    We were nearly scammed out of US$5500! How easy is it to rent a house in Mexico? How cheap is rent in Mexico? We share our house hunting journey with you in the beautiful city of Queretaro in the heart of Mexico so that you can avoid making the same mistakes as we did.
    As Queretaro is a popular spot for people to retire in Mexico and one of the best places to live in Mexico, a lot of people ask us about moving to Mexico and how to find a house or apartment. But how much should you be paying for rent? Where can you find the cheapest houses and what paperwork do you need? It's quite daunting to rent a house in another country so I hope that our video is useful to anybody thinking about moving to Mexico.
    We had a budget of US$500 a month for a furnished house or apartment, preferably close to Queretaro's historic center.
    You'll see what documents we needed to provide to get a place and how easy it is to find somewhere to live in Mexico. This is the ultimate guide to how to find an apartment in Mexico.

    I've lived in the state of Jalisco for about 7 years now...Half the places I've lived in, the landlords were old school and did the transaction via a 'handshake', in 'good faith' (not recommended, btw 😄) or asked me to pay rent a year out in advance...still no contract 🤔 . I FINALLY found my dream place, in Cabo Corrientes, Jalisco, WITH an easy to understand contract, month-to-month, no strings agreement. I couldn't imagine jumping through the hoops you did on that first place. Also, for expats, Craigslist is still a good place to find apartmemts in our area (Puerto Vallarta).       We've been told that it tends to be a bit easier in places with more expats and that Queretaro is particularly complicated.

    I think the problem is that you are looking for places that are too nice. This is not typical living in Mexico! You are probably dealing with property managers who are going to significantly inflate the price with all their "labor". You need to deal direct with an owner that is hungry for business. This means a lot more walking around and meeting people unfortunately - a lot more time. If you put down enough security deposit there really is not risk for the owner. How much would you need? I would think 1 month rent but maybe its more.

      Quite often the subtitles have no connection what is being said. I suppose the subtitle ap tries to record spoken speech and that is not easy. They don't do slang very well and sometimes the translations are hilarious.

    We’re also in QRO and had issues finding a rental property. We ended up working out a long term deal with an Airbnb owner and got a discount due to the pandemic. Maybe we’ll see you around!

    I am moving to Queretaro, Mexico on November 2. I have always kept a Chicago, Oak Park, and Waukegan as my bases, but I did live in Acapulco as a second home. The earthquakes and hurricanes were the deal breakers. Acapulco will always be the most beautiful city, that I have ever visited, and the people were super nice. USA was the most dangerous for me, and I was born here in 1942, and have been to all 50 states and around the world, on my own dime. It is better to give, than to receive, and my ancestors told me never beg for money, but WORK and help non beggars help themselves.

    In Puerto Vallarta, I signed a lease with a Deposit and last month's rent. I did have to show my passport. I think everywhere in Mexico it just depends on who you go through. I rented right from the owner. I avoided the agencies.

    Would love to know what areas of queretaro are good to live in as far as safety, access to local markets & amenities, public transport, affordable. I know Centro is great, but what about surrounding areas? A video just on those different areas would be awesome! :)

    Great video. Full of useful information. You did the right thing walking away from that house. I didn't know about the Pagares system. They have a similar system in the UAE when you borrow. You have to sign a check in the full amount to a bank when you borrow for a mortgage / car, etc. If you don't pay, writing a fraudulent check is a crime so you will get imprisoned in UAE. There are many abandoned cars at the Dubai airport as when people lose their jobs and have debt, they immediately flee the country.

    My husband and I LOVE your videos!! We would love to know more about the public health care in Queretaro, (IMSS and INSABI) It would be great to see a video about the two plans including seeing the hospitals, facilities and clinics for both IMSS and INSABI in Queretaro.

    Ive watched Jordan and Maggies Tangerine travel channel. They ran into this paperwork hassle in Quetetero too. Plus you have to purchase renters insurance which is expensive and a huge pain. However, they said that it was NOT the norm in other cities in Mexico where they've lived and rented. Just for that reason alone, I'd scratch Quetetero off my list.

    Sounds like a lot of paperwork to rent a house, I'm glad you turned down the house where they were asking for extra money (13th month).I Iove videos where you talk about different places in Mexico, the food, culture, places to see, history, etc.... Than you!

    Love the video! I've been in Mexico for years and have always gone direct to the Mexican owners with mostly good results. All on the lower end 2500-3500 in guadalajara back in the day while living and working abroad. Then while living in the Lake Chapala area for 5 years, i was very lucky to have excellent Mexican landlords. 3500-4500. Small houses. I'm at a beach paying 8000. One year year lease with very good local landlady. Always go local and get the language? All the gmes and paperwork come from agencies. Common. I do not care for agencies but they may help many people. Something for everyone.

    Great video and wow indeed so many docs! Re: ideas for videos - 1) How much it would cost for you to get some swimming in turqouise sea (ocean) water if you live in Queretaro :), all year
    2) comparing climate in best places of Mexico (!! With temperature in Celcius also!)
    3) Commuting in Mexican cities, towns (including Queretaro and a few other your favs), especially if one does not drive /public transpot and taxis.
    4) history of mexican crafts (they are amazing! Like beadwork, textiles, pottery etc)
    5) cost of airbnbs / options for 1-6-month rentals if one wants to come and live in Mexico for a few weeks/months and what docs are needed, best websites to find affordable nice options

    WOW, so many requirements! Here in Costa Rica it is just the 1st month rent and an equal deposit and you sign a one year contract which is pretty straight forward in its various clauses which are regulated by the Rental law.

    I want to move to Mexico, not Queretaro, because I want to be near the beach. I don't have un aval but I still will move there and pray to be able to work around no having a guarantor, aval or fiador. You made the right decision. I like your final apartment best.

      Many houses will accept a póliza jurídica which is an insurance that you can buy.
      Rents have increased a lot in Querétaro since I made this video.

    You need to stop by Restaurante Maria Dolores in Historic district. It has nice selection of coffees that you can purchase that he will grind for you. Plus a very flavorful inexpensive menu. I liked it for the atmosphere. Just what an old cantina should look like.

    Aquí en Reynosa las rentas de casas de dos habitaciones un baño anda alrededor de 1500 pesos ( 75 dolaritos) por mes. Por eso se me hace muy costoso la renta en Querétaro

      Es muy costoso en Querétaro. Aunque está casa está en el centro. Se pueden encontrar de precio más bajo pero en las afueras

    I'm confused I saw another video that said it was very easy to rent an apartment or house in Mexico. All you do is come up with the money. What if you are willing to pay one or two years in advance?

    Is it only this complicated to rent a home in Queretaro or does it apply to Mexico in general? Seems very intimidating especially for someone not fluent in Spanish. Is there a government department that regulates or mediates for tenants and landlords?

      Tanya, I've watched Tangerine travels since their inception. When they got to Queretaro they did encounter more requirements than other cities.

      I think Guanajuato is my favourite city in Mexico. It's absolutely gorgeous. It is very touristy, though. Guanajuato state in general is in a bad situation with regards to organised crime so outside of Guanajuato city centre, I wouldn't feel so safe. It's also smaller than Querétaro.
      Oaxaca is beautiful and cheap with great food. It's not as developed as Querétaro and it's more isolated as there are a lot of jungles and mountains separating it from other places, particularly to the south.
      Puebla is nice. It didn't leave a lasting impression when I visited but the centre is lovely and the food was good. I've heard safety is a bit of an issue there, too.
      I'm glad to live in Queretaro because I think it offers everything you need. It's safe, which is obviously very important. It's also very easy to travel to nearby towns if you want a change. The food isn't as good as some other parts of Mexico but there are a lot of restaurants offering food from other regions.

      Oh my God! I would live in those places as well.
      Let me tell you a bit from my perspective:
      Guanajuato: it's a beautiful, historic and colonial city (I like it more than Querétaro) but I've heard traffic gets a little bit complicated for where the city is.
      It's smaller than Querétaro but very international (it's more touristy than Queretaro I think)
      2. Oaxaca: I'm in love with this city. I'm not there just because the Internet connection isn't as great as in Querétaro (I need to have an excellent connection to teach online). It can be cheaper than Queretaro.
      3. Puebla: It's a lovely city. I just went once so, I don't know if I could live there to be honest.

    I’ve lived in several places and something I’ve noticed is that rental scams seem to be pretty common here in Querétaro. I live near Galindas and I can say you dodged a bullet there as it can flood

    I know some apartment buildings do not allow Airbnb in Queretaro but if they are long term (28 days or more) can they legally stop you from renting airbnb monthly? You can rent from real estate agency monthly so not sure why i am hearing that they can prohibit VRBO or AIRBNB rentals. Just wanted to know if you know the legalities.

    Wowowow it’s seem like it’s so much in that city to rent I never see no other videos with that much requirement it seem like it’s getting hard and harder.... I am going to Cancun on a one way ticket and travel around Mexico 🇲🇽

      You can always rent an Airbnb and it's much easier. It's possible to negotiate but in Queretaro, everybody asks for all of these documents as standard.

    Is it possible to avoid the guarantor requirement by paying a lump sum for the entire lease term up front? I’m not willing to get a guarantor, nor be someone else’s guarantor.

    Did you find that you had to put down a higher security deposit + póliza jurídica if you don't have a guarantor? Do they ask or check your US credit?

      We don't have US credit because neither of us are from the US.
      We were never asked to pay a higher deposit. Everyone seems to ask for a póliza juridica if you don't have a guarantor but we didn't end up needing one for the house we rented in the end.
