- This video is something off-tangent for our channel but we thought it would be interesting for anyone looking to purchase a 2-room flexi HDB BTO flat or waiting to collect their keys for one. We will be viewing a 47 sqm unit purchased under the short-lease scheme for seniors. All BTO flats also have an Optional Component Scheme for buyers to opt-in. Under this scheme, buyers pay an additional cost to have their BTO furnished with flooring and other fittings. We will show these fittings in the video and also the elderly-friendly fittings specially catered for seniors buying such flats.

Very nice! l have also just moved into my SERS two-room flat (47 sqm) in West Coast Central. Before the key collection, l anticipated a shoe-box size unit. But to my surprise, it was spacious and had a big square layout literally no awkward space that goes wasted. A neighbour dropped by and complained that his three-room is small. l was shocked to see three rooms had very little living space as most space is taken up by the service yard in the end you get a tiny kitchen, room, toilet and living room.
Great view, furnishing is very simple and nice too.

I suggest getting a dryer for clothes, don't use the clothes' hanger as it tend to fall on the head and cause injury if not tied properly.
The view is superb.

Nice sea view! A recent recommendation for 2-rm with toilet open to both bedroom and kitchen: non-full height movable cabinet in the kitchen against the kitchen toilet door, and only moved when there are visitors in the house (with bedroom toilet door closed).

I doubt a full height cabinet is that movable especially if it's full, unless it's going to be like a compactus

OMG !! This is way to good than the bto at marsiling
The biggest mistake in these 2 room flats in the older design like this one is having a bathroom without being able to erect a shower enclosure. After bath, the bathroom floor will be all wet and it takes time to dry. During this time, it will be slippery and a safety hazard especially for the elderly. The more recent 2rm BTOs design have only one door access to bathroom which allows occupants to erect shower enclosure if they wish, which makes sense after all the flat is so small, why the need for 2 access?
Put anti slip mat. Problem solved
@@cheongwenpa Ya but it's literally aiming at the toilet bowl. That means the toilet paper will 100% be wet, so either remove it everytime you shower or be careful while showering.
I reckon this is a mistake not taken into consideration.

I like this. Larger living room and kitchen.
It also seems possible to divide bathroom it into 2 smaller ones. Only thing is idk if there's a way to bypass regulations and if any contractor can do the pipping works. Japan architect/ID would be able to. Not sure SG.... Kitchen side will have pull out shower like on yatch/RV. While master side will be normal instant heater shower.

My sisters flat, not a flexi but bto 2 rm also. Bathrm floor tile. V slippery. Why !!! Why hdb no sense????

Wah thanks for sharing the compact fully done flat by HDB! My question is whether you can fix aircon and paint the walls in multiple colours? And when HDB takes back the flat after our passing then must we change back to all white colours for the walls and uninstall the aircon?

Overall a respectable unit and neatly renovated other than the 2 doors toilet. But why is Singapore still having bomb shelter even in a tiny flat.... what is the used of it? Other countries have this?
The Store Room is a bit smaller . For 2 Room Type 1 flexi , The Store Room will be a bit smaller compared to type 2

Yes indeed. We were pleasantly surprised by the hdb OCS default design and quality as well, which were done quite well overall.
All Reno fully done by HDB bc it is only for elderly scheme Just have to bring furniture and white goods
The roll away cabinets in kitchen is for those wheelchair access who still can cook wash dishes etc

Hi, welcome. Yes it's a newly TOP BTO and keys collected last month in Sep.

since there's only one bathroom ,so it's better to separate the bath area.
Is the bthrm door pvc or wood laminate. Looks like wood laminate. After sometime will peel or rot !

Hi, outwardly the furnishings look good and the folding doors and taps (in the bathroom and kitchen) feel robust and of decent quality. The induction hob was rinnai but have not been tested. Kitchen cabinets had soft closing. Flooring was vinyl and well done. Windows could open to 90 degrees. Lights were also decent and all installed with daylight color. Unfortunately, we have no information on the other items as we did not test them out during our visit. Hope that helps!

Hi, glad that you find it useful. The induction cooker hob and cooking hood are both from Rinnai. I'm not sure if the cooking zone is larger in front as my parents have replaced it with a gas stove.

Hi, this is a Type 2 (2-room flexi). There is no renovation done in this video. The furnishings shown are from opting into the Optional Component Scheme (OCS) by HDB for BTOs. If we're not wrong, the full OCS(opting in for all 3packages) cost around $10k SGD 5years ago. Prices might be different now though

Hi, is all the windows are UV protected? I saw some new bto flats not completed yet from outside block window view is black screen.
Btw, your layout is exactly the same as my SK BTO ready next year.
Hi, congrats on your upcoming BTO flat! Regarding the windows, they look slightly dark from the inside (from our videos and photos) but we are not sure if there is any uv protection coating. From the outside, they do seem to look black as what you described. We can't find any other info on the windows even on hdb website so unfortunately we can't help you on this.
Good fengshui and nice decor done by HDB. If you can post video after putting in the furniture, it would be great.

Hi, i believe these units purchased under the short lease from HDB are not legally rentable as they are for those above age 55 looking to downsize.
the facial blur is incredibly distracting. I actually wanna look at the flat but hot damn the stupid blur comes in and forces my attention there.
Why is it called 'Flexi'?
It seemed like these flats under the two-room Flexi Scheme are actually targeted first and foremost at the elderly. That’s where the “flexi” part comes in. Under the 2-room Flexi Scheme, elderly citizens have the flexibility of choosing the length of lease on their 2-room flat, based on their age, needs, and preferences.

Hi, i believe these short-lease(15-45year period) 2-room flats cannot be sold on the open market as they are for those above age 55. So that they can unlock the value of their bigger-sized flat by selling it and purchase a new and cheaper short lease 2-room flat directly from HDB

What happen if seniors die before 30 years lease ? Does it mean the flat is to return to HDB ??
@@sittiismail3076 The surviving tenant can extend the lease (increment of 5 years) after existing lease ended. Need to pay for the extension. If the person passes, HDB will refund the remaining unused lease. I don't think HDB will take over the house as long as you remain living there. Having said that, if you are 55yo, you are encouraged to take up at lease 40-45 years lease. The older you are (eg 65 and above), the lesser length of lease you will need and also more economical.

Hi, we're not too sure. It'll be best to check with HDB as the purchase was made 5years ago and prices might be different now

Apartment and flat refer to the same thing. Apartment is American English. Flat is British English.
