    thank you for sharing! would you be able to do a video on how you found those 30 apartments to check out (craiglist, trulia, fb, etc)? I'd be really interested in hearing about that

      Great idea! I pretty much exclusively used craigslist, and created an excel spreadsheet to track all of the apartments (price, location, laundry situation, show time, square footage, and link to posting)

    I hope you take the Noe Valley apt. The views will be free of fog most of the year and the price is very good! The view looks like it's near upper terrace which makes it a very good deal! The BEST neighborhood too! Well, you took parkside.

    I work in SF real estate and see different properties every week...you definitely made the right and best choice....nice views are great but trust me after awhile u get used to it...sq footage is much more important and a good location too

    Hi, just watched your video, very helpful but I realize it's 2 years old. I'm planning to move back to the city from So Cal in a few months. Also looking for 1 bedroom ideally at around this price. Please tell me where you find these listings, also how do you find out if it's rent controlled. I was surprised to find that your landlord was willing to allow you to negotiate the rent down. That's so great but maybe it was only because of all the vacancies from Covid.     Wow I love this! I’m also moving out to the Bay and have a very similar budget/wishlist. Do you have any tips for where to look for apartments? Did you reach out to a company? Trying to find a safe and affordable place for a female 😊

      How exciting! I didn't use any help/go thru a company. I just checked craigslist very frequently and made a google sheet to track all of the places I wanted to see. And don't forget to negotiate!! I saw a few places that were out of budget so I could form my own understanding of the market, and a lot of them had a bit of wiggle room when it came to the final rent amount. Good luck!

      I'm going to be honest with you - safe AND affordable is not possible in SF. I lived there for ten years and crime is rampant everywhere you go now. Even in the more quiet communities, people are breaking into homes, holding people at gunpoint, etc. I have been held at gunpoint as well. Some neighborhoods are definitely "safer" but you will not be typically paying low prices. If I were you, I'd stick to the outer richmond or sunset districts which are near Golden Gate Park which provides relief from the issues of SF. These are further away from downtown where you find needles, poop, and encampments everywhere. It is terribly sad and I wish this wasn't the reality, but SF just isn't worth it anymore. It really just depends on what your tolerance is, but I eventually couldn't justify the price tag for the crime and drug use.

    This was super helpful! How fast would you say the market moves? I am looking to move to SF in July. How early should I start looking on Craigslist?

      I'm glad it was helpful! I would start looking on Craigslist 4-6 weeks prior to your move-in and give yourself around 2 weeks to look at all your options. It doesn't hurt to start looking now, just to get an idea of prices/neighborhoods and how it compares to your wishlist. The market used to move very fast, but it's definitely slowed down. Well-priced options in good neighborhoods still get snatched up sooner. Also, don't trust the pictures in the posting. It goes both ways - my apartment had awful pictures which I think deterred most of the interest. And don't forget to negotiate even if the price is already good.     Out of curiosity, did you use Zillow? I have the same wishlist and finding most prices to be $2700-3100 for a 1 bedroom. I'm currently paying $1700 for a 4 bedroom share which I feel like is way above current market price. $1950 for that place seems like a dream!

      Best $200/mo I'll ever spend! You might be able to get a studio for ~$1700, especially in the Sunset/Richmond. Doesn't hurt to scan Craigslist, especially while the prices are still low

      Hello hello! I knowww those views were breathtaking! The ad might explicitly state if it's rent controlled, but if it doesn't you should be able to search the property to see how old it is. If it has a certificate of occupancy before 1979, rent control should apply. Best of luck with your move and hunt!

      @@TheLingChang I think it's the lack of humidity, I'm a new plant parent so I had some trial and errors trying to get it happy. My leaves are really droopy and crispy. Any suggestions on plant nurseries? I used to go to Hortica in the Castro but got my calathea at Plant Therapy on Market.

      @@helenwo5030 that could be it! Maybe try bringing it into your bathroom when you shower so it can get some extra humidity? I’ve recently discovered 6th ave aquarium and flowers! He gets new plants every thursday, so visit Thursday evening/Friday morning for the best selection. His prices are more reasonable than most others in the city!

      @@TheLingChang Yes! That's super close to me! I got my ruby tineke there! I went to Sloat Gardens too and 6th Ave was def more affordable.
      And yes! I really want to get a calathea medallion but I want to get this guy happy. Another question - do you bottom water them? I was told to try that.

      @@helenwo5030 nice!! Also checkout Home Depot, depending on which one you go to and when, the selection can be amazing and great prices too! For my calatheas I just water from the top but I have them all in pots that drain. So I water about once a week in the sink and just let them get a really good soak

      Hello! I was willing to move in soon and after viewing my application, the landlord said I was a good/reliable tenant. You could always start by asking if the rent is negotiable and go from there. Good luck!

    What does rent controlled mean?

      For rent-controlled units, landlords can still raise tenants’ rent, but only by a certain amount over a certain time period.

      Most places I looked at were rent controlled because I sort of avoided the newer/nicer company-managed apartment buildings!
