This is the best home tour of someone living in a Charleston model. She has a LOT of furniture, but you can see how livable the living room and bedroom are. I just would have a hard time with such a narrow bathroom. But I'm sure someone will snatch this one up right away❤ Good luck to the current owner.
I could defiantly live in this home with a few minor changes. I really prefer these over the ESP homes that don’t seem near as warm and inviting and are mostly DIY. Great job showing this home!

Why is this person leaving already. It seems that quite a few people are leaving the Incredible Tiny Village? (The homes are very nice and cost a pretty penny that are existing.) I feel Randy and Amanda need to address these issues. I just wanted to know why some of these people have been leaving. That village seems very community centered. There seems to be a great number of homes built waiting for their lots now. My husband and I are going to take a ride down next week. My husband is 6'7" plus we have a disabled adult daughter. We will see for our selves if they have lots available for these new homes too.
People have life experiences that result in them having to make changes. If you've never known this to happen to anyone, you are blessed beyond measure. Kids get sick and need their parent to take care of them and their kids, or the person needs someone to care for them when their health takes a turn. Life happens.

It’s really not our business why this owner is leaving. She can disclose if she wants to. Many of the people that bought Randy’s homes are older people. Older people pass away, go to assisted living homes or maybe move into family homes for care. If you are concerned you should talk to the owner or the neighbors. 1. Having had a handicapped Mother & Father almost 60 when I was born...these halls and bathrms ARE TOO SMALL FOR WHEELCHAIRS. Ladders to loft? No way.
Randy offers some other models that have wider halls, bigger bathrooms, and no stairs to the loft. They are some of the 10' wide models on the ITH website. A front wheel drive wheelchair could maneuver in them, and he's said he can also build lower countertops and larger roll in showers if the customer needs that.
What year was this tiny house made? How long has the current owner lived in the Charleston model? Does it also have a mini split? Or is it only heated by the fireplace? Is it a wood burning fireplace or is it gas/electric? Thank you❤
It has minisplit that cools and heats efficiently. The owner lived there a year. The tiny house was built in early 2023. The fireplace is electric. It’s beautiful and so homey.

A video posted 7 months ago entitled 'Randy and Amanda discuss Incredible Properties and how the lot leases work' states that ALL new leases require new key money when you sell your existing tiny home. Can you find out from ITH what that cost would be?

This home is on a terrible lot. You have a few of the back of the other homes and is right buy the building where they are building homes. This home should be on a better lot after this woman spent so much for her home!! ITH should of NEVER put her home on this lot… how disappointing for her!!
Love the house but you can buy it brand new for 89k. Since you need Randy's approval I assume you need to pay iTH key money. Sorry but I don't think skirting and blinds add up to 20k and it is a used tiny home in wheels
They require full payment upfront, so they will not accept just a down payment. They also do not do any financing, so you'd have to arrange that on your own.
A clarification on my earlier comment. ITH does not finance or accept just a down payment, but since this house is being sold by the seller, not ITH, maybe the seller will work out something for you.

The thing is, you'd need a lot to put the tiny house on. There are no lots available in their communities at the moment. If a lot becomes vacant, you'd have to pay "key money" of $20 to $30,000 upfront. An alternative would be to put the tiny in another TH community like Bird's Nest (in TX), Lakeland Ridge (TN), River Edge (NM), lot rent is 400 to 500(?), which all don't require key money, but one doesn't know if there would still be empty lots in those communities by the time the house is built. There's a client who paid for a house since last July & her build hasn't started yet. Buyer beware.
It certainly is the buyer's business to know why someone is selling. It's the question that any reasonable person would ask, and one that the seller should be prepared to answer. It's not personal it's business.
It looks to me like people are jist flipping tiny homes and we all know how that turned out for affordability. The lot purchase or rental, approval/key process seems shaky to me. I wanted an original 24' RJO so much...😢
I love all the houses shown, Sorry if majority leaving because of health and personal reasons, it's just weird that these homes were being resold so people need to know, where I live I want to leave because these women are acting like they're in high school in cliques and gossiping, my home is mine to take, if it’s similar and don't want to say, maybe mention area not right fit, or found a home well suited for their needs when addressing these types of questions, don't need actual problems, when doing resale it should mention something to keep other hater trying to destroy credibility of qualities of made, I hate to hear anything about something that you want to be your last home quality isn't up to standards, heard it in other sites but don't want to think it can be, so by easing everyone something should be in place before nay sayers down play these homes, I believe they're doing a wonderful job, and will continue to see how everything progress, just hoping that one day my personal position will improve enough to purchase these beautiful homes.
You mean Tennessee. It was a 2023 Tennessee State law that allows counties to charge property taxes on tiny homes. They tax you when you purchase it and again when you live in it, but their property taxes are very low compared to most blue states like mine. You can also itemize your federal taxes and write off 100% of your paid property taxes.

This is a new thing which ITH lobbied for just to appease the county. Prior to this there were zero taxes on these homes. And yes, it's not very much since it's based on square footage of the home but it does need to be factored into a senior's tight budget.

I think that it is important to distinguish between property and tax and personal property tax for the purpose of this discussion. The property tax is paid by the land owner/landlord, in this case Randy and ITH. It was disgusting to hear Randy say that the house owners should pay a tax because they use county services. As you said, they use virtually no county/city services .No roads to maintain, no trash/sanitation service, and most importantly, no children putting a burden on the school system. And any services that are used like police/fire etc., are covered by taxes that are the responsibility of the landowner, not the renters. Randy is very clever. and not in a good way. He's hoping that by pushing the tax burden to the renters, he'll be able to get more favorable treatment for his tax burden. Believe me, every move that he makes is to benefit himself, not others.

I’m from Florida and Plantation Shutters are all wood or faux wood and they are mounted on the inside trim of the window. They swing open inward into the room…not up and down like those do. I guess different companies have their own products that they label as a plantation shutter.

That ramp is too steep and there isn't enough room on that deck for a wheelchair to turn enough to go into the house.

Actually it is very efficient being located in the bedroom. I'm the seller of this house love located there.
I like it in or next to the bedroom. Afterall, that's where the majority of dirty laundry is generated (sheets, blankets, clothes changed out of).
