I’m in Ohio and the housing market here over the last 7-8 years is unlike anything I’ve ever seen. Homes that were bought for $130K in 2015 are now being sold for $590k. I’m talking about tiny, disgusting, poorly built 950 square foot shit boxes in quiet mediocre neighbourhoods. Then you’ve got Better, average sized homes in nicer neighbourhoods that were $300K+ 10 years ago selling for $750k+ now. Wild times.
Home prices will come down eventually, but for now; get your money (as much as you can) out of the housing market and get into the financial markets or gold. The new mortgage rates are crazy, add to that the recession and the fact that mortgage guidelines are getting more difficult. Home prices will need to fall by a minimum of 40% (more like 50%) before the market normalizes.If you are in cross roads or need sincere advise on the best moves to take now its best you seek an independent advisor who knows about the financial markets.
I wholeheartedly concur; I'm 60 years old, just retired, and have about $1,250,000 in non-retirement assets. Compared to the whole value of my portfolio during the last three years, I have no debt and a very little amount of money in retirement accounts. To be completely honest, the information provided by invt-advisors can only be ignored but not neglected. Simply undertake research to choose a trustworthy one.

The market's been on fire lately. Who knows if a crash is even coming, let alone when.
Yeah, but with inflation the way it is, a crash could make things even worse. People would be underwater on their mortgages.
And a recession on top of that? Not a pretty picture.
Maybe if I wait things out, I can snag a bargain property when the market crashes.
Be careful what you wish for. A crash could mean fire sales, but it could also mean banks tightening lending standards. Getting a mortgage might be tough.
Instead of waiting for a crash, maybe we should focus on how to weather an inflationary storm. Investing in the right things could help.

Reccessed lights 4” are $20 each!!! Light switches are $5 each with the cover!!! Cabinets for these apartments are Chinese Special style $2000 per unit with a countertop!!! Paint is $80 per 5 gallons in bulk. Vinyl flooring is $1.95/sq foot it ain’t nothin!!!! The plastic siding is dirt cheap also! The guys who bought this don’t care about the 9 million, it’ll cost them 1 million for all units and 400k to fix the parking lots

Whew! This episode had a nail-biter vibe. Almost a war type aspect. If you've been watching 5 or so years, to see what Ben has done to those sons--creating 3 age levels of soldiers at different levels of involvement and skills-and himself as the General, who can more or less put decisions in their hands, but still fund/guide as needed, is amazing. It's been a rough ride, but it's a smooth operation now.
I would say he can sit back and make fishing game commercials, but Ben is NOT a "sit back" kinda guy.

They probably intend to do something else with the property or expand, wouldn't be the first time some one redeveloped and old property there's a lot of land there for a new vision. I think about redeveloping old properties all the time with tear downs and expansions......or they just aren't that smart and are about to lose their shirt.

I used to sell big apartment buildings way back before 20 years in NNN. If area is sh&t it doesn't matter how nice you make the units you get lots of tenants that will trash the place. Talk to any hard money lender that knows areas block by block. The over spenders who buy this auction stuff usually are newer syndicators trying to buy anything to make a fee and give a crazy pro-forma to LP's to induce investment. You literally would have to buy up blocks of the area to change the outcome of the investment. I have friends who do that but it can be a 10 plus year journey or longer and success is not a given. Forget this auction stuff. Call up lenders with loans on the multifamily that are in trouble and see if you can buy the note at a discount if in a foreclosure friendly state. Then go to property owner and do workout or let them off the hook to give you the property back.

Ben would love to see you travel the US evaluating different markets. In Nashville, Vegas, Austin there are just neighborhoods that are built and unoccupied. There’s fields of flattened land with sidewalks and no homes.

@@habs7646 our inflation went from 3.6% to 4% in may, thats after 13 rate rises, economy grew 0.1% last quarter, unemployment has now also kicked up to 4.1% from 4%, now they are speaking about another interest rate rise, everyone here borrows way more then they can afford, rent is as high if not higher then paying a mortgage, mining has gone to shit and mines are shutting down, people are buying homes here for more then asking price and the asking price was way over the actual value of the house and location, the only reason homes are selling for more is buyers from over east in australia as investments.....if this is not a sign for a crash then i dont know what is,people can barley afford to pay bills 40% are in distress lets see how long people can last.....it will crash all a matter of time, real estate is not controlled here at all people make up values and rent prices, we would have crashed if they didnt import 100000000 indians

There will be no crash here mate, they are bringing in an endless stream of people who don't care if they live 6 to a bedroom. This is very profitable for slumlords who can use the large profits to keep buying more property and repeat.

Interest rates can’t go down because pensions and inflation pressures need interest rates at least 8% to function. So we will see continuing increases in the interest rates set by the FED. What will eventually cause a mortgage crisis in the commercial property investment space is the fact that government might pass a stupid bill banning corporations from owning single family houses. The side affect's of all the corporate interests selling their single family houses is that other commercial investment will also degrade in value as the market tries to find a new equilibrium. The drop in values will also be related to other factors, but the point is interest rates are going up and best to hold equity in commodities (stocks, corporate bonds, metals) to then buy cheaper real estate in a few years.
You must think it's alright for private equity to falsely inflate single family home values by selling them to entities within its own structure? Private equity is going to incinerate the single family home market and will be looking for a Lehman brothers bailout. Nothing but fucking vultures! : )

That buyer must've been all cash, but that still doesn't make sense with the amount of capital you'd need to fix that amount of obsolescence. A lot of multifamily buyers in suburban areas have been getting hosed for the past year because they weren't hitting their pro formas for rent bumps, buying at insane projected cap rates based on rents they could never achieve. Even if this buyer isn't working with a lender, I don't see the upside at the price they paid with the amount of work they'll have to do. You guys were 100% right to pass- pray and delay is a good one, but you can only extend so far. Lenders don't want to be taking keys back but at some point those loans mature, and once we see the cascading effects of extensions timing out, Ben's right that a correction will probably happen.
