- Waterproofing your foundation, crawl space or basement from the outside.. the real secret is lots of gravel and liquid rubber.
Start by excavating the wall down to the footer.
Next clean off the footer and wall
Seal the wall from the seam at the first course of block or brick up to grade.
Install a small bed of gravel under your perforated pipe. Holes point down into the gravel. Then cover the pipe and the footer with more gravel .
Use a soil separator to cover the gravel.
If gravity is not available for the discharge of the footer tile, then a sump pump is needed to lift the water up and send it to daylight.
A great project for the Do It Yourselfer. Save 1000's!!!

This is good starter video of what to do if you have a similar problem at your home. Things I would change is first I would clean out all the cracks (grind if necessary) and install hydraulic cement, or similar type product then use the rubberized sealant. Second I would set a good Geotech matting at the base of the trench then put the pipe at the bottom, no stone under the pipe. If there is stone under the pipe water will lay in the stone and not in the pipe This means it will not make it to the sump pump and just push water under the footing. Cover pipe with round large diameter stone and wrap fabric around so fabric covers the entire trench, basically like a giant burrito. In some cases we add a layer of stone over fabric at grade so that is your finished product . Water runs directly from the surface into the trench from grade. You can also put sod right over top of the fabric. The purpose of the full wrap of the fabric is to limit the amount of soil that enters the trench. The more soil that enters the trench cuts back on the life of the system. I would use a larger chamber sump basin set deeper than what is shown in the video. All an all this is a good video, the system just needs to be tweaked a bit.

Zoeller sump pumps are the best!
It would be a lot better if you grinded out all of the cracks in the actual foundation then clean them out then fill them with something such as hydraulic cement and then seal however you feel . . . . . a dentist would not just put a filling in without first removing the decay, he is going get get rid of the rotted and cracking debris first.

Do you need to patch up the holes in the footer before waterproofing?

I put a concrete patio and walkway on 2 sides of my house and put a French drain around that. 10 years later I’m the only house on my side of the street with a dry crawl space and basement.
My foundation drain only sees water about once a year. So it’s not clogging any time soon.

Absolutely. As long as you can get 1/4 inch pipe drop per foot or one inch drop every four feet, out to drain/sewer (Minimum) to asure proper flow. A tiny bit less is usually acceptable. Just be sure it drains before you backfill your trench.

John Ritchie that’s what I was thinking too. Fill in those huge gaps with CEment and then the liquid rubber.

How do you seal a foundation of a center unit townhouse? I have a unique challenge where there is a 6 foot tall hill at the end of my backyard, that is sending the water toward the house. I want to seal exterior foundation but nowhere to discharge water pressure because the lot is going up. Please help!!!
Is there some reason you didn't attach the poly vapor barrier to the footing and grade the water a couple feet away from the house and put the French drain there? In your setup water can still get behind your French drain, and water that does can't get to your drain because of the poly blocking it from getting to it.
I believe that poly fabric allows water to pass through it. It's more to keep dirt from getting into the pipe and clogging it.

I just used Flex Seal for the first time but I'm having a lot of trouble cleaning up my paint equipment. Were you able to clean and reuse your rollers? I tried mineral spirits, but it wouldn't come out of the spongy roller.
These are one use only. Just get cheap rollers and brushes you can throw out when finished.

@@appledrains Not so much. The current, truly navigable Willamette River now ends in Oregon City/West Linn lock, which has been decommissioned. The St. John's drains a much much bigger watershed, and is truly an awesome river! I miss Fla.
What # of Black Jack Fiber coating do you use for the footer meeting the foundation?

do you grade the perforated/french drain pipe next to the foundation? if so what angle?
You should have the pipe tilted towards the sump pump at a minimum 1/8” per foot 1/4” per foot is better.
I know this is an old comment but figured I could answer it for future people reading the comments.
I'm thinking about putting a drainage system around my foundation, I'm having a hard time understanding how the pipe would collect water and then retain it so it flows away from the house. If water enters in through a hole in the pipe, then why wouldn't it exit the next hole?
John Rooney As the ground water rises, it goes in all holes and drains downhill towards the sump, ditch or to daylight. Anywhere that has a lower elevation.
The key thing is the pipe needs to be pitched towards wherever you want it to go. Like others said, water rises or goes down towards the pipe.

Sump pumps worry me especially in Florida with the storms, hurricanes, and power outages. A storm event is when the homeowner will be most reliant on the pump. I've read that people can buy the pumps with back up batteries or buy a generator.
I figure the storm is going to overwhelm the pump anyway. So it should just be early on your list to inspect the day after the storm to see if anything needs extra help drying out.

Would have sealed the holes with cement/quickrite, then put the rubber coating.

I used that Black jack and it failed horribly , still had water intrusion. I am thinking only the French drain is what keeps intrusions...
Cleatus Spengler i would of sealed the holes in this video with hydraulic cement first.. After he put the liquid rubber on I would of covered it with at least 6mm plastic while the rubber is still wet so it sticks.. This should hold for several yrs and possibly longer depending on weather.. However the product that he is using is called liquid rubber but its really just plane old tar... If you've ever noticed sometimes when ppl have leaks around their Chimney they put tar on it.. Within 10 yrs or less they have a leak again and reapply the tar.. True rubber stretches and will not crack unlike tar.. Tar is a great product and does work for many yrs especially if you are on a budget.. Just not sure if its the best solution

moisture will still come from below into the concrete and now it has to all dry to the inside.
