    YES, this is the story of small city Kannauj (UP), in 1992 My Father bought a plot of 300sqyd for Rs20k and after 12 year that property was returning Rs21.6k rent per year(6 rooms)
    In 2017 property price was Rs80L and returning Rs120k rent per year
    In 2022 for some reasons property selling price is still Rs80L but returning Rs240k rent (8 room set)
    But the case has been changed now this property is in the centre of town so now we are going to develop it as 4 storey marriage hall that will return at least Rs9L per year from the beginning year because of High demand
    So I'm totally agree with your concept ❤️

    Bilkul sahi bol rahe sir aap. maine 1 flate me 30 lakh dal kar alhmdllah 60 lakh ka hogaya 4 sal me. Means doubel. Aur alhmdllah 13k monthly rent aaraha. Insallah mujhe ummid hai 2030 tak 1.50 crore k asspas insallah jayega. Aur insallah iswar ne chaha to mujhe ummid hai ki 35k k asspas rent aayega. Aap ka vidio dekh kar bahut acha laga

      Stock that gives dividends do not get much capital appreciation. So stock can give you either rent/dividend or capital appreciation but generally not both. Real estate almost always gives both.

      ​@@rahuls1909capital appreciation doesn't mean much when their is almost always a persistent issue of liquidity, which is generally not the case with MFs and other equity instruments, plus the liquidity for real estate further worsens when its a flat and in an old society in a distant location, because no one wants too buy that flat anymore, plus getting suitable renters is in itself a big hassel, not saying RE is bad, but baseless comparison between the two distorts perception, informed decision making is what is actually needed.

    You are bang on. My parents wanted each of us brothers to have a flat on their name before marriage. So i was forced to buy. I bought under construction property in Pune in 2019 and got possession in 2022. Put 20% from savings and 80% bank loan.
    By the time I got possession, flat rates were 30% high for the new units within the project. I spent 1 lakh on modular kitchen since I wanted to rent only to family. Rental yeild on total property value is 3% but i only put 20% down plus emis. My rental yeild is 9%.
    Now after project is completed and all amenities are ready, brokers are calling and ready to get clients who will pay 20-30% high, bachelors will pay 50% high.
    I show loss from house property due to bank loan and this reduced my tax on salary income.
    Earlier I used to regret buying property and paying emis, but now I'm thankful to my parents who forced me to buy this.

      Depends on what you want - immediately rentable property or hold and appreciate. I bought large plot in a gated community in a small town 12 years ago. Its appreciated 14x. 😊 But i have been lucky.

My father has given all his savings to people and now we are not able to get it back... Amount 1cr + . Still after loosing whole money ,he thinks himself as well-wisher. People still taking money.     Sir, need an advice that m born n bought up in Delhi, for good appreciation where to buy a new House, as m not having big house in Delhi, but in dehradun we have a big patch of land (450 sq yards) , don't have much fund's ( around 50lakhs) + 450 yards dehradun ( 1 cr) + 70 lakhs some other property nearby delhi, total around 2crs. For a new big house, what to do, delhi NCR 2crs. or dehradun with 2 crs., Kindly reply 🙏🙏🙏
