      Why are people so hung on other's opinion to live their lives?
      Why do you need validation for your own life choices?
      It's a good thing if he doesn't want kids. People have a story to compare and weigh pro's and cons. It should be worth it for the kid to be born more than it is to the parents.
      kids take lot of time, money, mental peace. But in return if things work out they provide fulfillment.
      Most importantly before having kids one needs to understand having kids is a selfish and self fulfilling choice. So that you know how hard you have to work to make good decision for the kid.

    I am living in Canada and these concepts are every common in developed countries. The concept of senior living society ( only retirees living), adult living society ( less than 16 years not allowed), pet free society etc. are very common.

    I bought apartment in bangalore last year after watching your videos. I'm really happy to see now people are struggling to even afford apartment in this society. Price got double. But that doesn't matter to me because I live in this apartment. Also, my emi is just 10K more than the rent I had to pay. I'm sure after 2 years, my EMI will be lesser than the rent people will pay.

      Ye baat to hai. Lekin agar aap maintenance cost, property tax, housing society ka bhi kucch maintenance security cost dete honge, parking slot ka bhi kucch jagah charge hai.
      Ye sab hidden charges bhi add karenge to better picture milegi.
      Kyunki "rent" to maximum hai, aur "emi" minimum spending hai rahane ka.

    The demand for real estate and various goods is expected to continue rising in the future due to increasing individualism. People increasingly seek their own space and often prefer to spend time alone, even choosing to connect with family only every few weeks.

      But what about affordability.
      Any simple house in big cities are costing around 2 crore. Suppose you have saved 1 crore by age of 32 and then you have to take loan of 1 crore means 1 lakh EMI per month for 20 years.
      After certain years you will have kids, other expenses plus EMIs. And on top of that due to rapid changing technologies, jobs are becoming tougher and tougher.
      AI will also make large number of people obselete.
      USA debt is increasing and once it explodes whole world will go into recession. Real estate will be biggest loser.
      Look at inventory in big cities. Lakhs of flats are unsold because prices are too high. Everything has shelf life. And they will have to reduce the price and that will crash real estate market. It just happened in China. Check that.
      Same is case with share markets. Index will become worthless only when country is destroyed and in that case real estate will also be of no use.

      @@shanky_1008 That is a nice perspective. See, an average Indian earns around 16,200 rupees per month, and if you are earning more than 26,000 rupees per month, then you are in the top 10%. If you earn more than one lakh per month, then you are in the top 3%. People who are going to purchase homes worth 2 crore rupees are rare compared to a population of more than 140 crores. A vast majority of Indians purchase small homes in the range of 15 lakhs to 90 lakhs. So, at least this segment is going to increase in the future. But I agree with you that, as the US dollar is the global currency and the USA is in debt, an increased part of the long-term debt cycle of the USA is coming to an end. In the extreme section of real estate, where homes are worth more than 2 crores, prices are highly overvalued, and they are going to come down. Yes, I am well aware of the empty flats in China, and I understand your perspective.

    ❤❤U are right sir , I purchased a property inclusive of regn for 90 lalhs in 2019 , in Hyderbad , now I am getting rent of rs 45000 without maintenence. The present value of the property is 1.35 lakhs .❤

    Im living in one of the nations where birth rate is really low since decades, here same story played long back which is playing in India now. Youth did not buy house and stayed in rent. After a cut off point real estate became extremely expensive and then rent also increased, now middle class has only one option of living in rented house.

    If you are educated, please be wise and do not follow anyone blindly especially the influencers . Listen to them( if you want) but develop your own set of principles.😊

    Guru ji's advice is so good I don't see why people can not get these ideas for themselves. I baughta flat just after getting job. First thing was to get a house when my colleagues ere trying to show off doing intra day and talking about trading lingo. I don't know about them butt I feel bliss after entering my home in the evening after work.

    After demonitisation our office colleages said wait for a year rates will come down. I waited for long nothing changed in fact rates pitched so high finally brought a home in lockdown. Nowadays maintenance cost has also increased because of sewage treatment plant etc. Also house tax increased manifold with swatch bharat cess etc.

    7:00 sir small town mai villages mai aaj bhi 3/4 child karte hai beta jab tak na ho jaye😂. Aur almost 2 children har ghar mai hai. Baki 3/4 vaale bete k intezaar mai. Jo bada ho k graduate ban k safay kamdaar ki job k liye apply karega. Betiya housewife. No property no job. Luckily kuch ho gaya to alag baat hai.

    it doesnt even matter if the population of india might be decreasing, it will take atleast half a century to reach the estimated consequences, we know that 90 percent of the indians will not be buying a 1cr flat, the better metric would be wealth of the individuals, and combined household incomes as women have been contributing in the workforce, couples would be able to afford houses, unlike earlier where the burden of buying house was on the man alone.

    Buy now. As many from rural areas and smaller cities will shift to class ABC cities if you see Australian US all population is mentally constituted in the cities nobody stays in total areas cities will become larger and larger, and houses will become more expensive.
    I broungt in pune on expressway one year back and already same broker is getting offer of 20 % higher.

    I did some calculations today and real state investment is as good as stock market investment in longer run.
    I live in sector 31 Society. 6 years ago the price of 3 bhk was 95 lack and today its 1.8 lac. People say property grows with 5 - 6 % percent. But thats not true it grew by 10%. If I invest 1.6 cr in market (15% return) for 18 years I'll end up with 21 Cr . But if I stay invested in the property of 1.6 cr for next 18 years it will worth 9.6 Cr. Since I am not paying rent I'll start SIP of 35000k ( 10% increase the amount in every 3 year) in 18 years I'll end up with a corpus of 5.6 Cr.
    Total Real State Investment Value: 14.5. Cr
    Stock Market: 21 Cr - 5.6 Cr ( rent money ) = 15.5 Cr
    Delta of 1 Cr.
    Hence real state investment as good as stock market. In some cases its better than stock market. Since there is less liquidity there fore less volatility. Real-estate makes more disciplined investor. Stock market 30% gira everybody starts taking exit.

      No ur calculations are incorrect..u did not calculate long term capital gain tax and rent amount which u saved. It's not necessary u will b disciplined to invest as sip and increase it 10 percent every year
