truly an outstanding property…… I guess my only question is, why does a custom homebuilder build a pool without a hot tub/spa?everything else is perfect.

Crazy that a realtor would be ignorant of Texas law. You say “the property line goes to the middle of the river, so you own part of this river”. Absolutely incorrect. All navigable rivers are owned by the state of Texas and are open to the public as long as they are between the banks. Get out of here with your nonsense.
Why do you think that? Many properties have boundaries that go into water, lakes, rivers and creeks. There are rules about it of course, as water rights are an important complicated topic.

Sure. Send it. I’d love to see what nonsense you would lead to that conclusion.
To say “it’s complicated” is childish. If it is a navigable waterway not 100% contained within private property boundaries I.e. a lake or pond not a stream, river, bay or ocean it is owned by the state of Texas 100% of the time.
