So most rental places I have looked into, it says they want a 2 month security deposit. Do you ever get that back at the end if you really only have normal wear and tear? Do you still pay it if you want to pay for the whole year up front?

Hi Jase. We did film a brand new 2 bedroom bungalow there. Big size and only 20k baht per month. You can see it on our channel. We filmed it 5 months ago 👍
20K is a bargain for that size and a one bedroom. I’m in building B in a 36 sqm studio and it’s 20K a month. I do love it here, but right in the middle of temptation! Out the front door, turn left, 10 metres away, there is a washing service, so they’ll do it for you. The back door goes onto Soi Dianna, but even before that, just as you exit, on the right, there are washing machines for doing it yourself for 30 baht. Because it’s a hotel, the pool can get a bit noisy with screaming kids, but otherwise it’s a nice pool. Despite being behind the new Vegas complex (stagger out the back door) and LK Metro, there is virtually no noise. If that one-bedroom is available when my lease ends next April, I’ll be on it immediately.
Great condo and price for long and short term. Being in the middle of Pattaya like that for more than 2 weeks would be a bit much for me, but it is almost nice enough that I would consider staying there.
That is exactly what I said to them. But they told me No filming allowed. I have to respect their rules. But it is a great expat shop and I still go there at least once a month. 👍👍
