      @@lukabeast1150 deal wasn’t a deal. Couldn’t find a buyer…..bad area, then seller wouldn’t want to sign to release my emd a lot of drama.
      Ended up splitting my emd 50/50 and walking away

    Jerry, you are such a blessing and you’ve positively impacted countless lives both directly and indirectly with your work. I’m learning so much from you and I really am looking to follow the path in this life God has created for me. It struck a cord for me knowing that you are a man of God and your mission is first to build on your relationship with God and cate for your family. That’s exactly what I’m looking to do with my life.     Hey Jerry, can you make a detailed video on wholesaling on market properties? If the agent doesn’t allow our POF incase they look it up online, do we put the earnest money or the buyer? Does the earnest money allow us to wholesale due to “equitable interest”?

    Hey jerry I have a question I hope you can answer for me , when I offer the listing agent the double dip , I’ve found it’s hard talking with listing agents after the fact for fix and flips in the area because they’re wanting to get paid a commission from bringing there investor the deal , could you help me with some strategies or a target focus when trying to find a cash buyer with a deal double dipped already .       You can wholesale: land, lots, houses, apartments, duplexes, mobile homes, and multi family houses.

      @@queenmari9720 With mobile homes, some owners want them moved and I’m not sure how the process will work on that, but majority of the buyers want to buy the mobile house with the property and not pay to move it. But if the mobile home(s) stays on the property then it should be no problem.

    I do not understand.. why didn't the seller find the buyer that was willing to pay 110k, was our man here just better at marketing the property? Is that the only difference?

      For the same reason people can buy a car, a boat or an iPhone at a discount. The seller is motivated and the wholesaler offers cash.

      It's about convenience...yeah they can wait and make more on market, but that also includes repair cost, inspections, dealing with agents, closing fees, bank finance...all that takes time and effort. They go through a wholesaler because they don't have to do any of that...house is sold as is, no commissions or fees, no agents, inspectors, and they get cash alot quicker selling to an investor.       Simple. If you sell your phone for $100 and a week later someone contacts you saying they'd have paid $120. Why didn't you (the seller) find the buyer that was willing to do $120? Answer: Because you needed the cash asap and the first buyer just was quicker. If you would have wanted to wait longer you could have (for 6 or 60 years if you'd liked) but you didn't. For you it was a win to sell NOW, not in a week or not in a year. That's business. Be quick, solve problems and get rewarded for bringing value in return.

      i just did not recall the other solution indicated in the video
      unless you have other videos indicating other solutions.
      it seems to me in most of these types of videos the newbie is trying to assigned the contract and get a buyer before closing since most young folks just starting don't have money- don't qualify for mortgage or credit line and don't have access to any one that can loan the money.
