- Today, we look at 2 REITs that all investors must own. These are high-quality blue-chip dividend stocks that are undervalued and offer high dividend yields and upside potential. These 2 REITs are among the best REITs to buy today and they fit nicely in a dividend portfolio. They are Alexandria Real Estate (ARE REIT) and W.P. Carey (WPC REIT). Here are two of my top REITs to buy today:
Alexandria Real Estate (ARE REIT) is a REIT that invests in life science buildings. Some of its biggest tenants are companies like Pfizer and Moderna. It enjoys rapidly growing rents, has a strong investment grade rated balance sheet, and one of the best track records in the REIT sector, and despite that, it is today heavily discounted.
W.P. Carey (WPC REIT) is a net lease REIT that invests mostly in industrial properties. It is a close peer of Realty Income (O REIT) but it is better positioned and more undervalued in our opinion.

The market trend can turn around very quickly. In fact, the indexes often switch from a bear market to a bull market when the news is at its worst and the mood of investors is at its lowest point. I read an article of people that grossed profits up to $150k during this crash, what are the best stocks to buy now or put on a watchlist?
True, initially I wasn't quite impressed with my gains, opposed to my previous performances, I was doing so badly, figured I needed to diverssify into better assets, I touched base with a portfolio-advisor and that same year, I pulled a net gain of 550k...that's like 7times more than I average on my own.

Thanks, Jussi, for another interesting video presentation on two REITs to consider. Good stuff! I already own ARE. WPC is one I used to own until they did their surprise dividend cut after just increasing it the previous quarter.
But don't you think that the spin off and the dividend cut will benefit them in the long run? Thanks!

@@askjussi-You could be right about that but management can no longer be trusted as far as I am concerned. I generally do not stick around when a surprise dividend cut occurs especially after a dividend increase--that suggests to me mismanagement. I can be very unforgiving when my dividend stocks disappoint especially when it is a surprise.
It was very bad communication, but the portfolio is very solid now. I think there is value to be had here.

I think these are good choices for investors. Combining both will create a nice yield with good perspectives for a rise in stock prices. I also think that WPC might see better dividend increases in the future.
I agree. Likely not the most rewarding REITs, but strong risk-to-reward.
I love ARE my biggest overall position, I think they're gonna catch up and quick.

@@askjussi It's Comcast got in a few weeks ago, not an exciting stock, but I like the valuation and the management is very good at allocation the capital.

Jussi what do you think of CEFs with REIT exposure such as RLTY? I know you like to build your own portfolio but what is your take on these when looking for easy access to diversification with bit of leverage?
I generally do not like them. Too much leverage (REITs are leveraged already), high fees, and closet indexing.
What is the estimate for the forward CAGR for ARE’s dividend?

@@askjussi my thesis is that the medical sector has suffered a lot since the pandemic. And even though problematic tenants do affect MPW, CHCT and others that there is an exaggeration in the negative sentiment toward the sector, making it a medium term opportunity. That might even be connected to how the market sees ARE for instance, as I bet all things sciency must be thrown in pretty much the same bag.

Ares Management Corp insiders have sold more shares than they have bought in the past 12 months. Should we be worried?
Note that it is not a REIT. Not very familiar with it.
It's very likely that any rally into Sep.18 will be the classic head-fake, with a drawdown in the 3-8 wks after.
Don't be a lemming. Maybe buy 8 wks ago or now, and hedge big time.
Buy in the hole. Always.
Reits should not be on your radar now, because interest rate cuts will not make up for the sharp declining real estate values. There is so much real estate that has to be revalued downwords, it is postponed for obvious reasons, but it will happen…
Real estate values are now going up, not down.
@@askjussi Residential real estate looks difficult, because house prices are already declining sharp, houses have become too expensive to have because of ridiculous HoA cost increase and because people are loosing jobs quickly. So the rate cut which helps for refinance and new construction will not do much if the buying market dries up quicker then it can get wet.

Have you ever owned real estate and filed a tax return. Earnings in RE are meaningless.
