I write all my guests a personal thank you note, which includes a coupon for a free night’s stay, and I put it with their welcome gift and snack box. I’ve had several guests (mostly men) who don’t even open the envelope. They eat the snacks and take their welcome gift with them but leave the cards behind. Many of these guests extend their stay, and they don’t even realize they’ve passed up a free night’s stay. Also, these same men don’t write a review. My husband is a contractor who frequently stays at Airbnbs, and he says he does the same things. That’s a big pet peeve of mine. I mean what if there was a $50 Airbnb gift card in the envelope? And don’t they want a good review on their account for future hosts to review? Personally, if there was an envelope left in the room with my name on it, I’m definitely going to open it. This is something I’ve just had to get used to.
Well, they do not know until they open it. When you have men at the property, just leave snacks and see how they react.

It's amazing how discomfort can be part of the adventure when you are in traveller mode. Those same discomforts become highly annoying when you switch to resident mode. I personally really enjoyed the call to prayer when I was traveling in Jordan. But I can imagine how the 4:30am Adhan might not be so appreciated by a resident... ;)

Oh yeah one time it happened to snow in Las Vegas ....”it never snows in Vegas like never ....but yeah it snows and the guest said the heat is not working and stuck at 70 ....I always had the heat blasted when at the property ....the guest insisted that I knew that it was broken and gave me a busted review lol smh
It's ironic that Airbnb started in a crisis and now they pissed everyone off in this crisis. I'm starting a direct booking site to compete with them because everyone is mad at them. I digress.... These are great tips. You touch on a lot of things new people don't think about.
Thank you. The whole construct of Airbnb is quite interesting, not all hosts have the entrepreneurial mindset that made Airbnb what it is today, it is no surprise course buttons are being pushed.
If you are talking about the forcing of complying with their ridiculous Covid cleaning requirements. I have a spotless place I have no intention of taking dishes out of the cabinets and washing them and nobody even touched or use them.
Hardly doubt anything you create could even touch Airbnb, VRBO etc unless you have 10 million to launch.

11:43 they are not your friend they are your customer! This is very true, but my guests I've noticed want to be my friend and even act that way andddd text me days and weeks after check out. I guess I gave them a good impression and well I give them a lending ear. They all seem to like to unload on me their life issues. But of course, I treat them well. They're awesome guests from my short month experience. Dudeee I am binged watching your videos. Excellent videos, your blog, etc you got everything that's the BEST.

mm. You probably missunderstood :) Doesn't sound like something I'd say.
Do you list things that are negatives, such as sound of traffic - etc? Some say aircover is hard to get if you have damages? Is this true or not? In terms of insurance- have you found that - for eg- mine said 6 months I am covered for- if I want to rent longer each year (which I don't to start)- then we would have to change policies. Are you finding your insurance goes up having a short term rental?
That's alotta questions :) I have videos on all of it, most of the answers are it depends. To list negatives? Depends if that negative results ina negative review and how often
