have to consider the time period the home was built. Some people lack imagination. One of the ways the house could sell is actually staging the home with furniture that compliments the look of the house altogether. I liked the basement, but that shower was a hot mess as far as height. Throw some colorful artwork on the walls, some nice furniture throughout, and it may show people this home's potential. In the meantime, that price is way too high for the size of the rooms.

I have a basement but it doesn't have the additional exit. That's where the laundry room is. I have a deck out back and a swim spa and enough space to host atleast 30 people. My home is only valued at 140,000. I have purchased a new furnace, new hot water tank, new full house air-conditioning unit. New hardwood floors, paint job you know basic upkeep. How on God's green earth can they ask for over a million dollars for that house. Neighborhood be damned.

It's definitely the price. They over developed and thought buyers would ignore small bedrooms/crazy layout. I know not all houses can have a foyer but even with the open concept the kitchen is too small for a family and that first bathroom has a sink that a barbie doll can barely fit into. The developers also overlooked how few people would be interested in a shower made for a short person (over relied on possible rental income). Can't even be marketed as an in-law suite because they have to be mobile to get down the stairs. This may be a good entry to ownership house for a young couple but the current price is still too high.

When a home is listed for over $1 million in Petworth, people expect a more cohesive and thoughtful aesthetic, I think. The small bedroom is very small, as you noted, so the house won't appeal to a family of four, though the price and space suggest it's for a family, And since the basement may not be a legal apartment and doesn't have a fridge or stove, the income-earning potential isn't immediately there. But though many young families may want a four-bedroom home, most won't locate the kids and parents two floors from each other. Perhaps the basement could be an in-law suite, but that isn't a need that everyone has. So yes, there are a few misses that have made it unappealing to folks who should be the target buyers. And, as you know, once a house has gotten stale on the market, folks look at it critically...

DC is a pretty walkable city, but in this part of town you are absolutely going to have to drive EVERYWHERE. It's a 30 min walk to the Metro (green line at Georgia Ave or Fort Totten), the nearest grocery store, or Rock Creek Park.
First of all, this is not a bad property. What caught my eye when you enter the house into the living room was that door next to the fireplace. it led to a lot of questions. Secondly the title and floor pattern in the powder room (4:08) had visible gaps that should have been sealed. finally, the basement shower need to be extended to give room for the shower head and the user.
The finishes are cheap, to be at a million. The rooms are too small, and the layout was not thought through. They should have done a complete gut and reframed the layout, and they could have asked for a million. From the looks of the place 450k is the max.
I know DC can be pricey but 1 mil is crazy. 4 br is a stretch. Those 2 upstairs brs that aren't the main are way to small. Living area is small and no washer and dryer hookups. Renovators didn't use the space they had to work with very good

The house looked disjointed from the outside and it is! That crime scene tile in the primary bathroom would be a deal breaker, it’s not something reasonably easy to change. The room sizes aren’t a problem depending on how you live, it would be easy to manage my household in.
I would use this as a rental, wouldn't want it as a primary home. The master bathroom looks masculine. It's better than the upstairs hall bathroom to me because the chevron clashed with the floor. I'd make the smallest upstairs bedroom an office and the 1st room in the basement a living room.
The entrance to the basement from the first floor is very small. Looks like about 27", if it's that big. You won't be able to get a large washer & or dryer down the stairs.
Thanks Jonathan for this informative tour. I think aside from the price, the safety of exiting the house is critical. I also didn't really like the busy tiling they used. The rooms are really small and I think unless it's a couple with a small child this would not work. I don't see having a guest room, or space for others, and last but not least TOOOO many steps for me. LOL
It's definitely the oddball layout and proportions, vs. the price. Staging may help with some of that. It's been "updated," but it seems like the plan was half baked in many ways. That one tiny bedroom may as well be a closet or office. The basement shower looks like someone's concept overuled sense, and where was the laundry room again? The best part to me was the yard. It's just not worth that price, in that location, to feel like you have to either compromise or make major improvements to a century old rowhouse that was just remodeled.
It’s priced too high for the features. Major downside is the lack of closet and storage spaces. The size is typical for DC but you can get a better layout in a craftsman type house at that price.
You didn’t say exactly how long it’s been on the market. The floor plan seems off thru out the entire house. Where was the washer and dryer? Room at the bottom of the basement stairs is an office or bonus room - see those a lot in DC. The tiny powder room sink is a no. None of the bathrooms are exciting. The Kitchen is ok.
It’s not the tile it’s just there’s too much of that big pattern in that small space the wall should be white that would make it feel bigger and still have some style and design

It's unfortunate that the owners invested so much money into this house… not sure if they will see a return on their investment. It seems like the renovation plans were not well thought out. The small rooms, poor floor layout, and basement issues are significant drawbacks. I think they tried to push things that look good on paper, but not necessarily in person.
Each room is too small to put furniture. Plus, where does the washer/dryer go? And, the home is lacking storage/closet space. Especially since there really aren't that many cabinets in the kitchen
The only thing I like about the house were the bathrooms. The closet spaces were too small (probably to match the small bedrooms😂). Cooking without gas is a deal breaker for me and I also don't like having the microwave in the island. If the spaces were larger , the angles would give character being that it isn't the angles are going to make furniture placement difficult. The basement is a good source of income but the negatives are too much to consider buying. Also a million dollar plus house without any laundry room is a mistake. This house is a definite NO! 😂

DC Real Estate is different beast. Whoever did the renovation should have redesigned the layout. Its to tight for a family. Everything about this design says "narrow" and "no." Nice upgrades but the internal space doesn't match. Probaly need to knock out a few walls.
I LOVE this house. Every inch. Home-y community, too. This is especially nice in the era of conspicuous consumption in DC, which, IMO is GROSS, and brings to mind everything that is wrong with our economy, with a small number flagrantly consuming and partying, while the rest of us barely get by. Love that the living room is a bit above street grade: you can look out on life! Pretty exterior and color. Good fit in the neighborhood. Very tasteful. Love the bow windows. Beautiful proportions inside and out. They kept the original intent! Great design job. I wish more builders were this sensitive to renovating old houses. No attempt to be posh or fill the home with gimmicks. FAB. Clean construction: no noxious paint errors, botched tile....it's all very well done. That stove is PLENTY big enough, and it's energy efficient. I don't think people are doing a whole lot of cooking these days: they're eating out, and buying frozen pizzas. The house could use an extra fridge for vedgies. Pee pad outside for doggie: FAB. The ceiling lights are tiny because the better mode is simply to have local lighting at floor level. I never use my overheads, except in the bathroom. They are also LED's: energy efficient and bright for their size. Little bedrooms are ideal for toddlers and studies. So, you've got his-and-her work-at-home spaces. I like the tile in the bathrooms. The whole house is designed in a coordinated fashion without being matchy-matchy. From looking at windowsills, the exterior walls are thick: this is good for energy efficiency. No need for re-organizing walls to add insulation. The downstairs "basement" is where you stick the rowdy teenagers and isolate football games on TV. Worth every penny.
I like all the windows but the layout is very choppy and there doesn’t seem to be a natural flow. Getting furniture in there will be a nightmare. Didn’t like the parking pad either
I have a galley kitchen in my current home, and I dislike it due to,narrow spacing. Although pretty, the galley format makes the kitchen space seem very small. The island is too long for the space.
Living in this neighborhood that price is not going to come down much. I am guessing that it is supposed to be where the washer and dryer are going to be located down by the sink. The refrigerator is truly not in the right area. The second bedroom looks like is designed more for an office not somewhere to sleep. The lights in the upstairs bedrooms are a no go for me. The shower in the basement looks like an afterthought.

No laundry area on the 2nd floor is a deal breaker. Anyone with children or contemplating children definitely needs a laundry room. Anyone looking at the property knew before they looked that it had stairs so that's not an issue. Since they used the original footprint the stairways are definitely to narrow and claustrophobic. For the price I would expect the 2nd floor to be reworked versus just updating the original plan. A rework of the second floor may have allowed for a laundry space. I would have loved the addition of a 3rd floor to create a massive master bedroom with bath. The 2nd floor would have 2 bedrooms with walk-in closets a bathroom and a laundry space. That basement area seems claustrophobic and the basement shower is pretty much useless. The setup implied that the basement can be used as a rental apartment versus family space or office. They put all their effort into going down versus going up. Finally for the price, I want more than generic home depot appliances in the kitchen.
The basement: that one area could be a Living/sitting/TV room... It's nice BUT... it would sell if they dropped the price to around 500k-650k. I don't see it moving with small rooms. And the tiling is way to personalized.

At times front door placement is changed to benefit from higher comps on the cross street. The address of the home is usually assigned based on the front door location. Pretty sure the county records will show the flippers changed the address of the home from where they front porch location is.

I was also surprised that for a corner house, the yard was so small. Usually corner lots have bigger yards.

Nice floors. I don’t like the microwave so close to the floor, I know some do. Apartment size electric stove is a No. Nice refrigerator, nice backyard. After turning on the water in upstairs bathroom, I was waiting for slashing water from flushing toilet 🚽😆😆 I like the setup of master bathroom.

Priced high, small bedrooms, lack of storage, no mud or laundry room shown, some of the bathroom finishes look like clearance items.
The house looked disjointed from the outside and it is! That crime scene tile in the primary bathroom would be a deal breaker, it’s not something reasonably easy to change. The room sizes aren’t a problem depending on how you live, it would be easy to manage my household in.
Living in apartment with those style walls I like it makes it look modern. Too many windows in the small rooms

I would use this as a rental, wouldn't want it as a primary home. The master bathroom looks masculine. It's better than the upstairs hall bathroom to me because the chevron clashed with the floor. I'd make the smallest upstairs bedroom an office and the 1st room in the basement a living room.

The entrance to the basement from the first floor is very small. Looks like about 27", if it's that big.
You won't be able to get a large washer & or dryer down the stairs.
The rooms are too small for that price. In addition, maybe people are turned off because the house is on a corner.
Thanks Jonathan for this informative tour. I think aside from the price, the safety of exiting the house is critical. I also didn't really like the busy tiling they used. The rooms are really small and I think unless it's a couple with a small child this would not work. I don't see having a guest room, or space for others, and last but not least TOOOO many steps for me. LOL

It's definitely the oddball layout and proportions, vs. the price. Staging may help with some of that. It's been "updated," but it seems like the plan was half baked in many ways. That one tiny bedroom may as well be a closet or office. The basement shower looks like someone's concept overuled sense, and where was the laundry room again? The best part to me was the yard. It's just not worth that price, in that location, to feel like you have to either compromise or make major improvements to a century old rowhouse that was just remodeled.
It’s priced too high for the features. Major downside is the lack of closet and storage spaces. The size is typical for DC but you can get a better layout in a craftsman type house at that price.

You didn’t say exactly how long it’s been on the market. The floor plan seems off thru out the entire house. Where was the washer and dryer? Room at the bottom of the basement stairs is an office or bonus room - see those a lot in DC. The tiny powder room sink is a no. None of the bathrooms are exciting. The Kitchen is ok.
I agree, "off" is the word". It just does not have any "wow" features. He said it's be on the market for 288 days. Wow.

That’s why 👋🤔Paying 1 million for a home with no parking spaces, cramed up next to your neighbors with stick up kids roaming your neighborhood… if I was not already a native and had not been here all my life I would not move to this city … screw the money I would move to the country where there is land 🤦♂️🤦♂️🤦♂️🤔🤔🤔🤔 those tiny lights are called tea lights they’re supposed to be low mood lights so like if you’re having tea most of the time when you have tea lights you also have another set of lights however just in looking at this particular place it looks like cheap renovation work💁♂️🤔🤦♂️ I can’t see any inspector giving someone a permission to rent out that basement. It appears that it does not even meet spec!🤔
It's unfortunate that the owners invested so much money into this house… not sure if they will see a return on their investment. It seems like the renovation plans were not well thought out. The small rooms, poor floor layout, and basement issues are significant drawbacks. I think they tried to push things that look good on paper, but not necessarily in person.
Each room is too small to put furniture. Plus, where does the washer/dryer go? And, the home is lacking storage/closet space. Especially since there really aren't that many cabinets in the kitchen

The only thing I like about the house were the bathrooms. The closet spaces were too small (probably to match the small bedrooms😂). Cooking without gas is a deal breaker for me and I also don't like having the microwave in the island. If the spaces were larger , the angles would give character being that it isn't the angles are going to make furniture placement difficult. The basement is a good source of income but the negatives are too much to consider buying. Also a million dollar plus house without any laundry room is a mistake. This house is a definite NO! 😂

DC Real Estate is different beast. Whoever did the renovation should have redesigned the layout. Its to tight for a family. Everything about this design says "narrow" and "no." Nice upgrades but the internal space doesn't match. Probaly need to knock out a few walls.
You might have gone past the washer/dryer upstairs. The price and the size of the bedrooms are a deterrent.
I LOVE this house. Every inch. Home-y community, too. This is especially nice in the era of conspicuous consumption in DC, which, IMO is GROSS, and brings to mind everything that is wrong with our economy, with a small number flagrantly consuming and partying, while the rest of us barely get by.
Love that the living room is a bit above street grade: you can look out on life! Pretty exterior and color. Good fit in the neighborhood. Very tasteful. Love the bow windows. Beautiful proportions inside and out. They kept the original intent! Great design job. I wish more builders were this sensitive to renovating old houses.
No attempt to be posh or fill the home with gimmicks. FAB.
Clean construction: no noxious paint errors, botched tile....it's all very well done.
That stove is PLENTY big enough, and it's energy efficient. I don't think people are doing a whole lot of cooking these days: they're eating out, and buying frozen pizzas. The house could use an extra fridge for vedgies. Pee pad outside for doggie: FAB.
The ceiling lights are tiny because the better mode is simply to have local lighting at floor level. I never use my overheads, except in the bathroom. They are also LED's: energy efficient and bright for their size.
Little bedrooms are ideal for toddlers and studies. So, you've got his-and-her work-at-home spaces.
I like the tile in the bathrooms. The whole house is designed in a coordinated fashion without being matchy-matchy.
From looking at windowsills, the exterior walls are thick: this is good for energy efficiency. No need for re-organizing walls to add insulation.
The downstairs "basement" is where you stick the rowdy teenagers and isolate football games on TV.

I have a galley kitchen in my current home, and I dislike it due to,narrow spacing. Although pretty, the galley format makes the kitchen space seem very small. The island is too long for the space.
Living in this neighborhood that price is not going to come down much. I am guessing that it is supposed to be where the washer and dryer are going to be located down by the sink. The refrigerator is truly not in the right area. The second bedroom looks like is designed more for an office not somewhere to sleep. The lights in the upstairs bedrooms are a no go for me. The shower in the basement looks like an afterthought.

This house looks like a house that was showcased on another show as one riddled with rodents. 7th & and Peabody, I believe was the address. True indeed it has been renovated, but has that issue been rectified? Also that price is outrageous!

No laundry area on the 2nd floor is a deal breaker. Anyone with children or contemplating children definitely needs a laundry room. Anyone looking at the property knew before they looked that it had stairs so that's not an issue. Since they used the original footprint the stairways are definitely to narrow and claustrophobic. For the price I would expect the 2nd floor to be reworked versus just updating the original plan. A rework of the second floor may have allowed for a laundry space. I would have loved the addition of a 3rd floor to create a massive master bedroom with bath. The 2nd floor would have 2 bedrooms with walk-in closets a bathroom and a laundry space. That basement area seems claustrophobic and the basement shower is pretty much useless. The setup implied that the basement can be used as a rental apartment versus family space or office. They put all their effort into going down versus going up. Finally for the price, I want more than generic home depot appliances in the kitchen.
The basement: that one area could be a Living/sitting/TV room... It's nice BUT... it would sell if they dropped the price to around 500k-650k. I don't see it moving with small rooms. And the tiling is way to personalized.

The price and size of rooms is the problem. That living area is way too small for nice pieces. Everything else has already been said about what is wrong with the home. Someone flipped it and thought they were about to hit the jackpot with this one!
The basement could be a private 1 bedroom apartment. The room with small windows could be the living room.. the middle room could be kitchen and dining. The house isn't too bad for having only 1600 sq ft upstairs.

At times front door placement is changed to benefit from higher comps on the cross street. The address of the home is usually assigned based on the front door location. Pretty sure the county records will show the flippers changed the address of the home from where they front porch location is.
