I usually co-own a property by buying its stock, For example if there’s a property of $50M i can get to invest $500k, as the property keeps appreciating, I also keep getting my dividends on the amount i invested, as the property appreciates, my money also appreciates

Get them out first and then sell. I had a rental, gave tenant 90 days notice that I would be selling place at end of their lease. Tenant said no problem, would be out a month before closing date. Sold house, then 3 weeks before closing tenant told me they had no place to go and had no plans to move out. Told them I would evict them and they played the covid card and said go ahead and evict, it will take you 6 months through the court to get rid of me. Get them out and then sell the house so you have no issues with tenants refusing to leave.
I'm in same boat. don't get emotionally attached. Abide by what the law says usually I think it's 3 mo. I wouldn't tell them earlier unless they are A+ tenants. Otherwise you could have issues with tenants stopping to pay water or electricity bills. I have 1 property I plan to dump while I can but keeping the rest since they are closer. Going to use the money probably to pay off the balance of my current house. Should still have some money left to invest probably into a REIT. Or I may just do the 1031 exchange and put it all into a REIT not sure yet.
My financial goal is to be financially independent long term wise. I would like to invest aggressively in order to create profit and later use it on buying duplexes to create passive income with the big picture of becoming financially independent in the long term. I do not come from a wealthy family at all, my dream is to break that cycle get out of the rat race and become wealthy enough to provide for my future family and allow them to carry it on from there. I have maxed out a sum of $50k to achieve this dreams of mine, any guideline would be highly appreciated.

This podcast is very relevant to the context of Mumbai or other such big cities where the prices have become insanely high. However, in growing or developing cities where real-estate is cheap, real-estate has always outperformed any other investment format in the same risk category. For eg: in a city like Indore, land prices have seen 100x-200x returns in 25 years. And people are still seeing their wealth double in 2-3 years on average. So a point being missed here is that the underlying asset is appreciating, so a rental yield of say 6-8% on a commercial asset that appreciates @ ~5% per annum (which is very conservative especially in smaller cities), gives you an effective return of 11-13% per annum on a relatively safe asset class. This doesn't apply to Mumbai, yes. But Mumbai is now completely saturated in terms of real-estate growth. Developing cities however can offer huge upsides.

It’s funny how the person being interviewed talks about young people should just rent and not buy property. Then he talks how his family is going “old school” and bought this property. I think buying property is a good thing. It doesn’t have to be a crore amount . There are cheaper alternatives and best investment.
Buying property for renting out is good thing. But buying it to live in it and waiting for the price to go up in next 5-10 years is not an investment it’s just a liability. Asset is something that gives you money not something that costs you money after investing in it.

my dad owns 20 acres on land in a village area although it is giving us very low return as per the value of that land but my dad won't sell it because of a simple theory and that is keep some property for your bad times so if everything fails stock market crash economy crashes business fails natural disaster and what not you have a stable income of 4-5 lakhs per annum for survival so please buy property for stability you never know when the next COVID will break your business, bank and your stocks

my dad owns 20 acres on land in a village area although it is giving us very low return as per the value of that land but my dad won't sell it because of a simple theory and that is keep some property for your bad times so if everything fails stock market crash economy crashes business fails natural disaster and what not you have a stable income of 4-5 lakhs per annum for survival so please buy property for stability you never know when the next COVID will break your business, bank and your stocks

I had been waiting for a podcast on this topic, but I think 35 minutes doesn't do justice to this very interesting and vast topic, so on the behalf of a lot of young hustlers out here, We would really like a follow-up video on real estate. This podcasts is one of my favorites now, it was damn good.
