      Thanks, that's because we build them north facing. Which ensures longer hours of sunlight, especially in the Summer.
      Window sizes are also very important here, even in township/hood homes they take priority.

    Luxury is relatively affordable in SA. This would be a multi million dollar in a lot of countries. You don’t just get a beautiful house, but also a well manicured garden in a well planned neighborhood.

    I’m reminded of how much I fell in love with South Africa on my visit 2015. I stayed in Kempton at One World near Tambo International airport. I’m originally from Trinidad and Tobago and was visiting on a business trip from the USA. I did not want to come home. My shipping license brought me there to look at your Ports and how business is handled there. I’m very much looking forward to coming back.

    South Africa has the best houses on the continent that I’ve seen so far. The other ones have very strange layouts and are dark with minimal sunlight.

      Let me add some spice to your future project. Go to rural places more especially in Limpopo province because many people have covered the city's real estate. Many Limpopians build houses at their homeland because they are afraid of bond houses. Those people build massive houses in rural areas

      @Unathi Ngunuza Every country has criminals. That is a given. But it's not on or off. Crime or no crime. It's the levels of crime and probability of being robbed/murdered. The LIKELIHOOD of being involved in a mugging or homicide that often determines property value. Living in South Africa significantly increases your odds of being the victim of a crime. Many people aren't willing to gamble with those odds, so they put their money elsewhere.

    Why are homes in South Africa so inexpensive considering the quality of workmanship and infrastructure, this kind of house will not cost anything below $1m in Kenya. South Africans are in a league of their own honestly, this is a 1st world country.

    You should do footage of the new cities in SA since fellow Africans think we inherited all our infrastructure from Apartheid government. In Joburg alone there are like 5 new cities being built in the past 20 years... there’s ROSEBANK CITY, WATERFALL CITY, SANDTON CITY, STEYN CITY, MELROSE ARCH and lastly I heard about FOURWAYS also undergoing a mega-project of a city I don’t know if they have begun. But all these are cities around the Johannesburg metropolitan area. It would be lovely to see the new upcoming developments. Infrastructure Inspiration. Personally Melrose Arch is my favourite. The city is centered around pedestrian movement. Under the whole city there is a parking lot, So that there is no traffic in the streets. The only vehicles they allow are Uber’s and delivery trucks. The rest go under the city. Beautiful roads with juss people walking and luxury cars. Mast see!💯

      Most of SA's iconic infrastructure happened post independence. Gautrain, BRTs, World Cup Stadiums. But I tire explaining this to our fellow Africans. Because I think it's an low self asteem mentality. They don't think this can come from African leaders, hence the just think it's all apartheid infrastructure.

      It’s actually not cheap by SA standards, if you do your research correct you might get a similar house for 450K usd. Oh and just 30km north of this suburb is Pretoria, where prices are 20-30% lower!!

    DOPE ! That house where I live in Vegas will run you minimum $1.6 mil and in say LA more like $ 3M. My home is 400 sq meter, 3 car garage and cost me $720,000. Nice property you just showed us.

    I've learned a lot from all these South Africa Videos, what surprises me the most is the fact that South Africa has much better real estate and infrastructure overall, even though Nigeria has been richer over the past decade. It's possible that South Africa spends a greater percentage of their GDP on infrastructure maintenance and improvement, i'm thinking the Labor in the South African construction sector is also more skilled.

      Nigeria has a bigger GDP the past few years than South Africa but is not richer than South Africa. It's like China having a bigger GDP than Germany but it's not richer than Germany. I'm not saying South Africa is Germany, nor am I saying Nigeria is China. It's just an example.

      @@africanandproud6792 China is far richer than Germany and what are the yardsticks you used in determining that Germany is richer than China? and for your information, Nigeria is richer than south Africa stop comforting yourself with GDP Per Capita cuz all the rich countries per capita arent among the G8, or are you telling me that Luxemburg is richer than Germany cuz their Gdp per capita is 116k while Germany is 41k and does that translate to Luxemburg richer than Germany? You guys always change the goal post when is the turn of Nigeria 80% of investments in South Africa are owned by foreigners including Nigerians while Nigeria investments are owned almost 99% don't be carried away by what Tayo is saying he is just selling his market if you see real estate in Nigeria you won't even talk, the problem is that most of Nigeria estates taking picture arent allowed, South Africa estate are cheap cuz is not booming and not among the top 5 in Africa and again South Africa has a very large landmass1.22 million km² for just 50million people while Nigeria has 923,768 km² for 200million people so Land are very cheap in South Africa cuz there are empty lands everywhere, again Nigeria has a unique way of building their house or mansion they incorporate African old way of rooting the thatch house shape into their present-day root to give it that African flavour though Nigeria still have so many contemporary house designs but people love the little African touches, In India, China, Arab and other Asian countries their house design speak of their culture and is ony in Africa there is none and that is what Nigeria is creating, most of these comtempoary house designs will be outdated in the next 40years.

      Elroy Square it’s insignificant to the inflation we’ve in our real estate in Nigeria, Nigerians overpay for data too not only South Africans, houses in Lagos and Abuja are not only expensive they really lack in design, interior execution, attention to detail, we’ve boxes in Nigeria half the size of this property retailing for $2m, and mind you the luxury in Nigeria ends in the house, the cities have no access to shopping malls or superstores, schools, basic road, sound drainage systems, security, electricity, our minimum wage being $40 too lol the houses in Nigeria have no justification for the unrealistic prices they Retail for!

We need our govts to focus more pn those kinds if investments amd stop being dependant on the Chinese.

    Wonderful modern design mansion in Johannesburg. It looks like an L.A or Miami house. Well if it was a LA or Miami mansion it would have probably cost $6 million. I like the koi fish pool at the entrance of the house. I like the house living room, kitchen, dining room, master bedroom and master bathroom. I like the glass wall doors of the house that increase the outside view. I like the mansion balcony and pool.

    I'm South African neh and something to also consider with houses in affluent areas in South Africa is that the monthly utilities (water payments, waste removal etc.) are more expensive, the higher the luxury of the area the more you pay.
    PS : I'm never seen a real estate channel on here like this and by an African brother 👏🏾👏🏾 AMAZING!!

    In SA luxury is cheaper ❤️❤️what makes SA residential properties stand out is because they were able to blend American, European, and African architecture in their designs you can see via the interior designs of the properties that different cultures were cross breeded in order to build that house..     Very nice. In the U.S. say about $2M. Here in the UK, they can charge you anything, especially if it's in London, you're looking at least 9 times that amount. In Nigeria, if it's anywhere near Eko atlantic they will probably charge same as the UK lol.
