Yes an excellent story and one of those properties where I would purchase with the stipulation that the families that are there working the land, stay and just feed me wine, olive oil and truffles! I would be an unpaid worker! Keep bringing these gems Nick!
Yes! If one was wealthy and lonely (I have part of that down!) it would be an instant family! This is exactly my kind of place :) I have similar sized acreage, but such a cultural difference where I live.
Wasn't that the original form of landlording though? The settlers give the landowner a portion of the harvest (as opposed to money ) for use of the land
Yep stunning opportunity nick, olive oil, wine and truffles what more would you want, and the beauty of landscaping the new build and surroundings area and make it amazing..
What a wonderful location with the added bonus of this great boutique business.... and at a surprisingly reasonable price considering what you're getting.
Property loaded with natural beauty and good things from the Earth. Love the mental excursion it took me on❤️. What a difference in the ruin and the business building structures. Of course, the old must be restored in the same vein, to it’s former glory. Lovely to think about and admire. Thank you for sharing with us all 👋👋
This is a beautiful piece of property! I totally agree to tear down the building and reorient it and use the stones to build a new one. Great view and it’s so nice and flat. The vineyard is beautiful! Those are great ideas for that business building. Thanks for this great video Nick!
Thank you for showing this property, it was very interesting, beautiful views from the area of the ruins. I know nothing about wine production, & I thought you explained simply so anyone could understand, the owner seemed very nice, hopefully someone will purchase & carry on the tradition. Enjoy your weekend, I always enjoy your property tours.
Well, amaizing. This is not a simple property, it is a large one. Congratulations Nick is not simple to show this jigsaw,. All come for 1.9 millon euros??? Is cheapest. But it is not a simple retirament, is a decison of life. I think that you could use both ruin, after restoration, as a high status hotel for example, and live in the other one, as you say. Stunnig explanation by the lady, I I learn about the wine production in Italy. At last, amaizing property, full of posibilties and potential. Thank you Nick, have a nice week end
I would say save part of the building (the two arches on both sides) which will look interesting, keep the history in place and may work cost efficient too
There’s a reason I don’t live in London nor on a vineyard in Italy sadly Nick 💶 🙂 but I can dream though. Fabulous enterprise here for the entrepreneurial business type person ❤️
Very good Nick, this is s fantastic opportunity and a dream of mine but unfortunately I don't have a million in my bank account. The price is actually not bad taking in consideration what you are buying. More vineyards please 😄 Thanks Nick.
Nick, I’m currently living in Santa Barbara California . I want to fulfill my dream and purchase this property. I would restore the buildings, turning them into bed & breakfast then turn this property into an income source: Produce fine wine Produce EVOO cooking school Let’s do it chap!
Curious about the profitability of the business. Producing 8,000 bottles for a total average of roughly $134,000 (average of $16.80 per bottle converted to USD) and having what looks to be atleast 5 employees it doesn’t seem like a lot of profit left over for the owner. It does look like there’s the possibility of doubling or tripling the size of the vineyard based off the available leftover land though. I guess that’s why it’s called a hobby vineyard? None the less, beautiful and very interesting property.
Thanks for your comment. The family own another business which is operating from the building. This business would relocate or the new owner could rent the space back to the company. There’s lots of possibilities. Best wishes, Nick.
8000 bottles is a lot of work, i help out on a 2000 bottle vineyard. Is the wine any good, the pruning and maintaining of the vineyard looks excellent!
More than a year later I would love to see what has been done by the person who purchased this property, fascinating to see if your ideas were taken on board.
Hi, I love the concept of the place when we win the lotto. My concern cam with the figures for the wine 8000 bottles at €20 euros a pop let’s say because I m rubbish at figures, so €160000 income. Now I saw at least 5 people working in the office, so I suspect there are at least 4 more working the vines. So 9 people, let’s say eacH earn €20000 euros a year, which come to €180000 so a net loss on just people of €20000, now I know the EU give out money like it is going out of fashion, but could you explain the maths
Hi, Thanks for your comment. There's another company working from the premises, which will relocate when the estate is sold. Sorry for any confusion. Best wishes, Nick.
@@Helenah51 still I am amazed that you need so many trees! in a very good year it is 1 tree for a 2 liters! ouf! lot of money for such a small return. You are pioneers
I might be wrong, but I believe she said it was a relatively new plantation so I would assume the harvest from these trees would increase as the trees matured. When grown in the traditional open-grove way, olives begin bearing fruit in the tree's fifth year and take between 8-10 years to reach full production.
Don't forget you're not just buying the land but a fully functioning business - vineyard, olive groves producing oil and the recently established truffle venture. All in in all, I think the price is very reasonable.

Another excellent story to a beautiful property, someone could really enjoy this land.
Thank you. Best wishes, Nick.
Oh my goodness! Breath taking views.
What a beautiful place, Nick. Really loved this video, especially the interview and the photo of the family in the 1950's. The wine looks amazing! xx

Thanks. Okay, I will. Best wishes, Nick.
That's actually a reasonable price for what it is. I saw a very similar one near Montefalco which was only slightly more.
Grazie Nick.... another amazing and inspiring video... I want to be your neighbor! ;-)

His the damage caused by an earthquake?
Looks like alot of people working there. Just trying to do the math. 8,000 bottles x $ a bottle. I love the place, and lots of land to expand.
Most of the people are working for a sister company. When the estate is sold they will more to a new office. Best wishes, Nick.
Hi, what is the price of this property please? I love your videos, fantastic!
Thank you Anthony. Asking price is €1.9m. If you would like further information please just email. Best wishes, Nick. info@abodeitaly.com

Hi Nick. How much is this cherishable and promising profit property? I'm Barbie.
I can help with the slice of bread, I bake sourdough!
Nick, I was searching for the property on your website and could locate it, did the vineyard sell?
No, just email for more information. Best wishes, Nick.

Barbie wants to buy this property and hire the beautiful lady who is a good instuctor of wine and business.
Hi Nick , just wondering , is this vineyard still available?
Yes. Please email for more information. Info@abodeitaly.com. 🙏 Nick.
Actually, that's not a bad price for all that. Too bad I don't have it myself.
Price?
Asking Price €1,500,000. Best wishes, Nick.
Did I miss what it’s selling for-$$$?
Hi Eileenie, The asking price is €1,900,000. Please email me if you would like further information. Best wishes, Nick. info@abodeitaly.com.
Well, all I see is headaches and a need for very deep pockets. I can see why no developers want anything to do with the winery...
800 olive trees to produce 100 liters wow I did not know it took so many trees to produce one liter.
That’s because last year was a down year. I’d expect 800 trees to bring in A LOT more than that. Our top year with 300 trees was 525 litres.

@@milalewis983 ours were planted in c.2003 so not that much older but you’re right, they take some time to bear fruit (pardon the pun).
