Buying your home can be emotional. But when you are investing you have to be totally unemotional. That is the hard part. It takes discipline! We do large projects and you have to be detached from the deal and just look at numbers.

Made an offer for an affordable modest home, was able to pay part of the deposit in cash on the same day and the rest of the deposit on the next day (it was a weekend), so they went with me instead of other offerors who were still waiting on finance approval. Signed the contract on the same day. After doing further research, I don't think I overpaid, very happy with the purchase. Other houses in the area with same land and house sizes sold for similar or more that what I paid for.

So....I didn't hear any negotiations taking place in this story, the seller obviously wanted the best price by shopping the property to multiple buyers because they might get less for it if its sold off market to one buyer. You simply came in with Cash and outbid everyone in the room, that's not a negotiation that's an Auction. Due diligence is good and everyone should do that it will save you from a lot of pain in the future but it didn't get the deal done off market.
I carefully used cash to make a lot of money. I'm not in this league but I do ok. Best to be patient. Always be prepared to pounce. It changed my life.
I’m a real estate investor and I know cash is king. The thing that most people don’t know is that a line of credit secured against other real estate can function as cash. Also, after you purchase, you do a cash out refinance immediately to get your cash back.
This was how Donald Trump bought Mar A Lago , in "Art of the Deal". I was in real estate for over 3 decades and we also zero in on properties to buy and at times had to outbid others. All of the 30+ people in the room who were bidding knew that it is worth 40 million usd, however to purchase it in cash they wanted return of more than 15 million, however pat was okay of earning 15 million usd and he ended up purchasing it for 25m, so as he said he can easily turn 15 m profit in next few months, others just didn't bother it, they were looking to make at least 65% of their investment, who the hell wants to dirty their hands for 60% return in short 3 months or less on their money. Well pat did, but it was an emotional buy.
I definitely don't trust this if he needed to talk to DOJ and FBI. What kind of deal did he cut with them? He obviously did. There were strings attached.

This is true, I worked my ass off for 10 years saving for a house, took me few years just to decide where and what to buy, when I found the one I liked I just make an offer for the ask price, everyone was telling me it’s expensive. Not having this house would have been more expensive. Go bold on the things you want for long term and don’t try to be cute

So....I didn't hear any negotiations taking place in this story, the seller obviously wanted the best price by shopping the property to multiple buyers because they might get less for it if its sold off market to one buyer. You simply came in with Cash and outbid everyone in the room, that's not a negotiation that's an Auction. Due diligence is good and everyone should do that it will save you from a lot of pain in the future but it didn't get the deal done off market.
I carefully used cash to make a lot of money. I'm not in this league but I do ok. Best to be patient. Always be prepared to pounce. It changed my life.
I’m a real estate investor and I know cash is king. The thing that most people don’t know is that a line of credit secured against other real estate can function as cash.
Also, after you purchase, you do a cash out refinance immediately to get your cash back.
This was how Donald Trump bought Mar A Lago , in "Art of the Deal". I was in real estate for over 3 decades and we also zero in on properties to buy and at times had to outbid others. Yes cash is King, however there are times you walk away from the deal. I am in San Francisco and the bureaucrats hate us. Congratulations to PBD 👍

All of the 30+ people in the room who were bidding knew that it is worth 40 million usd, however to purchase it in cash they wanted return of more than 15 million, however pat was okay of earning 15 million usd and he ended up purchasing it for 25m, so as he said he can easily turn 15 m profit in next few months, others just didn't bother it, they were looking to make at least 65% of their investment, who the hell wants to dirty their hands for 60% return in short 3 months or less on their money. Well pat did, but it was an emotional buy.

This is true, I worked my ass off for 10 years saving for a house, took me few years just to decide where and what to buy, when I found the one I liked I just make an offer for the ask price, everyone was telling me it’s expensive. Not having this house would have been more expensive. Go bold on the things you want for long term and don’t try to be cute

Burbank is a few miles from Hollywood the movie 🎥 capital of the world so that helped Burbank tremendously develop into what it is today. Ft. Lauderdale doesn’t have the same film industry influence/advantage that Burbank had so it won’t ever happen in Florida.
