People have a story to compare and weigh pro's and cons. It should be worth it for the kid to be born more than it is to the parents. kids take lot of time, money, mental peace. But in return if things work out they provide fulfillment. Most importantly before having kids one needs to understand having kids is a selfish and self fulfilling choice. And on top of that due to rapid changing technologies, jobs are becoming tougher and tougher. AI will also make large number of people obselete. USA debt is increasing and once it explodes whole world will go into recession. Real estate will be biggest loser. Look at inventory in big cities. Lakhs of flats are unsold because prices are too high. Everything has shelf life. And they will have to reduce the price and that will crash real estate market. It just happened in China. Check that. Same is case with share markets. Index will become worthless only when country is destroyed and in that case real estate will also be of no use.

I live in sector 31 Society. 6 years ago the price of 3 bhk was 95 lack and today its 1.8 lac. People say property grows with 5 - 6 % percent. But thats not true it grew by 10%. If I invest 1.6 cr in market (15% return) for 18 years I'll end up with 21 Cr . But if I stay invested in the property of 1.6 cr for next 18 years it will worth 9.6 Cr. Since I am not paying rent I'll start SIP of 35000k ( 10% increase the amount in every 3 year) in 18 years I'll end up with a corpus of 5.6 Cr. Total Real State Investment Value: 14.5. Cr Stock Market: 21 Cr - 5.6 Cr ( rent money ) = 15.5 Cr Delta of 1 Cr. Hence real state investment as good as stock market. In some cases its better than stock market. Since there is less liquidity there fore less volatility. Real-estate makes more disciplined investor. Stock market 30% gira everybody starts taking exit.
Because it is easy to sell stocks and people panic ...if it was easy to sell illiquit asset like house ..then you would see the same panic and behavior

After demonitisation our office colleages said wait for a year rates will come down. I waited for long nothing changed in fact rates pitched so high finally brought a home in lockdown. Nowadays maintenance cost has also increased because of sewage treatment plant etc. Also house tax increased manifold with swatch bharat cess etc.
15 years before I saw the interview of Mr. Boman Irani, the CMD of Rustomjee Builder. He clearly said that real estate prices will never come down. Till date I have seen prices have increased, except during Covid period.

7:00 sir small town mai villages mai aaj bhi 3/4 child karte hai beta jab tak na ho jaye😂. Aur almost 2 children har ghar mai hai. Baki 3/4 vaale bete k intezaar mai. Jo bada ho k graduate ban k safay kamdaar ki job k liye apply karega. Betiya housewife. No property no job. Luckily kuch ho gaya to alag baat hai.

I did some calculations today and real state investment is as good as stock market investment in longer run.
I live in sector 31 Society. 6 years ago the price of 3 bhk was 95 lack and today its 1.8 lac. People say property grows with 5 - 6 % percent. But thats not true it grew by 10%. If I invest 1.6 cr in market (15% return) for 18 years I'll end up with 21 Cr . But if I stay invested in the property of 1.6 cr for next 18 years it will worth 9.6 Cr. Since I am not paying rent I'll start SIP of 35000k ( 10% increase the amount in every 3 year) in 18 years I'll end up with a corpus of 5.6 Cr.
Total Real State Investment Value: 14.5. Cr
Stock Market: 21 Cr - 5.6 Cr ( rent money ) = 15.5 Cr
Delta of 1 Cr.
Hence real state investment as good as stock market. In some cases its better than stock market. Since there is less liquidity there fore less volatility. Real-estate makes more disciplined investor. Stock market 30% gira everybody starts taking exit.
Because it is easy to sell stocks and people panic ...if it was easy to sell illiquit asset like house ..then you would see the same panic and behavior
Check prices realstate for a period of 10 years before pre covid. It was stagnant
No ur calculations are incorrect..u did not calculate long term capital gain tax and rent amount which u saved. It's not necessary u will b disciplined to invest as sip and increase it 10 percent every year
