I've got a question about where Shon is talking about the tenant being responsible where things go wrong inside the property (3:15) .. what happens where it's related to a fault of any of the landlords furnishings? For example, where there's electronic blinds but the motor ends up faulty? Or if there is a leak from the washing machine which is due to a poor installation prior to the tenant moving into the property?
I just have a concern that the landlord could use that clause to take money from the deposit for faults in items which the landlord is providing and this would make me more apprehensive about renting somewhere with a clause written in the way that Shon described in the video is all.
One other question that comes to mind, where there's an agreement to rent a property for 12 months because a special deal has been negotiated, what happens with the monthly payment? Is it still paid monthly? Or can the tenant pay all 12 months in advance for the peace of mind of not having rent demands for the next year?
And keep up the great content with Mr Shon, I'm appreciating hearing his views and bringing his experience as a realtor in Thailand.

You just signed a 12-month lease and received a TM30 at a condo in Jomtien.
Now you stay at a hotel in Pattaya for 1 day, and then a different hotel for a week and yet another hotel for 3 days.
Should you be getting a TM30 for those 3 hotels?
Also concerning the 2 month deposit. Can it be used to pay your last 2 months' rent?
All the hotels would get you a TM 30 for your stay. Also you would need to get a new TM30 when you return to your condo 👍
