I LOVE that kitchen! So clean and spacious! I love how everything is tucked away including the fridge. I really like that about European homes and apartments. Great kitchen for parties! Everyone always congregates in the kitchen. LOL! Also, that room you said could be an occasional room would make a great den. Although I'm not a fan of a bathroom IN my bedroom. ☹☹ I do like the bathrooms with a tub and shower - I like the option all in one room. 😁😁 This is such a cool house! Beautiful views. And I did get the price right!! I guessed $500,000 euros. Woo-hoo! That's a GREAT price for 3445 sq feet!

Love this style - traditional building with modern interior. Best of both worlds for sure and very Italian in attitude and style. This is the style of modern restorations and right up our Strada style wise.
As I am an eclectic decor enthusiast I love this property! They've mixed the styles very well...for me. I respect it is not for all. The room sizes are huge without loosing the "cozy" feel that I so require. Like a warm comfy cocoon - I would never leave. Nice design build out and absolutely stunning. AND being on the mountain!! Although I have not been to Italy yet, it feels like home. Born in another country - Italian Heart. One day soon I hope to live there in Tuscany/Umbria full time and in of your properties. Overall, a great renovation and a decent price for this lovely property. Not a fan of the glass steps, especially if you have any moisture on your feet or shoes to slip and fall. The price is great and the historical elements such as the wood beams are phenomenal.
Incredible price for that!! Unbelievable…. I had it at least €750 - €1m range. It’s astonishing. There seems to be quite a divide between keep the original rustic look vs the modern style ( I’m the former) but the rustic elements have been beautifully preserved, eg the beams whilst the trendy glass sliding doors and huge kitchen make an impressive 21st century home set in those glorious mountains. Gubbio is gorgeous and Fano is fantastic. All in all this farmhouse is the best value I have seen on your channel - ever!! Thanks, Nick Great to have you back.😊
look at how old meets new in this property :) and i would use every last bit of that kitchen storage too! that old manger is so cool! the finishes are so nicely done and plenty of space here. the floors and ceilings are just wonderful and glad they are there to contrast all the bright white. above the living room which is so beautiful, to me, could be a lovely bedroom or studio space only i would add beautiful tapestry that could be seen from the living room also to add gorgeous texture and deep colors. i like how the glass wall upstairs lets light permeate throughout but rustic wood panels in place of the glass steps for the stairs for me :) this place is well done for sure placed in such a lovely countryside! the price surprised me, i thought would be more :)
Always a treat to see a salesman of your quality hard at work :-) I know the crowd just love a modern house in a period shell but I think this is one of the most blatant examples I’ve seen in an age. I totally disagree. I think it's a great combo of modern and traditional. But then that's why there are millions of houses to choose from because everyone has their own taste.
So :-) we’re all allowed our own opinions: I’d just say that the houses of the past are a limited resource and have an integrity which, I think, should be treated with respect. If you want an interior like that, then put it in an exterior so that both complement each other. We are stewards rather than ‘owners’ of our past. Look at how people have repaired and restored old houses so that both the past and present live in harmony with each other. I love and admire modern designed houses; some of them just take my breath away. The interior of this house married to a modern designed exterior would be wonderful, and it would be honestly of itself…that’s what I was trying to get across :-)
I agree and disagree which is to say that not everyone will pursue the art of living in the same way and that is ok. In Tuscany/Umbria alone, perhaps there are thousands, or tens of thousands of old buildings in need of love, repair, and return to service, and even with that effort, nothing lasts forever given enough time. To me this property exudes care and pride in workmanship while adoring the original features. I mean that manger! Sure, we can disagree on taste of specific elements (ok, perhaps a few too many glass doors for my taste), yet easily replaced if desired while the core history of this rustic country home HAS been preserved has it not? You're right about the kitchen; however, I would add more color. Nick, I think you should have been wearing your glasses. No way the price you quoted is accurate. Seems to be a bargain. The price is truly astonishing-so inexpensive! The foundational structure of this house is excellent, and the designer and architect have made great use of it during the renovation. Considering the current amenities and furniture of this house, if they are included in the price, it would be an incredibly worthwhile purchase. I hope that when I retire, I can find a house like this.I’d like to know if, as a foreigner, it’s possible to get a mortgage for this property? Additionally, what would the approximate annual maintenance costs and property taxes be? If I ever buy a house in Italy, you will undoubtedly be my first choice. This truly is a perfect house.

Hello Nick! As noted many times, the value of this property seems to be extraordinary, and the house itself is intriguing. I take the point that many make about the contemporary nature of the interior, but the fitted inclusions are superficial for the most part, and use of colour and furniture could easily bring back more atmosphere, if desired. I personally don't feel the history or integrity of the house has been compromised. But the main thing for me is that little jump you do down the stairs at the very start - it seemed to encapsulate the joy of living in Italy, and fed straight into my own fantasies thereof, and stirred up a longing to be there, which I have been trying to squash down of late, having just taken on a project in London and emptied the piggy bank for the time being.
That is an amazing price. I thought for sure it would be in the 700-800k range. Very good value and the house and property is amazing. And the views!! WOW.

It is all lovely Nick except it would be hard to wash more than a sandwich plate and a large mug in those kitchen sinks. I am surprised that there isn’t something big enough for pots and pans and dinner plates in such a beautiful kitchen. I know it was likely set up as a holiday home but even still. Surely one would be preparing the odd meal. I would want to renovate it to put in a long narrow trough sink or something though I can see there isn’t much room in that area. The kitchen area also feels dark and closed in. Other than this, the house is beautifully renovated. Loved the upstairs and could see the additional space off of the living room making a half decent art studio with some additional lighting. Great price! That's a very good price for this considering perfect condition, big garden, fantastic views and a very large pool! I'm not crazy about the modernizing, it feels kind of 90s to me (that's the trouble with modern decor, it gets a bit dated quickly). I do love a mix of modern and old rustic, I'm just not feeling several choices here. A bit cold and urban stylings for me. The house is fantastic though. And priced to sell no doubt! ❤

Would the house withstand land tremors? Could the low price be due to that? Though you do say that engineers have reinforced the foundations... The price is ridiculously low, with the pool etc. By the way, what's a cot doing in the downstairs ensuite??😂
I like many styles but, do esp love a good quality modern renovation. Can’t quite believe the price ! Perhaps that’s due to the area of rising damp needing sorting ? Sure someone will be v happy there.

If you are thinking of purchasing a home in Italy, know the downsides. There are 7% flat tax zones but they are only good for 10 years. Then you pay the high as hell taxes to Italy. More and more people are moving out of Italy because of a lack of jobs and revenue. You can get a great deal on a home but you will never get your money back. Any upgrades will not be recovered in selling the property. Trying to do anything with the Italian government is a mess. You might take much longer to get permits. Filing for a residency visa could take a long time. You have to show income at a certain level or you will be denied. Before purchasing a home in Italy, rent for a few months to make sure you really like the place. Lake Como might be more preferable than a place in Southern Italy. On the other hand, you might like the warm weather in the south. Make sure you know who lives around you before making a purchase. You never know, they might be Illegal immigrants who blast music all night long.
Price should be at least twice 1M... Beautiful house, but all that glass terrifies me 😨 ... and the kitchen needs an extractor hood on the stove to eliminate filth and smells in the house... the occasional room could be a great laundry room... Thank you for showing.

It is all lovely Nick except it would be hard to wash more than a sandwich plate and a large mug in those kitchen sinks. I am surprised that there isn’t something big enough for pots and pans and dinner plates in such a beautiful kitchen. I know it was likely set up as a holiday home but even still. Surely one would be preparing the odd meal. I would want to renovate it to put in a long narrow trough sink or something though I can see there isn’t much room in that area. The kitchen area also feels dark and closed in. Other than this, the house is beautifully renovated. Loved the upstairs and could see the additional space off of the living room making a half decent art studio with some additional lighting. Great price! Thanks as always for showing us amazing places!

That's a very good price for this considering perfect condition, big garden, fantastic views and a very large pool! I'm not crazy about the modernizing, it feels kind of 90s to me (that's the trouble with modern decor, it gets a bit dated quickly). I do love a mix of modern and old rustic, I'm just not feeling several choices here. A bit cold and urban stylings for me. The house is fantastic though. And priced to sell no doubt! ❤

Absolutely love, love, love everything except that the living room is not on the main/ground level.
If you are thinking of purchasing a home in Italy, know the downsides. There are 7% flat tax zones but they are only good for 10 years. Then you pay the high as hell taxes to Italy. More and more people are moving out of Italy because of a lack of jobs and revenue. You can get a great deal on a home but you will never get your money back. Any upgrades will not be recovered in selling the property. Trying to do anything with the Italian government is a mess. You might take much longer to get permits. Filing for a residency visa could take a long time. You have to show income at a certain level or you will be denied. Before purchasing a home in Italy, rent for a few months to make sure you really like the place. Lake Como might be more preferable than a place in Southern Italy. On the other hand, you might like the warm weather in the south. Make sure you know who lives around you before making a purchase. You never know, they might be Illegal immigrants who blast music all night long.
That's a fantastic price for such a fantastically renovated property. I hope we can see what you've done in your new home soon (wink, wink).
