Thanks for the tour. My girlfriend and I always passed that condominium complex on our way to the mall. Compared to the Avida Towers, that place is awesome-looking. I rented an Airbnb at the Avida Towers during two different vacations visiting my girlfriend. A one-bedroom would be much better. I need space; I don't like feeling cramped. That is nice , I myself would never live any place unless I was only on the third or 4th floor , that is high enough for me and no way would I get in a pool on a roof top.
My Filipina fiancé and I have stayed at 38 Park Avenue twice, it's our favorite Air BnB option in IT Park. Studios are nice for short term stay, but get the 1 bedroom if you're staying long term or prefer more living space + you get a balcony too. Dean & Deluca has great steak dinner, but you will pay close to US price for it. Be sure to try their locally brewed IPA beer (I forget the name). Thanks for sharing the tour - brings back good memories.

FYI, he said he got it for P25K but it now rents for P30K; at $1=P58 that's $431/mth & $517/mth respectively.... and probably doesn't include electric or internet. It's still a pretty great deal considering how nice the building is and location.
I enjoyed my stay there, but not guest friendly, so be aware if you want to bring over company. The restaurant in he back was very costly, and not great at all.

I am looking at 2BR units in the best condo complexes in Cebu City. In my research have also noticed 1 BR units. Generally, the BEST 2 BR, fully-furnished units, in the LUXURY condo projects, range in MONTHLY rent from ₱40,000 ($690 USD) to ₱75,000 ($1,290 USD). On average, a really nice, tastefully furnished 2BR, 2CR (CR = bathroom), with modern kitchen appliances, and all the amenities will let for about ₱50,000 ($860 USD) to ₱60,000 ($1,032 USD) monthly. Bonus Tip: The "Philippine condo crash" has arrived. There's an oversupply of condos for rent. So it is a lessee's market. Hold out to find the best units and prices, then negotiate the final lease rate down to the bone.
IMO here in the U.S. a studio is for college students. Indeed, my only two years in a studio apartment were the first years of college. After that it was 1 or 2 BR units. A studio in the Philippines is a good idea for an expat who is first planting his flag. He doesn't have any stuff except a carry-on bag and one checked suitcase. But six months or a year later, it is time to seek a larger HQ.

Now for the MIDDLE class and UPPER middle class lifestyle, we would be looking at minimum $P100,000 monthly just for a one bedroom condo and at least $P180,OOO to $P220,000 monthly for a two bedroom condo that at least 110 to 130 square meter size. Now let's take for example, the Sheraton Hotel Residences Cebu near the airport. One bedroom condo starts at $P97,000 monthly and $P280,000 monthly for two bedroom villa condo. Now that's middle class and upper middle class lifestyle. Food for thought. 😊
I stayed there. Reality check. The super ugly plastic green carpeting, fake trees and stained cheap furniture in the lobby is the worst condo lobby of any major condo in SE Asia. The pool is basic, small and is tiny for a condo with so many units. Half of the entrance doors to the lobby, gym and pool are broken. The 7 Eleven next door only has developing country junk food. 3 of 8 elevators are out of service. Inside the elevators there's no directory of the building. It smells like paint or paint thinner at all times several years after they have opened. The windows in the condos are super cheap and ugly. It's the lowest quality possible in a poorly designed condo with poorly designed units at the highest price in Southeast Asia.
@BrittMcalister they finished building it 4 years ago. If it was in any other Southeast Asian country it would be the worst condo in that country. Its also twice the price per square foot of Bangkok condos.
Sorry, but I have to disagree. My 3 bedroom unit at Mandani Bay in Mandaue is where it is at. Relatively no traffic noise, undeveloped area, S&R is within walking distance, malls are a 150 people taxi ride, Chong Hua hospital is very close. I am moving in 7/25 . I have been told the nearby office tower in the complex will be completed by then and there will be no more construction noise. 20 minutes from the airport on a good traffic day, great amenities and pool. Pricey to own, but as a snowbird, it suits my needs just fine
That’s a ripoff. That place in Bangkok would be under $350. Or $200 in Vietnam and Cambodia. Places that have actual nightlife until 4am, and colorful healthy street food, not some salty innards. Also I bet that place has roaches, like every condo in the Philippines no matter how clean you are. Pass.

The difference of russian expat and american expat in the philippines, russian likes nature they build a community near the beach and forestry areas, living a simple life they even planting fruits and vegetable for their food, buy and eat food in carinderias, buying fish directly to the fishermen were its cheap, rarely eat those expensive restaurant, the locals love them coz they dont act superior.
