what a beautiful tease right from the start! the look of the grand and substantial architecture is fabulous! i love the feeling it portrays right away! like you stepped into another world almost! when you opened that door into the lobby but turned to the light, my goodness! i felt it pull me in lol your ideas to highlight and restore those features would make it so special :) so much here to work it to a new height of beautiful!! a lovely canvas to splash lots of love on!! italian delightfulness everywhere :) :) :) the light streaming in makes it alluring so all of the lovely bones, arches, ceilings, floors, that are fabulous really standout. restoring it and plushing it up with colors, textures, furniture, and luscious plants would make it absolutely gorgeous! what a place it would be to come home to nick!!!

Ciao Nick, I love, love these two apartments. The facade of the building before entering the courtyard is beautiful, not much renovation to do, some up-grading to the kitchens and baths, I would definitely get rid of the 70's tile (sorry) remodel it but keeping with the old-world-charm, the floors are amazing, a good clean and yup, they stay. A beautiful find. Amore da N.Y.

I think we are the same person living two separate existences, it’s like listening to myself! GORGEOUS! FANTASTIC! STUNNING! When you panned in on the chandelier I thought TREASURE! As you said it! it’s uncanny 😂 the apartments are FABULOUS! I want, not got to the price yet, I know I won’t be able to afford but will bookmark that town as the architectural style is perfection! Love these apartments! Does the attic space come with? You mentioned a staircase to the attic, but would like to know if is included. The staircase up to ??? I’m curious if that goes to the attic. This place could be amazing. I also loved the courtyard. Since it’s shared, I wonder if the other owners would allow furniture, a large table for dining, flowers, etc. The courtyard would be even more beautiful with the right touches.

What an interesting pair of properties. I don’t think they should even be offered separately. The little will never sell if the bigger goes first. Some restoration is obviously necessary, but it could be as little as 20k if one just wanted to address the problems and clean it up. I think you’d really have to go a little further and remodel the bathrooms, but I would personally stop at that. (Oh, except the fireplaces, they MUST be working imo). I’d fear losing the charm & soul going much further than that. The well is very interesting and I’d definitely look into that at some point. 😊 Gorgeous old place. I think I’d be making fast friends with the remaining siblings and making a future offer at their leisure. 😅

Nick, how hard is it to add heating (maybe AC splits) to an old apartment on the upper floor? I agree that this really needs to be sold as one property. I am thinking it's a 'live in one' and use the other for guests or rental.

Apt one--would extend that bathroom into the "single" bedroom. That bathroom is very odd--what is that part that is covering the window next to the shower? Sometimes when you go through properties that have had several centuries of "remuddles" you just walk around muttering "what? What? WHAT???" The cantina made me drool. And I would make the two of them ONE HUGE nice apartment.

Is there a terrace or other outdoor space that belongs to one or both of the apartments?
No, but I’m sure you could put a table and chairs in he courtyard.
I need a garden for my dogs.
There’s a huge park a five minute walk away. 🙏
Why would you do anything major to it? Other than paint, clean it up, new kitchen, usual things. The cantina could be a studio, as in studio apt.?
360k euros, My home in Hollywood is $400k and is a 1,200 sq.ft. 2-2 with 10,000 sq.ft. lot. My other home in Beverly Hills is larger, and around $500k. A 600+ year old piece of heaven in Umbria, reasonable, and so glad it has basically been untouched.
