Here is how I keep costs down for our lawn business, while having ample shop space, and creating a professional environment for our lawn care employees to show up to a shop every day for work.

My Story:
In 2016 I had been in law enforcement for almost 7 years.
I was not in control of my schedule, I was hardly making any money, and I was away from my family working nights and holidays. I was capable of more,, and I was silently suffering. I knew I was selling myself and my family short.
I started Florida Turf Pros as a side hustle in 2016 before going full time in 2017.
My lawn business changed my life. I control my own schedule, my own income, and I am proud of what I have built.
On this channel you will learn the steps I have taken (and am still taking) to have a lawn care business that serves ME and my family’s needs.
We are a small owner operated company (2 full time mowing trucks/crews, and now a sod installation division).

I’m solo and too small to worry about this yet but it’s nice to see the costs and another guy using them. Seems like all the LawnTubers do it and it makes perfect sense.
I have a 40x50 shop at my house. 3 acres. It was about 50k to build. Put down $25k was paying $250 a month. Paid it off early no its my asset and adds value to my home. Later I finished inside and added heat. Paid cash for that. Cant beat being at my house near my family. But i see your point too. I gotta run lean to make it really worth it. Ill be paying of my house in 2 yrs, running lean

When I had a crew I rented a couple units. 10x 30 and 10x40 they took trucks out and pulled their vehicles in. They were locked up and out of the sun. Be warned, no matter how many security features, locks etc, equipment gets stolen from these places, especially in metropolitan areas. With that said, putting wheel locks on your trailer and tracking devices pretty much eliminates that. Good video and topic.

Up here in central Virginia, Richmond to be exact, the cheapest one I found was $130 for a 10 x 20. But yes I am a fan of the storage unit concept. It’s very smart and you don’t tie into a five year lease.
They are about $500 a week here in Australia , crazy prices

At my first year in business all my equipment got stolen from a Storage and never saw my equipment again 😭
Of course, the contract that I signed with them stated they were not responsible for any lost.

Exact same thing happened to me! Wasn’t my 1st year in business, but about my 4th year. They literally stole everything I had! Even had a truck and the enclosed trailer parked there. They cut the locks off of the enclosed trailer and left it an empty shell! Almost give me a heart attack when I found everything gone! And no insurance at all! Thousands of dollars lost in one night worth of equipment! Had to go get a huge loan to purchase new equipment just to stay in business. Major setback! After that, I bought some property, built me a house, with a huge shop. Best thing I ever did! Been here since 2005, and haven’t lost nothing due to theft since!

what size is your unit? who you using? currently at a storage unit and i know where paying more then this. though the parking spot i think is the same 99 dollar charge and not even full length.
Would you complete your mower maintenance right out of your storage unit? Like cleaning mower decks and sharpening and changing blades?
No, sir. I buy a couple dozen sets of blades at the beginning of the year. I can change the blades at the storage unit with an impact wrench. When I’m almost out of new blades I will take all the old blades home to my shop and sharpen them all at one time. Then just return those blades to the storage unit to repeat the cycle.
I have two 12x25 open spaces and a 10x20 enclosed unit costs me 1300/month at 300k revenue
Oh that sounds very nice. But it’s just a matter of time for you to get your stuff stolen. I live in Central, Florida Orlando, and every single person I know that has kept something in the storage for a long period of time eventually has had somethings or everything stolen. another thing in a bigger city like Orlando you will pay that just for the parking. You will end up paying double or triple what you were paying
I'm currently in a 30x50 unit with electricity. I guess I'm lucky because where we're at space is hard to get.
These places are a dime a dozen around here!
The building I'm in was split up into this size units for mainly RV storage.

Just bought an acre of land and won’t be needing that storage unit anymore. By the way I was mowing my storage units grass for same price so it paid for itself 😅. Hey gotta do whatchu gotta do. Old lancapers we’re doing it for $350 I told them let’s make a deal for the amount y’all charge us. We started the very next week. Great video!!!!
Do most storage units require emptying of fuel after each mschine use when storing
Good question. Most storage units do not allow combustibles. I asked the property manager about this, and he said having gas in the mowers is fine, but we store our gas cans, that have gas in them, on the trailers.
Shocked you are using Gravelys. We haven’t had good luck. We sticking with Toros for now. Commercial Gravely Prostance hasn’t been good.

Also random we start around the same time and around same revenue and usually videos are lock step around what we do. We have 2 parking spaces and 1 10x25 unit with mowers/equipment. Keep it up!

Can you work on equipment in the storage unit?
There is no electricity, but yes, I can do blade chages and oil changes with battery powered impact drills, etc.
@@FloridaTurfPros goctha. Thanks! I know one place near me says you can store equipment for your business but can’t conduct business inside the unit. I think it’s to prevent car mechanics using it as a shop but I wondered if they would care if I worked on my equipment inside

Nope, but that sure would be nice. They do offer them with ac and electricity though

People in the Panhandle of FL have been doing this for decades. Half the storage units rented are businesses. Most of the property management, beach bonfire service, beach chairs rental, screen printing on and on use storage units. As long as they get the rent on time they are happy. 😂
An acquaintance has 5 mini storage businesses. He had 4 units in a back to back suite configuration they rented right away. He came back 2 months later and a dude was running an auto repair shop in those 4 suites, overhead lift and everything. Needless to say, oh hell no! 😢
