    My concern with these estates is the loss of social cohesion that most of the developed world is facing presently... everyone behind close doors with not a care about your neighbours, not to mention the unaffordabilty for the majority of Gambians and lack of green spaces.Our enviable culture heritage should woven and preserved in these projects for future generations .....that is why Africa is unique. Please remember to preserve the habitats of the local wildlife...birds ,monkeys, lizards etc ... otherwise ,our people will one day have to travel to Europe to view them.

      This exactly my view. You have stated everything that I have been thinking. The normal gambia social life will be very much absent in there. It's gonna be much more like Western countries.

      I personally don't think it will be like Western estate. The simple fact the houses are not uniformly means different demographics of people will be living there. It is not an estate for the rich solely, middle class solely, etc. It is mix of different socioeconomic demographic of families will be living there.

      You can only get to these estates by car. There is too much waste of land. There are no shops, no activities at close proximity of the housing. Say you have aging parents you need to bring them to hospital or you need to grab something from the store. You have to drive how many kilometres to get to these amenities. In addition, the congestion/the traffic. So many of these African real estate influencers want to show us modern housing development, but we need well functioning neighborhoods not just house plots in the middle of nowhere. These suburban housing styles are a nightmare in the long term.

    I agree with you. Gunjur is beautiful, and it is not far from Tanji fish market. I bought property 2 junctions down. I wanted more land and to grow food and raise animals. Gambia has something for everyone.

    The thing that I don't like about how they build in Africa is that you can live in a gated community and your house would also be behind a 10ft concrete wall with electric fence on top and plus security bars on all windows. It's like living in a prison complex with no trees and very little green space. Is Africa that dangerous to live because in America in the hood/ ghetto people don't live that way even rich areas don't have walls and electric fence up. Sounds like the government need to do better job of protecting the people.

    I personally have my feelings around “smart” cities and the level of social controls+loss of freedoms that will arise with centralized tech and social credit systems that come along with such projects. It’s to be seen if The Gambia will follow down the same path as western and eastern countries building smart cities where it’s all about “the grid “ . As someone else said , the community that underlines African societies come into question in space where people become isolated and cut off from one another. Will they face the same social mental issues and breakdowns as in the west from disconnection and isolation? The image for the video showed colorful homes but in the video it’s mostly this bland white color with minimal color around a door or two. Where is the COLOR?!are we having to mimic the US or somewhere where color isn’t appreciated? Also…WHERE are the trees? Not a single one in that city. Not even palms! How can we talk about eco friendly and there aren’t any trees?! I do notice African cities that are planned seem to completely miss this step…trees are LIFE! But they’re never planted….

    The first thing you notice there are no trees anywhere next to any of the houses, African developers must be mindfull not to be in such a hurry to impress and sell also to follow bad practices of the West where when you have no natural foleage anywhere or flora as soon as you get Heavy Rain Fall the whole City will get flooded Quickly , it looks great yes but from the outside you have back gardens with no trees no natural shades from sunlight also Asthetically it makes the gardens look dead , the problem is when people don't use decernment or do not know true functional design you end up paying a heavy price , apart from those points the city looks well put together 😆👍

    African developers don't forget to build more affordable flats for middle income earners ,this could make you reserve or conserve Lands ,also please dont forget parks , recreational areas,possible wood forest area where people can walk through and also most importantly RAIL LINE.
    Trian or trams are very important these days

    Gated communities prevent social cohesion and integration. I get it, it’s a security issue, but it would be nice to see open mix economic neighborhood developed in west africa. It’s very unfortunate how developments are being designed.

    3:32 Not really.. It's a car centric place since there are barely any sidewalks. You probably have to go by car if you want to go anywhere. That's not sustainable. But hey, cars mean luxury and than all of a sudden efficiency will be forgotten.

      Probably due to costs, unfortunately.

      @@BlackMuslimConservative Yes, it costs a bit extra, but when building a whole city the cost of installing solar panels would probably be quite small compared to all the other costs, like building roads/streets, installing sewage systems, water distribution, power distribution, etc. If done in a clever way, the solar panels would probably produce more power than needed, and then the surplus power could be sold. I guess it would cost around D250,000 per house to install a 5 kW system. And the houses already cost around D5,000,000 , which means the price would only be 5% higher with a solar panel system installed.

    when building these complex the buildings should be back to back, with a walk way between the backyard for pedestrians, at the end of the building in some areas these walk ways crosses underground. under the roads these are real safety features for kids walking to school..

    I won't lie that it is amazing and beautiful and I have no problem living there but I believe more in the urbanism of businesses combined with residences to improve the local economy. Such neighborhoods only give me the feeling of increasing wealth compared to poverty, which is also indicated by the fact that this is a closed neighborhood with a guard. (I am not judging, part of my family also lives in closed neighborhoods in suburbs in other countries).

    I guess you can plant your own trees in your property. There is plenty of space in the gardens for trees and flowers.
