you have to have the garage doors remain per HOA (ridiculous, I know)
With $160k of cars and probably $75k of tools, I would rather have a garage than whatever the space is going to be used as.

That and foam board is highly flammable. Not usually up to code but I guess that depends on the code and your home insurance contact.
What about waterproofing the bottom of garage door? If it's gonna be permanent that is

Just get an insulated garage door with steel skin on both sides instead of that mess

Definitely need to add tension to the system after adding this insulation. Probably just a couple 1/4 turns though so meh
