Wow! That rap around porch is what sold me and I live in the country. I have a 10 x10 back porch. I also like thr step down in the living room. I can do a lot with the upstairs with the grandkids. This house is lovely. Thanks for sharing
This home is absolutely gorgeous almost near perfect! The Master Bathroom is HUGH and the kitchen is to Die for, a ton of features that I would love to have in a kitchen! The patio/porch makes the home looks much bigger than what it is and I love it!

Upstairs would be a joint sewing and jigsaw room, for my hubby and I. Both require lots of room for tables and storage, but as we ,Iive in the UK all we can do is wish. Thank you for all the lovely tours.
I stopped at when you went into the laundry room. Every laundry room needs a sink in it. I love the rest of the house and oh my I love the porch wrap around.
I was bummed that there was only room for a stackable washer and dryer, the 2 back rooms only had room for twin beds and no tub. However, I was completely impressed with the rest of the house. Especially impressed with the shelving and counter space.

Love this home! Only a couple small detail changes and I would be ready to move in! I love the wrap around porch! I live in the land of eternal rain so it would be great to be outside and not get wet! I love the vegetable sink and kitchen cut out to the family room. I like that there is a coat closet next to the front door because you're not always going to come in the house from the garage. Seating at the kitchen island allows interaction during meal prep or while entertaining. The laundry, bedrooms 2 &3, bathroom 1 are all very well laid out. The owner bed and bathroom are the bomb! I love the nook shower and the closet is one of the best I've seen! Can you tell how much I love this home?!!

I agree with the first commenter on their observations. I also just noticed something that is really humerus. The staircase is a nice piece of decor. You need to look at it when you are standing in the dining room looking toward the staircase. Pretty isn’t it…
The home is nice. The two guest bedrooms are small compared to the size of the rest of the house. I did like the family room off the dining room. The windows are a neat design.
Anyone notice how they taped off the upstairs into different rooms and labeled them on the floor? There was also a floorplan posted up there. Kinda neat to actually see what could be done. Absolutely loved the wrap-around porch, but I'd connect it to the back porch because it was pretty small. Appreciate the coat closet, but no foyer. Loved that kitchen island, but no pantry. I'd get rid of that step down to the family room because I could see many people tripping over that plus it's not wheelchair friendly. All the bedrooms are too small for me, but I did like that shower. Tfs!
Would love to find a kitchen plan that has an island with a refrigerated drawer close to the prep sink. Also need commercial grade appliances. Nice layout. But many aspects of the interior seem a bit “cookie cutter” especially with the closet hardware (no big deal). Masters closets were better. Also I wouldn’t have carpet anywhere except for possibly the bedrooms. Big difference between this builder and Schmaker. Liked the outside & the layout. Blessings!!

Very nice floor plan & color choices. First time seen the sliding pocket door for master bath toilet area. Like this option rather that a fixed door. Slainte' ! Cheers !
As for the second floor I would have a small setting area with a small fridge, and a microwave with a table and chairs. A half bath and a small office for the dispatcher. The rest would be an HO Gauge model railroad.

😂 I called it a hidey door when we toured the first log cabin and caught so much grief I felt the need to just keep calling it a hidey door... it’s my secret trick to get people to comment telling me I’m wrong but hey it works lol. We ate at a place called Agape? It was really good huge burgers! I’ve heard of Shofly pies maybe we will get there one day it’s turning out to be our favorite weekend outing lately. Only thing I don't like with this house is its lack of a walk-in pantry. Personally I'd also do the half glass wall shower vs the grotto, and I'd move the fireplace from the center wall to the left wall, freeing up the center for a huge Christmas tree lol. Oh and might as well just continue that huge porch around and connect to the back porch.
The porch should be wider. Love the pullouts in the cupboard and the large drawers for pots and pans. There's no pantry though. The laundry room is nice, but it's missing space for an upright freezer. Beautiful home but too big for me.
This house is beautiful, BUT I miss the soaker tub in the master bath AND the shower is way way WAY too dark without and glass/look thru window feature .....

Hi Tim, I was wondering if you have toured the Beracah Homes plan ,The Red Rooster? If you haven’t and you are back at Beracah Homes would you tour it. I went on their website and could only do the 3D tour, and I get dizzy trying to zoom in and out. I also liked this home. I hope Jenn is doing well and thank you both for touring these homes for us.

That homes big enough, if ya finished out the upstairs you can have a remake of the Walton’s! If it’s a real wood/gas burning fireplace it’s a keeper. If not that might be the only thing I would change.
Love the kitchen, family room and outdoor spaces. But, no foyer and formal living room and dining room are severely neglected. Those should be the shining stars for a home like this and should definitely have something that separates them from the kitchen. Guest rooms, 2nd bath and laundry are also very small for this type of house. And final critique, there’s no bathtub in the master. I know the open concept floor plans are what most people want but, to make that flow in a home like this the kitchen should be open to the family room not so much to formal areas of the house. Poor living and dining rooms just look like an afterthought.

Chris you totally could but see the thing is prices vary across the country what you may see as expensive in your area may be cheaper in another. There is no real difference in quality and both modular and site built homes must meet the same code. Lol we have a couple site built homes and our newer one (built in 2002) is of poorer quality than half the modulars I tour.
@@TimothyPLivingston I do enjoy your content. I get it, these do look amazing. I love the floor plans, they can be quite dream inducing. Problem is that modular homes depreciate in value, though not as bad as mobile homes. Site built homes appreciate in value making them a sound investment. The strategy goes like this: buy raw land and build a home on it yourself, live in it for two years, then sell it for a massive profit, rinse and repeat. Or one could live in it for 20+ years then sell it. After 20 years that modular home will have lost much of it's value while a site built home will have grown in value tremendously. The benefit of some modular homes is they can be quite affordable and can be attractive to middle aged and older customers looking for a more affordable lifestyle in retirement. When a modular home is as expensive, or worse more expensive, than a site built home the benefit vanishes. With all of this said the depreciation in value doesn't seem right or fair, nothing is truly fair so it is what it is. Though we obviously disagree, keep making awesome content. I really do enjoy watching. For some modular homes are a good option.
Chris, thank you but also thank you for the original comment as it was quite engaging and refreshing. I think that is very debatable in terms of depreciation and quite the stigma that comes with modular homes since they are built in the same manner as manufactured/mobile homes, the difference being the higher code standards Modulars have as opposed to the manufactured homes. Now, I cant speak from personal experience but I have talked to many individuals that have owned modulars, and they have appreciated. Either way, I do agree with you, some do have extremely inspiring floor plans no matter the choice of build.
@@TimothyPLivingston There is a Realtor on YT in Louisiana named Kristina Smallwood who said Modular homes are better built than Many site built with Better quality materials in most cases. That's why I am going Modular plus Resale value is equal ...less time to build

The master closet entrance in the master bath is a deal breaker for me. But it looks like the entrance can be moved into the bedroom rather easily

Or one could live in it for 20+ years then sell it. After 20 years that modular home will have lost much of it's value while a site built home will have grown in value tremendously. The benefit of some modular homes is they can be quite affordable and can be attractive to middle aged and older customers looking for a more affordable lifestyle in retirement. When a modular home is as expensive, or worse more expensive, than a site built home the benefit vanishes. With all of this said the depreciation in value doesn't seem right or fair, nothing is truly fair so it is what it is. Though we obviously disagree, keep making awesome content. I really do enjoy watching. For some modular homes are a good option.
Chris, thank you but also thank you for the original comment as it was quite engaging and refreshing. I think that is very debatable in terms of depreciation and quite the stigma that comes with modular homes since they are built in the same manner as manufactured/mobile homes, the difference being the higher code standards Modulars have as opposed to the manufactured homes. Now, I cant speak from personal experience but I have talked to many individuals that have owned modulars, and they have appreciated. Either way, I do agree with you, some do have extremely inspiring floor plans no matter the choice of build.
