    Incase if the facilities provided are damaged or spoilt....is it the responsibility of the tenant to replace it....eg., toilet exhaust fan.... Leaking toilet fittings...

      refer to point 18. " The TENANT will repay the losses to the HOUSE OWNER on any damage to the premise, electrical fittings, walls, door, windows or any amenities of the premise"

    At what condition, we can mention about.... replacement of facilities provided to be replaced as like for like....if out is damaged or spoilt.

      I have mentioned this point in my rental agreement, ref to 18th point.
      "The TENANT will repay the losses to the HOUSE OWNER on any damage to the premise, electrical fittings, walls, doors or any amenities of the premise."

    Do you mention holding on to some amount as Security deposit ....to be retained for the adjustment of damage, replacement or repair cost.

      Yes I have mentioned it in my point 4 rental agreement, pls ref:
      "The TENANT has paid to the house HOUSE OWNER an advance of Rs.12,000/- (Rupees Twelve thousand only) which will become refundable at the time of TENANT is vacating the premises after deducting arrears of Rent / Maintenance charges and Electricity charges, if any. "

      Rs.20 for less than 1 lakh deposit, Rs. 100 till 5 lakhs.. above 5 Lakhs Rs.500 stamp paper.

    Sir, written agreement made from April 2024 to Feb 2025 back in March in a stamp paper. Not registered. Can I still upload in tenancy website? Please let me know sir as the tenant stopped paying rent since july 2024 and also not vacating after giving notice to vacate. Please reply sir.

      Go make a police complaint first, the landlord will not like coming to police station, so it may solve there..
      If you have an agreement, register and complaint to rdo.

    Sir, once we register the rental agreement through the online website application form, is the registration process complete? or will the RDO call both owner and tenant to appear in person, and only after both parties come to the RDO office and provide their signature at the RDO office register, then only the registration process will become complete?

      only online registration is mandate, but RDO may request you to come in person to verify the originals, but it is not their protocol..

      2019, no major updates in 2019 amendments. Only few corrections about spellings and misleads...
      Yes 11 months also you must reg in tenancy website, but 11 months need not be registered in sub register office

      வெறும் ரூ. 100 ஒன் மூலம் பதிவு செய்ய மட்டுமே, அதை நீங்களே செய்யலாம், யாருக்கும் கமிஷன் செலுத்த தேவையில்லை.
      இந்தப் பதிவு, வாடகைதாரர் தனது முன்பணத் தொகையை நில உரிமையாளரிடமிருந்து திரும்பப் பெறுவதிலிருந்து பாதுகாக்கும். எனவே இந்த புதிய செயலின் பயனடைய உங்கள் நேரத்தை ஒதுக்குங்கள்.
