[00:00:00] Today, you're in for a treat. I'm going to show you a 1934 vintage cottage right here in Perryville. Now, you know, anything about Perryville is not real big. You've got 2 lights in Perryville and that's one of them. Then the other one's down her, the other block. But this is the scenic byway. This house right over here is one of the most historic houses here in town. Really instrumental as a hospital during the civil war. Of course this house wasn't built back then. But it's got a lot of history to it. And it's just cute as a button. I mean, one of the cutest houses going, this is a former mayor's house and it's decorated, well built, really well, almost two thousand square feet, about nineteen hundred and twenty feet, according to Ken, two or three bedrooms, two full baths, full basement, a very cool garage. And I'm going to show you the whole thing. Cottage home perfect Bed and Breakfast Historic Perryville KY Kentucky real estate
[00:00:58] Before I go inside, though, I want to show you this. This is a really, really neat part of the house. It's got like this little porch here where you come up the steps and then it's a tile floor. That's the dining room, formal dining room. It's got this big arch with the brick. Really cool. And then this is the front door. So you're right in here. So you are kind of like in and out and everything. Love that part. Now, I just want to kind of show you the neighborhood. There's things you can change. Things can't change. Can't change a bad neighborhood. That's probably one of the cutest houses you'll ever see. There's another Kitty right there. There's a beautiful house here with a beautiful stone or a big porch. Stone house here. Then there's another stone house right over here.
[00:03:16] So you come up here to the garage or maybe your guests come up to the walkway. It's got this crazy grass thing. It's called monkey grass. It's really neat. Beautiful plantings, real unusual things. You know, a cottage like this lends itself to doing things just a little bit extra special here. If you come into the garage, you can come right out this way or you can go right into the basement. So if you've got groceries or something like that, what's going on? Isn't this a dollhouse?
[00:04:14] You have black and white tile here and there's a solid surface. It's beautiful. And what brand it is, but it's smooth as silk. Walk around this way, you get to eat in area here, which is beautiful, right? You see, every room should have something shiny and something black south. It's got all that stuff really well decorated. And it's in really good shape. We'll see lots of houses. But sometimes, you know, some things are this way or that way. This house as solid as a rock. Well, seating area here.
[00:07:42] Then one of my favorite rooms here, living room, brick fireplace. Beautiful. This arch door, it's just lovely. All right. 1934. And I'm going to guess that that door is probably original. Look, it's got this old style deal here where you push the person the thing in the lock it and then a very small nook. They're just a small, shallow coat closet. But love that. And then there's that area outside that's like hammock material right there, a big cushy chairs. Lots of room for art. We built a couple houses, we put a lot of windows in after we built those houses, put a lot of windows and realized with a lot of windows comes a lot of light.
[00:08:43] Let's run upstairs. Top of the stairs. We have a bedroom here. Hot water baseboard. He really wasn't unusual here, but not real common. It's a wonderful heat. You don't get that real hot then the real cold and the real hot. The real cold like you do with hot air. It's just a nice even slow he. This is what I would call, you know, second master. Certainly a big bedroom with storage here. Another closet and then a beautiful dormer. Now, I'll show you another fun thing. You just don't get the character with new houses.
[00:12:10] You know, cinder-block stuff. It's just not like a poured basement. There's a little Groh area here. The grow light, nothing faint, no funny stuff. Here's another lounger sink through the doggy door. Then check out this very cool garage.

I wish the homes built today had the charm and artistic touches that older homes have.
Oh how I love older houses!!!
It is a lot bigger than it seems from the outside
I love looking at old houses. This agent does an excellent job of taking us on a virtual tour, describing the neighborhood and letting us see it, as well as taking us all around the exterior of the house. Also, the way he tours the inside showing how each room relates to the next I really appreciate. Great job.
Now this would be my dream home. I wonder what it’s like today and who the lucky owner is. Lovely video.
You took the words out of my mouth. It's the cutest little dolls house! I love it!
Eight years ago, so I presume that someone bought it and loves it. The location is prime, and the house sits on a good-sized landscaped lot. The place is full of eclectic charm, with nooks and oddities, though that checkerboard tile floor has got to go! Upstairs, a clever architect might be able to adjust the layout to provide an ensuite bath for the master bedroom - and widen the other bathroom door. That's one of several things that does not comply with current building codes. Character is nice until it interferes with daily living or safety.
I love this!! This is on my wishlist for the future. Brick house are my favorite because I am afraid of wood houses.. only because of fires. I would like a house that is a little bit far away from neighbors and and far from the road, but still in a cute neighborhood.
So charming! You don't see houses like this in such great condition. So much character.
This house was very well-loved. Hope the new family loves it and builds memories. The kitchen is awesome, the decor of the home is lovely
That was maybe the best property tour I’ve ever seen. Other than the kitchen being a bit too modern that house ticked every box. Oh how I wish we had properties like that in mr area ❤️
Absolutely charming, beautiful house. Great video, its rare someone records every corner. And you seem like a really nice dude.
Love the house and yard.
What a beautiful home ♥️
I love that covered front porch...awesome!
Love this house! So warm and welcoming!!!
This is almost a perfect house for what I imagined, the only thing I could ask for is it on 5-10 acres but it is stunning!

Utterly exquisite! That house would sell for easily 2-3 million almost anywhere in Southern California. I wonder what it sold for?

Beautiful home And love the charm and architecture of this home and the grounds. The only thing that concerns me is the dog door leading from the home to the basement, just that seems dangerous for the pet going through from the flat floor to stairs.
Lovely.
Love it
Beautiful house wow 😳 😍
Cute for being in town.
This looks like SUCH a project! My kind of home! I love the corners and halls and that front porch thing. The kitchen floor was ugly asf but like i said, itd be the perfect project!
It's all preference. I loved the kitchen floor and the tile behind sink

I know this was 8 years ago & maybe back then it still held true or maybe where this is it’s still true (I’m off of 68 in Ohio. Wonder if it’s the same 68 cuz I am near KY) but as of 5 years ago where I am it no longer lowers your insurance rate to have a fire hydrant that close to the house. I asked cuz my previous home got a discount & they said that no longer means anything
Hi Peace Out, good info and inpout - Thank you!!! :-) I will have to check that out for next time! Thanks again and have a nice weekend! Really dislike the black and white tiled floor especially in the sitting area. Also hate the bright blue paint in the two bedrooms.
J Hearn Hey, how about focusing on the features you do like? So tired of reading what people don’t like with your glass half empty attitudes! You have a beautiful home here and area is too die for! Try living in my neighborhood and your attitude would radically change!
Don't care for b/w floor ! Maybe just kitchen area but it is too much in the other area !
begin at 4:00 for the inside tour
Please let me know price
Maze house. Even the mouse is surprised.
In most states in order to be classified as a bedroom you have to have closets in the room
Hi Savannah Gill, here, I don't think we go by closets -- as older homes never had closets, people used furniture - Armoire, Chest of Drawers, High Boy, dresser, etc. We got by window egress I believe. Ken will know a bunch more about this property - call or text Ken 859-494-5521 Go VIP here: to know of new properties - BEFORE they hit the market - BluegrassTeam.com/homefinder
How much is it? We are retired and would need to sell house first and move from NYS. But this is darling!
+Carol Weaver - it is no longer on the market - but if I remember correctly, it sold for mid 100s. We have others - cal Jeremy and get on our Would Sell List - we know of other properties that you won't find on the market - but people would sell. 859-684-2979
I bet this house sold for 10k back in 1934 and would sell for 1 million today!
Probable less than that
Lilly Rose - I bet waaayyyy less than that. I bet in the hundreds of dollars.
I am moving here... Right now...not tomorrow ..now
I thought we were going to see the house ??
Nice house
How much
Price please Remax.
You've left out the price!
That furnace is straight outa 1978

Other than the ugly kitchen the house is charming. It will need a lot of painting too
Liked the outside, but the inside didn't go with it..😶
Is this home still available?
it is - the seller needs an offer! Call Ken
Danny Canes Not now...
Isabel Martins, what???
it has sold. we have more - www.BluegrassTeam.com
I really like the outside, but the inside... 😷
Danny Jaco is it really that bad?
this house has so much potential but the decorator needs to be fired
it is not a full bath without a bathtub...........that would be considered 1/2 bath
good feedback. Here in KY - if it has a tub or a shower, it is considered a full bath. 1/2 would be sink and toilet.
A toilet and sink. *IS* a .5 bath. Add a tub and/or shower, it *IS a full bath in all states and in most other developed countries.*
The "garage" with the ceiling of wood is divine. (I detest paneling) I know Brad said paneling but believe that is a major step up. A great space for recording studio. I hope the new owners have been happy with their poltergeist.. honestly, that was the word that popped up after "happy with their..." Blessings.
Sold for peanuts
Too much intro
is this home still available
Hussien eagle it is - the seller needs an offer! Call Ken 859-494-5521

Brad Simmons Okay.Thank you, Althoug I have to confess...I'm looking for a character property in the UK countryside, also....Shropshire county.
Kentucky is still "on the table"... It will depend on location and price.
But thank you Brad. You are very kind.
Greetings from Portugal
why do you always sound like you are short of oxygen. See your doctor your voice is troubling but love to see your beautiful houses
I don't like the design on the kitchen floor. He is grasping his breath while talking.
who cares all the info about other homes and the area? get to the house should be taken down its OVER six years old and no longer on the market
Hi Mikki Mack, hahahaha! These videos are for your info and entertainment. It has nothing to do with an active listing. enjoy them for the information they provide.
Hi Mikki Mack, hahahaha - "who cares all the info about other homes and the area?" Well you sure will need to know this information if you are going to make an informed and educated decision to come see if you want to live in an area... Location, right? :-D
@@BradSimmons Your video is just right- and don't take it down- only one person will buy it, but there are maybe a million who can't but want to look at something so charming and dream.
@@mikeylorene aww, thank you! We are on the same wave length. :-) Be safe and live well!
