Best wishes, I hope you find some good cozy home before the baby but maybe a little too late if you consider the renovation time. Most important thing is location for me, you could slowly renovate the place but I don't know the prices. My best advice is don't rush the moving, stay your home a little longer, let the baby born and don't stress about anything else. After the baby comes and you guys survive the first days of parenting (LOL) go buy the house, renovate it and then move there months later. If your rent not too high and there are no other complications of course.
Would it have been cheaper to relocate a few months outside of Tokyo? For example, going to another city and then buying a house later in Shibuya. I think residential real estate worldwide is going to get cheaper at end of summer. I live in an expensive city too, and a real estate agent friend was saying prices were expected to go down until the COVID-19 crisis is over, before shooting up again. Downside, less sellers / less houses being built. I love talking about investing, if anyone’s interested.

Yes I stan this!!. You have at least 6 months after birth before you start to worry about space. Please don't rush. It will be okay! My baby slept next to our bed for the first 4 months
Totally agreed. We just recently have second babygirl (older brother now almost 3 years old) and we're still renting 1 bedroom around 50-60 sqm (?) apartment (lol I'm very bad at remembering my own apt size) and it's still enough space if you manage the things in apartment properly. The other thing is because you both decided to BUY instead of rent, I strongly suggest you to take your time and plan it properly, because selling it back will require some time and effort. If you really cannot stand living in your current place, my recommendation is just to rent other place for some years instead of buying it.
I lived in a one bedroom place in London with my newborn. At the beginning, they don’t need that much, so don’t rush getting a place you’re not 100% into.

like many others have said before me, don't rush into a new place! Your baby will be super close to y'all anyway for the first few months, so take your time in finding a place.
You should consider the east side of Tokyo, like the Shitamachi area. I just bought land and a house in Shinkoiwa. The area is growing fast and the value of the land will most definitely go up. Also, great support here for families. You should consider it.
I know you said you want to stay in Shibuya but really, there are much, MUCH better places to raise kids. We lived in a 100smq maisonette apartment in Toda-koen when my son was born. It was great quality apartment, only 13man a month (you could buy an apartment there for 3000-3500man too), quiet, lots of parks around, safer environment for kids and still only 25min by train to Shibuya by Saikyo line. Just going those few meters into Saitama prefecture, gives you so much better prices and quality of living!

Glad to see you're opening your film editing up to a more natural conversation style. That price point for 60 sq. meters though... that's pretty hefty. I wish you both luck in finding what you want. my only advice... dont settle, you'll know when you walk in if its home. Also, renovating with a newborn is excruciating. I was midway through a whole home floor reno when my wife gave birth... and I havent been able to put one board down in two months.
kinda off the wall, but watching these videos makes me think of my dad a little bit to this day, he documents EVERYTHING family related with photos and videos, and he's done it since before my birth 32 years ago so as i watch these videos, i can't help but think about how cool it will be to watch them back with your son down the line keep up the good work and enjoy the ride of new parenthood!
Here in the USA we are facing lead poisoning problem due to lead pipes. Since the building is really old make sure to have the tap water tested for lead and learn if they changed their water pipes. Lead causes mental retardation in children and ADHD.

Paolo gives to Mika fresh Ginger tea. Just boiled the water and put the fresh ginger inside that will help her ;) I’m mother of 3 and I always read what to eat and not during pregnancy. And she seven months so she needs a lot of Omega 3 give her salmon fishes and spinach her iron need more by 7 months a pregnant woman need to produce more blood do beef and spinach and beetroot it’s the best ;) make juice of beetroot ;) or cook it :) make sure to give her the fresh ginger tea ;)

Paolo, a lot of contractors won’t do work on old apartments. For example plumbers are afraid they’ll damage a common main that will cost them dearly. The older the building the higher the association fee. Be careful about “manshions”.

When I took my first language class in Tokyo a couple decades ago, I had already been through Nakameguro because I was living a bit south of there (near the beautiful park of Komazawa-koen) and when the instructor explain 'naka' means 'inside' I was like hey, Nakameguro means "inside Meguro" and I felt accomplished.
Me and my wife lived in a 1 bed flat with our daughter for two years while we saved up for a house, it's tough and you have to be really strict on what is out but you can do it, don't stress yourself into an injury! Hoping you find the right place soon.

Yeah I agree, paying a mortgage it's cheaper than paying a rent (probably everywhere in the world. Have you considered buying "off plan". So you will have brand new house that can be modified before it's finished, saving on renovation. I wonder it that is a thing in Japan.

Hope you are thinking about school districts for the little one. Most foreigners say that if you have a half-Japanese or non-Japanese child- stability is the best thing for them to be accepted and have friends. Staying in the same school district helps with that a LOT.
IMO, I feel like its best to not rush and take your time to find a good place, plus its less stress. When my mom was pregnant with me she was staying in a small apartment with my dad and we only moved out when i was about a year old. She said it was much better than to rush to find a place that you might not even like. I also didnt start walking until I was a year old, so I didnt need that much space. This is just my humble opinion. Cant wait to see the baby!
Living in your current apartment for awhile is okay. Little babies don't need a lot of room. It gives you at least another six months to save and look for a place. It will all work out. 💙
1. I got a house 3mos after daughter born. It was not hard w a bb etc, was able to do all paperwork, seeing places w her in her carseat carrier. Better than taking a place I didn't really like and being stuck w it til I save more deposits (and moving company at least 1,250. $) the deposits are a lot. If you do find place u like now I'll be sooo happy for you though!!! You helped me so much in my research for tokyo trip 7/'19 and I had an amazing trip bc I knew so much going in!! The transit is unbelievable. If u bend over two buses pass by b4 u stand up!! Trains come ev sec!!
I can't believe these prices. Anyway, try to enjoy the time that is left with just the two of you. Life is about to take a crazy turn when having a child and new lifelong responsibility. Hope you guys find a lovely home!!
Dude, don't apologize. You are being a great father and husband. That's no easy feat. Me and my wife didn't get enough sleep for 6 months when our son came into this world. He's 15 months old now, and it's only now that we are truly recovering. On another note, the apartments are mind-boggingly expensive there in Japan!
Ya I can understand ,it took me several months to find a house for my family because I wanted a house that is Big enough to have room to expand and close to a good school district plus the price needs to be right and finally found one that fits my need but it also means a long drive to my parents but it's just the right home for us so I pulled the trigger so far no regrets

Paulo, you should try do a video on a real estate agent in Tokyo and build your contact base, because they have the best deals that aren’t on the market, it goes through them before it goes on the market, i hope this can help
Maybe you should find the apt at Odaiba. The best waterfront city view at Tokyo. I never stop looking at the window outside my hotel room at Nikko. There isn’t much tall building there . Hope you will find your dream house or apartment 🏡 . Good luck bro🙏😁
Shimo is great, but the three levels of stairs is tough! Those renovator looked great! Have you looked at Den en chofu? Or further out, Futako- tamagawa? It looked amazing when I was there.

Without seeing the 3rd place, if you are planning on being there for several decades, you will find down the road you wished you spent the extra of the 2nd place rather than cheaped out on the first. That is, you will regret not going the extra $90K for the larger and better located place.
House hunting suuuucks period. Especially if you're in a massive time crunch. I just bought a new house (in a very expensive market as well) and it was 8 month wild emotional roller coaster ride of ups and downs. The key is working with a reputable real estate agent and notary/lawyer that you can trust with your best interests in mind.

Without seeing the 3rd place, if you are planning on being there for several decades, you will find down the road you wished you spent the extra of the 2nd place rather than cheaped out on the first. That is, you will regret not going the extra $90K for the larger and better located place.

House hunting suuuucks period. Especially if you're in a massive time crunch. I just bought a new house (in a very expensive market as well) and it was 8 month wild emotional roller coaster ride of ups and downs. The key is working with a reputable real estate agent and notary/lawyer that you can trust with your best interests in mind.
