We love st james' and it's design makes it an iconic English stadium, but renovating isn't really feasible. The revenue lost during the renovation would be detrimental to income, too many challenges in regards to planning permissions due to surrounding areas etc.... for me, and new stadium makes more sense, it can be designed to be the "Wembley of the north" to usually world class stadium that players want to play in etc....

It would take the restructuring of major roads in and out of the city. Newcastle cannot expand their stadium outward on any side, they can only expand upward.
