    I use to mentor people on wholesaling virtually and locally. Here's the reasons why I stopped: 1. The vast majority of people wanted the checks, but weren't willing to do the work. 2. You need heart, drive and desire to succeed in any business. Most people lacked those criteria. 3. People don't understand that you might have to look at 5- 10 properties, before you find 1 that works. It's a "numbers" game folks. ANYONE can wholesale, but if you're not willing to bust your butt, you're doomed. HOWEVER, if you're willing to do the work, stick with it and learn from your mistakes, you can become very wealthy.       @@Warren_Laidler Haven't mentored anyone in a while. I usually find that the students aren't willing to do the work. VERY few do what's asked of them and that frustrates me. I'm trying to help, yet they won't help themselves! If I had a few people that were VERY serious about it and did what they were supposed to do, I might consider it.

    I’m to the analysis paralysis point. There’s so much information to take in. I watch video after video. Read article after article. But what I have yet to read or hear in a video is How long do you have from the time you get an accepted offer to assign the contract to someone? Do you just simply say I wanna close in 30 days and find your cash buyer in that time? What happens if you don’t find someone in that time frame? I’m sure it’s been gone over but I literally need someone to explain it to me like I’m 5.

    When you said seller agrees to close with buyer of choice. He would I go about that if I am wholesaling a home I don’t own but I have under contract? I don’t want to give a buyer to much info cause they could just go straight to the seller an move me out the way

    So how exactly do I send you houses to fix and flip? I found a house that can get you a $63,000 profit (30%) on the house for the buy price. Could get more if you can get the buy price lower.

      I’ve actually put in comps for the house and it would be a profit of $91,000 after rehabbed and sold. Only $80,000 for the buying price.

      @@FlippingMastery yeah I went on to the webinar. And was all pumped up about it, till it got to the part where I needed to pay a grand. That's alright though, and it's not that I am not an action taker. I just want to better my own life and have financial freedom and have the best life for my future children and my girlfriend. I'll just stick to doing this on my own. I was really pumped about being able to send you a house with a $100k profit margin after imputing the comps. But I'll probably just wholesale it myself or offer it as a referral fee and move on to other houses till I have enough cash to start up my own business and wholesale much much more on my own. That actually made me hunger more for doing all of this with only knowledge from others and my own drive and make me strive even further for my goals, thank you 😁

    Hey Jerry. I’m in sales right now and have experience in sales. I feel like I already have confidence on the phones and to hustle calling people considering my background. I am a broker of sorts at my full time job so I already know how to talk to people regarding business.     i still dont understand if you borrow money from a private lender or the bank dont u have to pay them back so how do you make profit, lets say you borrow 200K and bought the place for 105K and do rennovations for 40k or 50k and pay real estate agent to sells your place for 160k or 180k how are you making money you still have to pay the bank back unless you can sell the place for over 200k which was the borrowed money then you have no profit or losess or if you sold under 200k your losing money

      You need to purchase the property below market with enough room (including cost of renovations) to be able to make a profit. You can either cash out refi with a bank to pay your lender back or sell the property and pay the lender back that way. If you need help evaluating a lead/house to see if it is a deal or not...I can help!

    Hi Jerry what would you suggest for older people with a family they have to support such as yourself but the savings is only enough to keep you a float for a month max?

    Hey Jerry, you guys inspired me, I was a real estate agent in Europe. andand I looking for wholesale over here . I am located in California unfortunately it’s very high prices over here. What would you advise how should I start ? Or just do it in a other state like Nevada? thanks Elisa

      Good luck! Every market has it's challenges. The prices are higher in California but the process still works, you just may assume more risk due to higher capital. Virtual is certainly an option, but it'll have it's challenges too! You can do it!
