Nice and cozy. Saves time cleaning and more time living, 30mins to vacuum mop the house. Looking forward to mine near the sea yeah. 36 sqm is slightly bigger than a standard hotel room good for 1 person. I find living hall for 47 sqm is like a 3-room living room. it's 7.6 m long. Use your imagination, tear down walls, open concept, glass door instead of solid wood door for kitchen and room.

Hdb show room makes 36m look spacious. The actual unit, 38sqm, 2 sqm bigger, is smaller than this unit with bad layout. Long narrow living room, can't even fit a coffee table between sofa and tv. Bedroom. If u have a queen bed, u can't have a standard wardrobe in the room. No space at all.
47sqm is a better choice for space.

I like the feel of 36sqm then 46sqm. It is cosy and warm. Nice light fitting, furniture, and setup. 46sqm looks dull. The white light and color make the house feel so cold. Kitchen is uninteresting.

The layout design for the 36sqm looks better with a squarish living room space. But it will be a squeeze for 2 people max.

Japan? you okay or not? most Japanese who don't live in Tokyo have bungalows and condominiums just like the Malaysians, only those who live in Tokyo have difficulty buying decent houses due to sky high prices, so they mostly rent if they choose to work in Tokyo.

Actually the decision of the size of the flat depends on the budget and amount of stores a person has. To me, the layout is utmost important.
In this show flat, the bedroom and bathroom are on the right, while the living room and kitchen are on the left. It gives you a feeling of spaciousness.
Unfortunately, nowadays the actual layout HDB provides is where the kitchen and bathroom are on the left, and you need to walk all the way in along a 'narrow corridor' to the end for the bedroom on the left and living room on the right. This 'long corridor' gives you a feeling that the flat is less spacious.

Consider buying old 3 room flat instead. This layout is too cramped. The kitchen is too small to work with.

Then opt for 3 room flat, one for br another br for study rm if not rent out for exfra income..

Agree, really small, looks very depressive, at least should have two bedrooms. The furnishing is nice though, already quite similar to condo standard.
