    Hi there, excited about this new series!
    We bought a fixer-upper in another town about 20 km from here. We are almost done, but had to stop due to Covid, will probably restart in the autumn.
    The first thing to say is that the price was very negotiable, we paid quite a bit less than the original asking price, but, do note that taxes are based on the official ‘rendita catastale’ and not the price actually paid.
    The main issue we faced was damp. In many of these old houses, the lower floor was laid directly on the earth and damp rises through the walls. Less of an issue if there is a ‘cantina’, but for us this is to the back of the house, so we bit the bullet and dug up the all the floor of the living area to set down a protective layer of gravel and what the builder called ‘honeycomb’, we also damp-proofed the walls on the ground floor. First floor was fine and only needed some cosmetic retouching.
    We rewired and re-plumbed the entire house to bring it up to code - there are strict rules about this, with certs to be signed off. This is particularly important if the plan is to rent out the property. I guess it would be possible to get away with a lower standard or to do the work in stages, but our preference is to just get it over with, so we won’t have to revisit this in the future.
    We did not make any structural changes to the house, so did not have to request planning permission, but bear in mind that this might be necessary in some cases.
    We have family in the area, so they helped us out with overseeing the work and things like being there when the gas/water/ electric companies came to check out the house and re-connect to the system. For others would say it’s essential to have someone local to help out with these things.
    I know this sounds like a lot of work, but we are not in a hurry and we estimate that the total cost should eventually come in around €40k all-in - which in Ireland would be the cost of a midrange family car 🤣 Also, we outsourced all the work as we have absolutely zero skills in this area or time to learn; so imo anyone with the necessary abilities and time could probably save on some of the costs like painting, laying floors, building the kitchen, installing appliances etc.
    Finally, in terms of investment, would say this is a long-term game and would be best done with a view to living there or renting the place out fully or part-time. Flipping and reselling is just not realistic in these areas.

      Thanks Joseph, glad you found this useful. This was our first experience doing a full remodel on a house in Italy and we learnt some valuable lessons along the way.
      We are thinking of maybe doing it again and found DauVo’s channel very interesting, especially as regards the distressed auctions info.

      @@ElibelDublin hi Elibel (not sure your name) thank you for returning my comment. Yes I have been a fan of the Dauvo for a few months now. I live in US and just before the shut downs entered a sales contract to purchase in Sambuca Sicily. I got involved in the one Euro House there in April of '19 but ended up going through a local agent in town. Similar to one of Dauvos' interview with Karl (and his channel) were we found cheap fixers on the superior market, ultimately. So I can't wait till I can get back to Sicily to finished purchase process and start the renovation !

      Great advice! Thanks for adding a personal touch. I would love to see photos or videos of what you've done. I think this is the perfect area for personal use to get away from it all, but within range of many other locations within an hours drive. Being from Idaho an hour doesn't seem much to me, but people consider this area off the beaten path and avoid it (as far as living here full time as a working class citizens goes).     What amuses me about these traditional Italian homes, is the maze-like corridors leading into all the separate rooms. The view outside is breathtakingly beautiful! Living here would be similar to a fairytale, what with vineyards, rolling mountains, ancient winding roads, castles...etc surrounding you..

    Very interesting as always. The rental information was very useful for any potential purchaser, it really does have to be a "labour of love" unless the location can justify the spend in potential rental income. Can't wait for the next video., its compulsive viewing.

    And also, I just read through all of the comments + replies . Really great comments from your viewers, too.
    This video gives a very. *Real Feel* for the content that your channel is portraying. Starting with the initial video teaser' you posted earlier. And now with this one. Showing us the general footage of the actual village streets, the diverse condition of some of the other homes in that Village. The surrounding countryside & then touring inside one of the properties.
    And what a bonus, the real estate agent, had a very good grasp of English. For all your English speaking viewers. I'm looking forward to that next house tour !

      I couldn't be happier about the viewers that are active on the channel. I get an occassional negative comment, but 99% are always positive. It's amazing.
      I am so grateful that Alberto spoke English. I have a lot of videos to share and translating 30 minutes of video often doubles my editing time. It is also easier for me to ask the questions as I intend them to be.

      @@DauvO One tip I'd give is to cut the length of your videos. 30 minutes is too long and puts viewers off. The first 8 minutes of this one were a waste, you didn't need to show us the phone call to the agent and waiting around.
      I'd suggest next time, 2 mins introduction walking through the streets leading up to a property. Then 10mins filming inside and discussing with the agent. Maybe 2min for closing remarks. It means you can get your point across in a 12-14min video. Give it a try.

      @@perolagrande I appreciate the tip, but I happen to know people are enjoying the full experience. It's not uncommon for people to watch 20-30 minute episodes on tv. Even 45-55 minutes depending on the genre. I spend extra time each video setting chapters in the description for the people that don't have enough time to watch everything. At least you can catch the information you want this way. I will consider your suggestions and decide what is best for everyone. Until then take advantage of the chapters in the description.

      @@DauvO Yes I should add I appreciated the sectioning into chapters, and you even display this on the screen when playing, so the viewer knows exactly which part he's at. Something I've never seen before, and highly useful.
      I feel most people's attention spans are (unfortunately) far shorter than mine, and also have a lot less free time to view than me.

I'm personally not looking to buy property abroad but i'm planning on visiting Italy when this whole "situation" clears up. Hopefully you will make it to Umbria someday for some properties because that's where i'm planning on traveling.

      Ok! Great! Make sure you have a good plan on how to enter the country. It's not alway easy to gain residency and their are plenty of learning curves to face along the way. Great start doing the research ahead of time!

      DauvO thank you for your answer. I have italian citinzenship since my grandparents were born in treviso. I am planning to marry my GF in order for us to leave. A was amazed today when you said in the brrr method video that you pay 40% taxed. Seems nuts and way differrent from the tables that I’ve seen. How can it be 40%?       @@kennyfol well it's been a while since I made that video so I will have to review it, but a combination of property taxes, income taxes, hoa fees, and I believe I was referring to the mortgage as well, but not positive about that.

    I really liked the curved ceiling corners ... nice architectural details. It sure seemed like you could see a lot of sunlight coming through that roof. And I was surprised to see the ceiling fans ... at least in Southern Italy, many of the local people seem to be averse to moving air, even on a hot day!

      Hi Chris - I noticed the same thing about that roof. But then I remembered watching a video from another gentleman's channel * Not Useless Yet * I kind of recall that his property had a similar type roof. He was doing a video tour while it was raining there, yet it was still 'dry as a bone' in his attic.

      Haha! Ya those roofs are old but do their job most the time. The tiles can shift when walking on them which can cause leaks, but a well maintained system lasts a long time. (Has lasted a long time in this case) That whole 'colpa d'aria' is a pretty funny cultural phenomenom if you ask me. I tease my wife a lot since she grew up being told this. If the kids shirt gets wet whatsoever, they are going to catch pneumonia.

      Our investment property I just shared has a roof like this as well. It had some leaks, but we hired someone to jump up on top and put them back in place and they work fine now.

    I wonder when some Italians speak English they say things like: wine ah, food ah, dine ah, feed ah, sugar ah, spoon ah, dish ah. Either way I love Italy, can't wait to visit again some day.

      Pretty interesting no? I assume it is due to the majority and I mean almost 100% of Italian words that end in a vowel sound. So when they learn English, they add a vowel sound out of mere habit. 'Casa' 'Barca' 'Supermercato'

    Hi David,
    Nice video. Everyone's likes and dislikes are different. As for me, I like the town and the coolness in autumn. Living in southern California has made me crave more cool temperatures as well. You mentioned Airbnb types, I am interested in this but larger buildings with open some space for additional cars and gardens. The condition is not an issue, but the cost is. I am a retiring Contracting engineer in So Cal.
    Another thought is; I want to say that you speak very well would you consider adding information regarding the issues getting through the process of residency, including for foreigners. Thanks so much! we really love your videos.

      You can get an ERV and stay legally up to 1 year, during that time you can apply for a resident’s permit. If you decide to purchase a property as a resident you can save some money on registration taxes (paying only 4% of the property price), compared non-residents- 10%.

      I'm guessing Vercelli would have a decently sized hospital. Any city with at least 30 to 40,000 people would have a sufficient hospital

      Pretty scary, no? Honestly a pretty common system in Italy. A lot of people will replace these roofs when they start leaking with an insulated panel system covered with roof tiles for aesthetics. Thanks for watching!

      Hi Gloria. This camera is actually the osmo pocket. I will send you my Amazon link. I really like it too be honest. It gets a bit hot, but it does 4k and has a lot of functionality. I put a wide angle lens on it for a better field of view in tight spaces. The best part is the camera is tiny so the gimbal can stay balanced really easy instead of fighting the weight of a phone or DSLR camera. It's perfect for vlogging I think. amzn.to/33lws8u

    How close are restaurants, home improvement stores, rail stations, and ski resorts

      There are some restaurants in the newer portion of town at the base of the hill about 4 minute drive. Grocery stores, train, and hardware stores will be 15 minutes by car in Casale Monferrato.
      Ski resorts... probably an hour to an hour and a half away.

    I have a question from my unique position. Where or should I as a black woman be thinking of purchasing property in the regions you're showing?
    Please be open and frank with me. I've developed a love for the Italian regions for some 30 yrs now, but haven't seen people of color in videos within the many videos of folks showing areas of Italy.
    Where would be the best regions to buy? What experience can I look forward to? I love the country type living, am not so much a City person.
    I hope you're not offended by my questions and can direct me.
    Monte Ferrato, Piedmont, Positano, Amalfi Coast, what's my best bet? Thanks

      Hi Angel! Getting back to old comments and saw I missed yours! Thanks for the question, I like Vladimira's idea. I've seen Tia's content and she shares a lot about her experience in Milan.
      I imagine the more you stay in the touristic zones the lower the possibility of cultural problems for any foreigner. Not sure where you are from, but the most likely scenario that you'll come across is someone assumes you've come as a refugee since in recent years we've had a lot of African refugees enter Italy. I have a friend from New York that makes extra effort to dress "American" just to set himself apart as a non refugee.
      I'd imagine Positano and Amalfi would have a better diversity than piedmont and Monferrato, but I could be wrong.

    Thanks So much for doing this. You have no idea how helpful your reviews are. I am looking to buy a property for my own use. Just to vacation and then eventually retire there. I have no idea what area to choose though. I watched the video on mussemeli that you did then the one with Pierre. Perhaps there or closer to the coast? I am looking for a move in ready for about 5-10k euros. It’s not much but if Pierre could find one I’m hoping I can. Nothing more as I live in the states. I want to be about 30 mins or less to the sea. Still doing research. So your videos help tremendously. I think my only concern is that some of these smaller towns look deserted. I am assuming because of covid. Also are people not wearing masks there anymore? Doesn’t seem to be any concern ....

      There are too many areas to choose from, at a certain point you just have to decide.. Do I want the sea? Do I want a train station? Do I want a lot of people? Do I want good weather all the time? After that you can narrow down your search a lot better. Most the towns I visited are pretty well deserted by the younger generations who search work in larger communities. This leaves the older generation at home most the time if not to exit for a stroll and coffee at the local bar. We are much less concerned with Covid these days. In stores it's mandatory and we have to keep our distances, but life is more calm now in this sense.

      Ozzano Monferrato has about 1400 people. There were probably 1 or 2 smaller coffee shops in this town that I saw, but I didn't search the whole town and I wasn't around when the restaurants would have been open.

    Do people actually travel down these little streets by car? If so, they must be one way streets?

      They do actually. Truth be told they aren't always one way streets. Down in Mussomeli there was one street that entered the historical center where a church could be found and cars would frequent it taking turns to pass through. Just something you get used to I imagine. I always prefer to park.

      8 months late .. Hope you found your answer sooner, per sm most likely 500-800 depending on finishes. I'm assuming there's not a major structural project involved, but it is in the north regions.

    I googled hotels and there are a bunch in the "area". So if you want to rent your investment you are competing with the hotels etc in the area.

    Hi Dauvo, you asked us to guess the price, and up until the agent revealed it, I was thinking it would be on the market for €60,000. Personally I wouldn't offer more than €40,000 for it. So the true asking price means it's a bargain, even if it does need a full revamp - new kitchen, new bathroom, electrics, plastering, plumbing, boiler, and new radiators. Call that a further €30,000, and that house could come in at €50-55k once totally restored which is a great price.
    However, I didn't like it at all. There's not much privacy, as people will be walking right past your front door, the rooms are all small and dingey with poor light, and there really isn't much of a view given the tree blocking it. No outdoor space either. People buying a house usually want a garden, however small.
    Your analysis of the Airbnb potential missed a couple of important points. Tourists want a back yard to relax in, even if only a small space to sit out in or on a sunlounger. Space for a swimming pool would even better. Then they also want private parking which this house doesn't have either. I agree this house would probably not be much of a success on Airbnb and would generate a low price per night coupled with poor occupancy.
    The agent spoke good English, and looked professional.
    Do keep the viewing videos coming. We are just as excited to view them as you are to make them. I'm seeing more estate agents turning to RUclips to promote their properties in person. It beats just having an online ad with photos, like all the other properties, so this is a way to stand out from the crowd. Even better if you can include some drone shots to provide an aerial view.

      Maybe if they property was closer to Milan it would get closer to your 60k initial guess, but in this community definitely not. It's not my favorite property either due to the reasons you pointed out. But there are some that wouldn't mind it. I didn't think it necessary to go through all the points of what the property lacked when talking about the Airbnb potential since it really just didn't have... Potential.
      Glad to hear you like the content. I think there will be a house or two you like coming up. But there are plenty more things to consider than we'll most likely mention in the video. Thanks for adding your thoughts!

    I am always surprised how badly mantained a lot of the houses are in these area’s. I looked as if nothing was done to the exteriours since the second world war!

      You know the economy is not great in Italy, right? That unemployment is high, right? Sometimes survival takes preference over aesthetics.

      It is not precisely an economic issue, northern Italy is a rather wealthy area with a relatively low unemployment tax, they are small towns often inhabited by an elderly population, young families live in bigger cities.
