Living in East vs West Boca Raton Florida? What is best?

    I'm in Boca Del Mar, technically West but in my opinion the perfect location, West of 95 but East of the Turnpike. Boca Pointe area is great as well.

    I lived in east boca for 6 years now living west. Both have advantages and disadvantages.
    I don’t feel driving west-east feels that distant, unless you live west 441.
    What I hated about east is having drive a lot to go to bestbuy, target, walmart. It’s too far. East boca costco is small and terribly crowded every single day.
    Parks ate definitely better in east.
    Boca beaches are kinda boring. I prefer beaches where I can buy food by walking distance (like delray or fll) and not having to carry camp equipment to the beach every time.
    There are some sketchy areas around federal highway too so east also have some weird areas.
    There are good family restaurants in west, like thin and thick pizza, best pizza in Boca Raton in my opinion.
    You forgot to mention that county residents can still get boca beach pass, but with access to south beach only, which is the best boca beach in my opinion.
    Living close to Lynn and FAU is also not an advantage, a lot of college students live around speeding and sometimes partying till late night with drugs and alcohol. I lived in that area and that’s annoying for who is looking for peaceful suburb lifestyle.
    You also mention theres only movie theater in east boca, which is not true, the regal in the 441 just reopened. There are theaters nearby in delray and broward near to west boca area too out of city limits but not far.
    In my opinion there are good and bad areas both east and west. Depends on the lifestyle you’re looking for.
    If you’re moving to an old house to get rid of HOA headache, wait to deal with insurance headache in florida, or living in a FEMA flood zone, that’s way worse and expensive than deal with HOAs.
    Definitely dont move to an old house unless you can completely renovate it including new roofing, and replacing polyurethane pipes (terrible and common in old boca houses). So newer homes are headache free regarding insurance for at least 20 years

      Thanks for sharing! I am going to check out the pizza place that you recommended! I love trying family owned restaurants. But you def give a good perspective!

      Deerfield Beach is better than the Boca Beaches, you have some restaurants and stores ice cream parlorlors. Most Boca Raton residents go there.

    My wife and I are fed up with Illinois. They are now attempting to implement a mansion tax here... Looking at East Boca or Sunny Isles....

      A mansion tax like California? Some of these states are literally taxing out their most productive residents. Good luck with the move. Let me know if you need help with moving to Boca.
