    What about homesteding? The timber on the land can be sold to offset the cost of clearing.

      It can be for sure, but not a lot of people wanna deal with it. Mostly people want to build a house, have a view and privacy. It’s complex as is and adding timber project can be even less appealing I guess

    Thanks for the informative piece. About internet availability, if you have a lot lot in a “dead zone” you can now get Starlink which is satellite system which is super fast and currently costs $100 per month but will be more like $50 in the future.

      Yes, that's true but it takes a year to get the equipment. Probably not in all the areas, but in our area that's been the experience for a lot of people

    This is such great info! Where would you say is a good area to build a 2000 sq ft ranch home in the area surrounding Asheville without having to install septic? Thinking 1/2 acre.

    VERY helpful! I'm curious about water quality, I visited a friend in Eden NC and the water was undrinkable, I couldn't even tolerate brushing my teeth with it. I found the water quality in Asheville to be fine when I visited but it may not be good in the rural areas.

      Very good! And tastes great too!
      I can’t drink water anywhere else. We went to Charleston and the water in the water fountain was so awful I couldn’t drink it.

    Any suggestion on land within the city or vacannt land just outside of it to put a Tiny Home on. It can have utilities or not.

      There's land out there, just depends on your budget, criteria, financing.

      People have done that! I have clients who did just that.
      Got to be land with no restrictions on that.

    Elena - do you have any relationship with the Cliffs in Arden, or is is building or buying in that area exclusive to the Cliffs? Do you have an opinion about that community? How about the other Cliffs?

      Cliffs at walnut cove is nice. Pricey because it's a gated, luxury, secure, great amenities. They have a 1.5 acre lot for about 1.2 million-great views there but idk if it's justifiable. People who build there aren't going for $260/sq ft house...more like $550-600/sq ft. We only have one Cliffs, I believe you refer to Southcliff in Fairview? Different location, I think a better one because of accessibility. If I were to choose a gated community, I'd go with Ramble, because it's more central, and is more or less flat. Cliffs have mountain roads and kinda tucked away.

      And to answer your question about relationship with Cliffs - I've shown houses and lots there, had a golf tournament at Cliffs, hehe. It's a very nice, mountain community!

    The old rule of thumb: “If it’s cheap; it’s steep”. Or, no water. Or…Solid rock….won’t pass septic perk test.

    What do you recommend buying already built or building brand new, this information was very interesting and kind of turned me off about building with all the expenses to expect.

      Well...if you want a fully (or even semi custom) custom, then building of course. We have a lot of great builders to choose from. We have some new home communities that have great lots and great proximity to Asheville and all amenities: Town Mountain preserve, Olivette, etc). Also, building right now can be a lot longer. For example if it took 6-8 months to build house, now builders say it will be at least 12 months. We are super low on supplies.
      Buying a house the way you want can be challenging, especially now with inventory being super low. There's pros and cons to both.
      There's also an option to do a home/lot package. It's going to be new construction with some room for customization such as colors and maybe finishes, that way it feels like you had some room for your taste and the way you want it. A lot of people don't realize how hard it is to pick every single detail on the house. It can be overwhelming and slow down the process. So semi custom or home/lot package that gives choices might be a way to go.

    Retiring in a year have family in Hendersonville by myself looking for a small house in the mountains 1/2 up the hill not real steep. Just in the looking and pricing phase. Possible a vacation home or residence. Would also be possibly looking for small land to build small house

    Crazy question to ask a real estate person (but, it's because I love your channel and you tell it straight), but with today's market, would you hold off on buying or building? Lumber and materials have gone up through the roof (pun intended) and existing homes are over priced and in short supply. This has got to slow down? Right? What does your real estate crystal ball say?

      In today's market I won't even build a deck, LOL. Buying land is one thing, but not building.
      It's gotta slow down whenever interest rates go up and less people will be buying, but I don't see how it's going to go in reverse. Supply and demand. Unless they build a wall around Asheville, don't let anyone come in and buy, then demand will go down and even out with supply, but that's not going to happen right?

    I'm from Massachusetts..we have to jump through hoops to build....can you put in your septic & well & live in a small camper or trailer until house is finished...here in Massachusetts you can up to one year...

      I’m pretty sure you can put a well anywhere anytime, not sure about septic...you gotta jump through the hoops in some counties to even get a perc test done

      Like what? There’s a lot of open use land in and outside city limits. Anyone can use it however they want. Unless it’s in HOA, or there’s a deed restriction

    Where in Jacksonville Fl now but lived there for most of our lives and are thinking about moving back. But NOT to Asheville proper. Never doing that again.

    Can you find land where there's no building codes,....no zoning issues , low taxes low electric bills or even no electric bill's*,.....where you can build any structures you want,....garage or off grid cabin or live in a trailer Modular or Mobile home or camper till you develop your property?
    Then enternet access?
    About 10-15 miles out of a town that has a hospital that treats cancer.(give or take,... closer or farther,...on a highway miles equate to minutes and it's ok if it don't snow.
    I'd like to get in my car and start driving.
    My friends live there and I can't locate them,....I might be doing that soon.
    That's what I look for in a state,......and good hunting.

    We live in woodfin at Newbridge Parkway and love it but want a townhouse to rent , do you know of any 2br townhome in thre $1400-$1700. Not much online

      I don't and there's not much to choose from. Have you tried www.forrent.com or tonsofrentals.com ? There might not be many options now, but you gotta keep looking all the time. Hope this helps.
