@@queenmari9720 With mobile homes, some owners want them moved and I’m not sure how the process will work on that, but majority of the buyers want to buy the mobile house with the property and not pay to move it. But if the mobile home(s) stays on the property then it should be no problem.

It's about convenience...yeah they can wait and make more on market, but that also includes repair cost, inspections, dealing with agents, closing fees, bank finance...all that takes time and effort. They go through a wholesaler because they don't have to do any of that...house is sold as is, no commissions or fees, no agents, inspectors, and they get cash alot quicker selling to an investor. Simple. If you sell your phone for $100 and a week later someone contacts you saying they'd have paid $120. Why didn't you (the seller) find the buyer that was willing to do $120? Answer: Because you needed the cash asap and the first buyer just was quicker. If you would have wanted to wait longer you could have (for 6 or 60 years if you'd liked) but you didn't. For you it was a win to sell NOW, not in a week or not in a year. That's business. Be quick, solve problems and get rewarded for bringing value in return.

@@FlippingMastery you are right. i just did not recall the other solution indicated in the video unless you have other videos indicating other solutions. it seems to me in most of these types of videos the newbie is trying to assigned the contract and get a buyer before closing since most young folks just starting don't have money- don't qualify for mortgage or credit line and don't have access to any one that can loan the money.

For the same reason people can buy a car, a boat or an iPhone at a discount. The seller is motivated and the wholesaler offers cash.
