  • How do you know when real estate prices are going to skyrocket in a town…..before they actually do? I’m here to tell you that towns leave clues of their future growth and we can learn what might happen in a small town, by analyzing the growth of towns that have already blown up. In today's video we’re going to analyze the growth of Holly Springs, North Carolina, a town that has experienced a 329% growth rate over the last 20 years. And it’s not for the reasons you might think.

      Ellen: we moved in to our new home in Pinehurst on 24 APR 2023, and LOVE this state and this village. Now I am looking for investment possibilities in Moore County, or in between Moore County and Wake County (Lee & Harnett counties); specifically for land that will appreciate in value over the next 5-10 years. Based on your analysis of Holly Springs, do you foresee any towns/villages in the southwest growing? Routes 1, 501, 421... Sanford, Carthage, Vass, Cameron, Lillington, etc?
      Next question: do you do land and commercial in addition to residential and what counties do you cover in your work?

    Thx Ellen for the informative video. Just moved to Holly Springs from the Pacific Northwest.Same dynamics in my former town as Holly Springs. It was an amazing transformation from a sleepy little town to major bio tech hub.Bought our 1700 sq ft home in 1994 for 170K and sold it in April 2023 for 982K. The town went from a small 1950’s style Main Street to a world class Town Center hub. Brought in the young people and higher income earners. Yes, the unfortunate flip side to major growth is higher population density and increase in property taxes. But the opposite is far worse. I’ll take the former. Property owners in Wake county will be the beneficiaries someday of this sensible planned growth and increase in property values. Wake county has it good folks. Enjoy the ride!

      Bothell, WA. About 20 miles north
      Is Seattle.

      It’s fascinating isn’t it?? I’m going to be doing more of these about different towns because I think people find them useful and interesting and honestly it’s just fun to do the research!

      Wake forest has definitely grown a lot. It has a different profile than holly springs because of the lake and the college. And off the top of my head, home prices are already similar to holly springs. I’ll have to do some research to really get a good idea of where the town is going. It’s a great little town though!!

    Good video! You mentioned it but Fuquay-Varina seems to have taken off too. Also noticing a lot development going out into Harnett county (parts of FV, Holly Springs, Angier, Willow Springs).. do you think schools in surrounding districts will improve with housing growth for small counties too? Wake is known for being one of the best but I wonder if buying on the fringes of those town that are actually a different county also gets ahead the wave, like the Chatham county part of Cary

      I will definitely be addressing Fuquay Varina in a future video. I do think the schools will slowly improve in Harnett County, but Harnett is definitely a bedroom community.

      I actually didn’t catch that!! We just put it in there because it was so cheesy. Lol! Probably some low level marketing person put it in there :)

      I will definitely be doing more videos about different towns, focusing on where they have outperformed the market and areas that are looking like they will see a lot of future growth.

    The dump and nuclear power plant are what make holly springs great.

      True story. A year of living here and I had never smelled the dump before. Until I spent a morning at ting park. Whew
