Back in the day, when I purchased my first home to live-in; that was Miami in the early 1990s, first mortgages with rates of 8 to 9% and 9% to 10% were typical. People will have to accept the possibility that we won't ever return to 3%. If sellers must sell, home prices will have to decline, and lower evaluations will follow. Pretty sure I'm not alone in my chain of thoughts.
If anything, it'll get worse. Very soon, affordable housing will no longer be affordable. So anything anyone want to do, I will advise they do it now because the prices today will look like dips tomorrow. Until the Fed clamps down even further, I think we're going to see hysteria due to rampant inflation. You can't halfway rip the band-aid off.
Home prices will come down eventually, but for now; get your money (as much as you can) out of the housing market and get into the financial markets or gold. The new mortgage rates are crazy, add to that the recession and the fact that mortgage guidelines are getting more difficult. Home prices will need to fall by a minimum of 40% (more like 50%) before the market normalizes.If you are in cross roads or need sincere advise on the best moves to take now its best you seek an independent advisor who knows about the financial markets.

There are important points to be noted. 1. How much you are going to pay as interest over 20 years 2. How much society charges over 20 years? 3. How much maintenance required like Color, plumbing etc.. 4. How much down payment one has? 5. Once you sell it, how much money you have to give to bank to repay loan, tax, broker commission, society commission. 6. How much appreciation or return you will get? 7. How much Insurance of a house and loan costs? Considering this, it’s better to invest in real estate once your age is over 40. Till that point invest into index fund is better. So one will have a good amount of money in hand to buy a real estate.

12:24 Bhai returns calculation mein stamp duty and gst bhool gaye. Factoring in 11% taxes( 6% stamp duty 5% GST), you won’t make much in 4 years time. Real estate is a long term game especially with high interest rates.
@@sandeepv146 RERA doesn't allow any payments more than 10% unless the property is registered. Also, most developers have lockin till possession so you can't really sell the apartment unless you take handover by paying in full

A suggestion( and a request) from an undergrad student is that it would be so helpful id you could ask your guests for open opportunities they might have in their businesses that we can apply for or something like a coffee chat with a live audience where your subscribers can join with a paid ticket to the show and ask questions to network with the brilliant minds you bring on board.
Not convinced: He took an example: Bought a 100 rs property which grew at 6% that is 6 rs CAGR and took loan of 85% amount that is Rs 85 at an ROI anywhere between 8%-11% How can he end up paying 15 rs as ROI in 4 years vs income of 35??? ROI will be 6-8 rs per year x 4 years = 24 to 32, even if loan is reducing. Practically faced it.
Interest outgo is lower as loan is disbursed in tranches in line with construction progress. Interest on entire loan ie 85 here is for only about 3-6 months after which the property is ready to move in, handed over and can be resold at the appreciated value.
@jassimunjal2576 Correct. All the people who come on various media show real estate in unreal light. If one wants to buy a land/apartment/house and live in it. Then by all means follow the process of vetting the documents and ensure the price paid is as per market and live in it. But from an investment perspective, a real estate does not make sense for ordinary people. Because 1. Apartment/flat are dead or waste investment. 2. House on a land is a good investment but rental income will never ever match the cash outflow. 3. Better invest that kind of money in PPF, MF, SGB, 99.99% gold coins/bars, Good quality BSE 100 stocks, if there is still money left then invest in jewelry, debt funds, FDs, ..etc. Real estate is not worth it. WHY? With TFR coming very low, in next 30 yrs the population of India will reduce significantly. PPL laugh at me when I say so. Todays population explosion was due to the high TFR in 50s & 60s. Present population rates are below replacement levels in India. So when that is considered, that is the core of real estate - lack of apartment or land, on which the real estate is sole. This will no longer be the case. But yes, it will take another 25-30 yrs show this effect.

Ajitesh was good, but I don't buy your self depreciation that you are a narcissist😂. Good job, guys. The next time you have Ajitesh on the podcast, please broach the following points a) how to buy land in India (residential, commercial, agricultural), b) how can 1 protect the purchased land from enroachers land mafia etc at low cost investment example without building a boundary wall, etc, especially if the purchaser will not live on the land on possession. c) How to differentiate the genuine advisors on real estate and what's their average justified fees.
Numbers are flawed ... Reit avg return are 2-7% max ... From where he got 14% .. and baring last 2 year if u take last 10 years ( exclude last 2 years) residental RE has not even beaten fd returns forget about infaltion ... And i am talking of metro cities

Commercial realestate returns are high 5/10 times whereas residencial is 8/10 Invest wisely in commercial property bcuz multiple of office is very less than multiple of residencial property
Nice podcast but i would like to highlight a few things. The speaker here is comparing commercial rental yield with the value of the residential property. That is incorrect according to me. Rental yield should be compared to rental yield only and increase in price of the property should be compared to the same. In short, comparison should be made on the basis of same parameters.

ROI will be 6-8 rs per year x 4 years = 24 to 32, even if loan is reducing. Practically faced it.

Interest outgo is lower as loan is disbursed in tranches in line with construction progress. Interest on entire loan ie 85 here is for only about 3-6 months after which the property is ready to move in, handed over and can be resold at the appreciated value.

Correct. All the people who come on various media show real estate in unreal light. If one wants to buy a land/apartment/house and live in it. Then by all means follow the process of vetting the documents and ensure the price paid is as per market and live in it. But from an investment perspective, a real estate does not make sense for ordinary people. Because 1. Apartment/flat are dead or waste investment.
2. House on a land is a good investment but rental income will never ever match the cash outflow.
3. Better invest that kind of money in PPF, MF, SGB, 99.99% gold coins/bars, Good quality BSE 100 stocks, if there is still money left then invest in jewelry, debt funds, FDs, ..etc. Real estate is not worth it. WHY?
With TFR coming very low, in next 30 yrs the population of India will reduce significantly. PPL laugh at me when I say so. Todays population explosion was due to the high TFR in 50s & 60s. Present population rates are below replacement levels in India. So when that is considered, that is the core of real estate - lack of apartment or land, on which the real estate is sole. This will no longer be the case.
But yes, it will take another 25-30 yrs show this effect.

Ajitesh was good, but I don't buy your self depreciation that you are a narcissist😂. Good job, guys. The next time you have Ajitesh on the podcast, please broach the following points a) how to buy land in India (residential, commercial, agricultural),
b) how can 1 protect the purchased land from enroachers land mafia etc at low cost investment example without building a boundary wall, etc, especially if the purchaser will not live on the land on possession. c) How to differentiate the genuine advisors on real estate and what's their average justified fees.

It gave hardly 3% less then fd .. in last two years it surged .. which probably wd avg to 7% cagr .. in longer run it comes to 10% max cagr

Nice podcast but i would like to highlight a few things. The speaker here is comparing commercial rental yield with the value of the residential property. That is incorrect according to me. Rental yield should be compared to rental yield only and increase in price of the property should be compared to the same. In short, comparison should be made on the basis of same parameters.
