If I could afford such a place to be for me, I would but it's way too big for me like most of the old farmhouses in Italy.

i was 300k over! this property and your commentary is like being taken to a restaurant that one has always dreamt of going to for years, finding it to be even better then you imagined, exploring the menu and then every single mouth you take you end up saying "oh my god that is the best thing i've ever tasted ....oh wait THIS is the best thing i've ever ... oh wait no THIS is " it's the kind of home that a) speaks italian and b) i could quite comfortable move in and say ... Umbria,Perugia ,are familiar names to me,My maternal grandparents were born in the little town of Sigilo in the Provence of Perugia. My wife and I visited there in 2006 ,very charming. Italy is a great visit,grand vistas,history everywhere great food and wine and the nicest people you,ll meet anywhere.

It is a lovely home for Italy but 745 thousand euros is alot of money unless a person is very wealthy imo. In my country where I was born, it actually costs 16 390 000.00 ZAR. Yup, 16 million, plus. I am Italian and English, I love the house because of the way it has been decorated. But take everything out? I think it is overpriced as it does not have municipal water, you have to use electricity to pump the spring water up to the house. And when the spring dries up during the dry hot summers, it is going to be a huge problem. Or if the pump breaks and pipes burst or leak. The pressure is going against gravity. Then you have to add 150 euros per tank of water to be delivered if the spring dries up. You will not be running washing machines, etc. And one will spend thousands of euros every 4 or so months to fill the diesel heating oil tank/s to run the central heaters. Anything facing North will be very cold. I know how much heating oil costs because I live in Europe two countries away from Italy. And when we don't have those big chunks of thousands of euros to fill our oil tank, our central heater is off and we don't have hot water. Each to their own of course, I think it is overpriced. 😅
We have been lucky enough to stay here. It really is a beautiful setting, the house is gorgeous and it has masses of potential, the sheep go past every day they are milked locally it’s real Italy. Great family home, we would buy it tomorrow if we could and we will miss not being able to go back again.

I love it when you interact with the animals. The fabric on the curtains, paintings, bathroom fittings, well just everything. Outstanding and very charming indeed! What I like is that it's a _home_ and not an exhibit house. I would probably lightly crop a few of the trees which block the view, and change e.g. the colour of b/room #1.. Those green walls don't work for me 🤷 I'm sure it won't be on market very long...
I start to feel like , you've seen one Italian house you've seen them all. Many are so similar in ways. The setting and landscaping really make up for a lot.
Love it. I would make the apartment out of the owner's quarters and add a small kitchenette, then reopen the internal staircase to make the main home bigger. Regardless, very chic, very charming. ❤

The view is spectacular and it’s what will sell that house…to someone not afraid of heights. That drop off is just too much for me, lol! I really like how they did the little bridge off the upstairs apartment to the elevated patio area. Very clever & good use of a steep landscape. House itself is great, tho I do miss the terracotta flooring. 😊

Oh Nick you are just too much. Another "charming" home. Love the outside and view. And as soon as you walked in and I saw that large marble table I could see my self making lots of ravioli. Hope the table stays. The kitchen sold me and the rest is exactly what is needed. Now I have to figure out where the town is. I was not too far off on the price either. Xxoo now I have to go back and watch the video again.

I would probably lightly crop a few of the trees which block the view, and change e.g. the colour of b/room #1.. Those green walls don't work for me 🤷

I start to feel like , you've seen one Italian house you've seen them all. Many are so similar in ways. The setting and landscaping really make up for a lot.
Love it. I would make the apartment out of the owner's quarters and add a small kitchenette, then reopen the internal staircase to make the main home bigger. Regardless, very chic, very charming. ❤

The view is spectacular and it’s what will sell that house…to someone not afraid of heights. That drop off is just too much for me, lol! I really like how they did the little bridge off the upstairs apartment to the elevated patio area. Very clever & good use of a steep landscape. House itself is great, tho I do miss the terracotta flooring. 😊

Oh Nick you are just too much. Another "charming" home. Love the outside and view. And as soon as you walked in and I saw that large marble table I could see my self making lots of ravioli. Hope the table stays. The kitchen sold me and the rest is exactly what is needed. Now I have to figure out where the town is. I was not too far off on the price either. Xxoo now I have to go back and watch the video again.
