      ​@howlinwulf Maybe Charlotte will be enticed by the owner to subsidize the rest, NYC style? There's an influx of newcomers in the country needing homes. This could turn into one of those sneaky doings. Or, to house people with substance problems. I've seen this before but usually with renovated motels.

      It is basically a boarding house but the property is designated a single family dwelling. The city will be back with the warrant and this homeowner is screwed.

    Why are all trying to discuss this with the new owner..either it is legal ir not. It is not the neighborhood that decides what is legal but the city code.

      @@redrambler2000 yes they do. All buildings have them. For personal living space, they aren’t something you post, but they exist on file with the city, even if it’s as just a note in the computer. It’s basically a catch all term that says people can live there. It can come in any form these days.
      And yes I own a house and yes, when I moved in, I was granted an occupancy permit. It was in the closing material I signed.

      Much less so. Just like anything, the easier you make it the more people are likely to do it. The fact that it's ripe for scams adds to the draw. There is more to airBnB than 'modern rent a room'. Renting a room is typically long term primary residence, Airbnb is much more overnight/transient. People typically run background checks on room renters, the owner is often living in the home as well to supervise, etc. Airbnb... Not so much.
      Really not much of a comparison.

    The former owner has no rights to the property. He sold it. The new owner can do as he pleases, as long as it is within the bounds of the law. So, it's really not the old owner's business.

      airbnb is a commercial business and the surrounding homeowners in this residential neighborhood do have the right to demand adherence to zoning restrictions and threats to their own safety that a commercial use may infringe on them.

    Either it's a zoning violation or it's not. If it's not then code enforcement has no business even going there and the neighbor that sold the property should mind his own business as it no longer belongs to him.

      While I agree with your general statement, you are incorrect about one thing: Code enforcement DOES have business going in there, regardless of zoning status. It is a residential home and even if it becomes akin to a short term rental complex (Which is essentially what the new owner is doing), it is still zoned as residential. Code enforcement is there to confirm that there are appropriate measures taken to ensure safe housing, EVEN if it's "short term". i.e. Fire exits, closet space (In many states it MUST have a closet attached to be considered and therefore rented as a bedroom), etc. There are a lot of residential codes that must be adhered to even for the standard person, which is why apartment complexes often have "inspections" to verify these codes aren't being broken by tenants. (And if they are, to allow the landlord to evict said tenants before they get in trouble themselves)

      Well, there are ordinances. You can't just change a single family home to a hotel. The insurance company will also require commercial insurance versus a regular homeowners policy. And even the bank may get involved if he has a mortgage. Bcse there are different requirements for a sfh vs if the home is a secondary home or business. It's going to be hard to just pitch it as an airbnb if he's creating a parking area w lines. And that neighborhood is likely not zoned as mixed use. This was obviously done by someone who has never owned property. In my area airbnbs or any rental < 30 days are not allowed.

    Reporters do your job better!! Your j9b is to investigate and inform the public. How hard is that?? Here are some simple things you should have answered. Is the area zoned and permitted for this and is it legal? Does the house have the required paperwork? What is the legal limit for size of a room?
    Look into the home owners history and other properties. Are their legal issues there.
    Come on reporters do better. You are litterally paid for it

    At first glance, you think what’s the big deal. But ppl staying night to night at such cheap rates tend to be nonsensical people you wouldn’t want next door, unless you are used to or want to be around a lot of riff raff. Someone in my neighborhood is doing this, and the ‘renters’ are messy, come and go all hours of the night, loud and disruptive. I can understand the neighbor’s concerns.

      @@howlinwulf lol I find it kinda entertaining. I see so many struggling to make ends meet when they have $1000 cell phones and $200 internet bills and $1200+ transportation payments.. With 82% over spending and leveraged through a credit system, They ALL could start living well below their means and save a lot of money. I know several people that have done just that an purchased a home after 3 years of solitude and cheap living. Heck, I am a High School dropout that retired at 35 with income properties and a nest egg in savings. I never made more than $20 an hour either.

      There is no housing shortage. There is government intervention and regulation which ends up increasing prices. There's also government mandated 'rent control' which prevents landlords from raising prices to cover costs, thus repairs don't get done in any timely manner and once-decent apartments become slums.

    My Florida beach condo developer saw this 50 years ago as a potential problem so the by laws spell out minimum and maximum rental leases to stop short term stays and turning into a hotel.

    Did owner pay cash or get a loan? If a loan, did the owner get an investment loan or claim it was a primary residence loan?? If the house was bought as a primary residence or even second home, mortgage fraud happened.

    There are laws concerning how many outer doors are needed for multiple bedrooms. He is essentially turning this into a hotel. I dont blame the other residents for being angry. You cant put a hotel in a residential neighborhood. The owner is trying to find legal loopholes but i hope he gets shut down. Ridiculous. All the people supporting this must be renters or trolls because NO homeowner wants anything like this in their neighborhood. And no you cannot do "anything you want" with your property. There are residential rules and codes for a reason.

      It is a Single family home, no matter if it has 12 or 2 rooms. NC does not call it a Multi family dwelling unless it has multi[ple entry doors and apartments. The "Rooms" without a shower, kitchen or toilet, can not be considered apartments, so, the rooms in the house, are just, rooms for rent..

    That home was approved and built as a residential single family home. Now with the house converted to fit 8 commercial bedroom units is it still a residential single family residential home? Or a motel? A dormitory? Rooming house? Hostel?

      @@poollife777 lol The Biltmore Estate..is a Single family home..35 bedrooms. The homeowner can do all the work they want inside the home. They can change the floor plan, move walls plumbing, electrical, ect.. So long as the owner, lives there for a full year after completion.

      NC is a Right to work State. This is not only aimed at employment. As a homeowner, I can make any changes to the interior as I deem fit. Any work done inside the home, "Under the direction of the owner" is legal so long as the Owner resides in the home for 1 year after changes. Additions and changes to building footprints on the property are the usual factors that require a permit.

      fu..the neighbors . Probably he put a minimum of 3 days rent and a cleaning fee of $10 per day. that will be around an extra 2.4k. So he will have an income of 8.4k per month.

      ​​@@redneckhippiefreakwell, considering he's adding walls (and electrical) to divide rooms, he needs a permit. It's not like he's painting or changing the vanity in a bathroom - it's structural work, and there's paperwork involved with that.
      Further, "right to work," is exclusively and specifically about employment - not home improvements. It was passed in the 40s to make sure no one could be forced to join a labour union as a condition of employment, not to allow homeowners to skirt code enforcement.

      @@GSutton lol I understand you only know of your Right to work as an employment as most likely ypou are employed by someone,, However the application of defition finds its way into self employment and self improvement. I have been remodeling homes for 35 years in NC, We have every right to add electrical and plumbing so long as the work is completed inside the home. Once it goes outside of the original footprint then the County/State has a say. . The only requirement is that the owner live in the home for a full year after the changes were made. This has been challenged a few times and our NC Supreme court has upheld the Right of the Owner above the Right of the Governing body. They basically have to produce a warrant that assumes criminal neglect before they can even step foot onto the property line. In short, the Right to choose, to work, live and exist, in the Privacy of our own home, is a fundamental Constitutional Right.

    This homeowner is screwed,
    you can't just convert a single family dwelling into what is essentially a boarding house without city approval and some areas are simply not zoned in a way that allows it. The contractors are also at fault for not getting the permits or allowing required inspections. Now the city will get a warrant and any chance of an approval to redesignate the property from single family dwelling to a boarding house even if it was possible is pretty much toast.

      There are single family residential or multifamily residential classifications for the structure itself . This is a single family home being converted into a multifamily residential. You not only require permits to do that but the zone the structure is located in needs to be zoned commercial or dual zoned commercial/residential because multifamily residential properties are viewed as commercial properties. If the area the home is in is not zoned commercial that area would have to be rezoned in order to convert the home.

    is this neighborhood not zoned as limited to single family homes or is it a commercial zoned area? We are also dealing with a similar situation but in a rural area with few zoning restrictions. Our issue is that the new owners are currently renovating the old log home for airbnb use and using our driveway (former owner had a right of way but new owner did not contact us and right of way is not grandfathered) and our beautiful and scenic farm acreage surrounds the 5 acre parcel they own and perhaps the possibility of hiking or hunting may be the draw the new owners are hoping for to attract customers. . We have had trespasser issues in the past during hunting season so we will paper our acreage with No Trespassing signs, and perhaps need to hire a lawyer to settle the driveway issue. Airbnb is a commercial use of a property and should be treated as such and not jeopardize the safety and rights of neighbors.

Everyone rents out rooms in their homes, converts garages, ...parents buy property for their son or daughter to live in while going to college...then sell it when they leave.     One Airbnb owner rented a property where there were men walking back & forth past the window NAKED. The curtain was wide open where they could be seen from the street.
    There were lot’s of children that lived in the area but those deviants did NOT care.

    I have to side with the new homeowner. I do understand the concerns of individuals that may or may not move in. We have the same problem in low income housing. We do not say; “ We do not want the person you just released from a decade prison sentence in our neighborhood”. I understand those people paid more not to have that problem. When you paid more it left those in poverty with that problem. Besides fighting poverty. They also have to fight crime, food deserts, immigration, low pay, job opportunities, eduction etc… It’s time we all take part in this American Dream!!!

      thats nuts! yu dont grill prospective home buyers LOL. if i was looking at a new home and the owner was grilling me i would leave, thats nuts. i know i would hate to live in this neighborhood., i can see it now, all the old bitties, the preppies looking over your fences, looking thru windows ect, omg what a nightmare, its ironic, cuz as a home buyer i DO check out the neighborhood big time. i try to see if neighbors have dogs they let run wild, if people have junk in their yards, ect. but thats as a buyer. as a seller its not going to be your business anymore. i know he stayed in the neighborhood, but this guy i am sorry, looks like a full weirdo and a nosey barker! neighbor from hell i am sure!@@lorirogers9304

      This is more like a hotel/motel on a residential street with no certificate of occupancy, lodging license, or fire code inspections. Completely illegal. That is their business when it's in their neighborhood.

      Because they're trying to open up a hotel/motel? They're advertising it as nightly rentals. Did they get a lodging license or certificate of occupancy? Were there fire safety code inspections? Are they violating zoning laws?

    It all comes down to city zoning…if the neighborhood zoning is designated as “ general” then nothing they can do about it… or if the zoning is commercial in any way
