    Imo VESA analysis should mention the current MX judicial overhaul (passed today but a long time in the making) creating - real or just perceived - business risks, including erosion to private property protection, international trade agreement uncertainty, and increased likelihood of nationalizing certain industries. From the last election cycle, incumbent party has increasingly entrenched single-party dominance, which could be viewed as enabling more radical policy with the lack of a sizable political opposition.
    Disclaimer: I'm not an expert on MX politics or Mexican myself, just sharing a perspective based on public information without judgement on good or bad for that country's population

    Been following for a while and find your content so useful.. most if not all the picks I’ve taken a position in are up.. some by someway.. in terms of ADC what’s your view is this starting to look a little overvalued.

    Been reading you since you started posting on Seeking Alpha and have recently found your YT channel which is great. What are your thoughts on STAG vs WPC? I have a position in STAG - opened and held since 2018 - that has doubled in total value and has a yield on initial capital invested of 8.267%. I also have a position in WPC opened in mid 2020 that is up a bit with dividends reinvested but seems to have more accelerated growth potential from here. I’m considering trimming STAG and moving more assets into WPC as the company seems more recognizable to the market and likely has greater capital gain upside from here during the coming rate cutting cycle. I haven’t really seen you cover STAG in any of the YT videos I’ve watched but feel like it was something you used to write about back in the Seeking Alpha days.

    You seem inconsistent on whether asset management by a REIT is positive or negative. You say exiting it by WPC is a positive, but in other cases you've liked asset management because it's capital-light and consistent income. You always dislike externally mansged REITs (for good reason, imo) but you like external REIT managers (like Patria for example). Can you clarify?

      It can be a positive if you are able to grow your assets under management. WPC wasn't. It was exiting this space. Being done with it removes the drag on earnings.

    These seem too risky for casual long term investors. I mean First Industrial and WP Carey are ok, but the rest are high risk/ high upside companies.

    Hey do you know why REITs are getting hammered relative to other sectors at the 9/11 stock market open? What did I miss? I thought rate cuts are coming next week and let the good times roll?

      That isn't the case anymore. But explaining what the market will do in any given day is a waste of energy in my opinion

      CPI Inflation data came out today… and it was ok, but not great. That lowered the possibility of a 50bp rate cut this month (from about 45% to 20%). As we all know, some REITs would like stronger cuts as soon as possible. That’s the main reason.
      Another contributing factor might have been the presidential debate. It created additional nervousness and uncertainty. Most polls show that Kamala Harris won… and the markets didn’t like that. Democrats try to push some anti-market policies and increase tax burden on large companies from S&P500. All in the name of populist social spending (sad reality).

      @@RabianskiT Thank you - this is exactly the answer I was looking for - like did Jerome Powell say something to spook the market or some new data came out. The market always overreacts, and I see REITs did recover somewhat by closing bell. I was just shocked what was happening in first hour of trading, because other sectors were flat or even slightly up but multiple REITs with previous momentum suddenly dropped 2% instantly.

      Jerome Powell is a great FED chair: he’s stoic, honest and humble. He always tries to rely on comprehensive data and isn’t afraid to admit that he was wrong (like at the end of 2023, when the FED thought that the inflation was already over).
      I wish American politicians were like that! Instead, we get people, who are more like cocky celebrities. The debate was a good example of that: no restraint, disgusting attacks from both sides etc.

    $RICK is too risky for long term investing, it should be traded actively to sell the highs. $VICI is similar but much more safer. $ARE is high quality and high growth and have high multiple expansion potential as it is traded near its lows.

      We will agree to disagree. I would argue the opposite. It is too risky and unpredictable to only hold for the short run.

    RICK has $250 million of goodwill and other intangible assets. Buyer beware.

      That is not how you assess the balance sheet of an asset rich company. The balance sheet figures are irrelevant because of non cash depreciation

    Great video. I buy REXR and ARE. What I really like is the P/B ratio of both (I know depreciation etc). ARE Equity > Market Cap, low leverage and Rexr as well 11.2 market cap for 8.4 equity.
