    I like what she's done with her 12x20. I do like those darker beams. Does she have a door for the restroom? I thought they came with one. Mine did. I agree that's a good price. Also, it looks like her home was skirted with the insulated esp panels which helps keep the pipes from freezing. Thanks for the tour and interview!

      Maybe buy a bathroom door( very reasonable), and stain it the color of the beams, as an accent 😉👍🥰….then, maybe brown and white tiny pinstripe window treatments 😉 Oh dear, I’m daydreaming, sorry,lol….very cute home☺️
      Oh, and a “ bamboo shade above fridge too….o.k. I’m done….really❤️

    Wow! That’s $333 / SF!! And, no yard, garage, dining area or closet space. I get it. It’s tiny living, but the whole concept behind tiny living is supposed to be affordable living. $333 / SF is way more than the cost of an average house in Newport, TN. According to the market, a regular size house in Newport sells for about $218 / SF with a yard, garage, etc. If this 240 SF house sold for $218 / SF, it would only be $52,000. Wonder how much it originally cost. The rent is very reasonable though. But, the price of the house would seem more realistic if it at least had its own land to go with it. Then I could see it being worth $80K or more, depending on the size and location of the property.

      You don't own property, key money is 30K to get on a site but maybe thats included in the 80k

      ​@@lisasantak3632 Trying to recoup that key money may make it difficult to sell. $80k for that house is simply far too much. That key money also gave them two years no rent. So its actually impractical to expect someone to pay you back for two years rent that you lived on the property. Get back the money you put into the additions and appliances, but to expect to be paid back for rent, that's just not rational thinking.

      This owner probably bought it when Randy had specials for 25,000 or less. ITH once sold the 1st 50 or so houses for 15,000 back in the day then another special for 20 or 25,000. Many bought to rent or flip. Turn key back then started at 6,000 alot with 2yr rent free then $200/month. Then increased turn-key to 10,000 & now @ 30,000 turn-key with no 2yr free but rent has stayed at $200 & $300 for mountain & Buffalo mountain. Wants 40,000 deposit on new housing development in Amanda's hometown but you'll own the lot there.

      Like anywhere people have things come up. There are a lot of retired living there as well and when your health changes your living situations do too.

      Just like any neighborhood peoples’ lives change. We’ve had people move for family, health reasons, death or maybe they don’t like tiny living.

      I'm glad you asked that question because I was going to ask well. I've been following ITH since like 2018 and want them to succeed and change the housing industry. I would love to build tiny homes except God gave me zero handyman skills. 😂

    Thats way too pricy for used ESP....am looking for DIY home. Not looking to purchase then redo interior/exterior design. Its nice for one who's ready to move into with only suitcase. Besides that price .....does it include all sales and interests added?

    Congratulations but fair warning, keep a fire pit smoking, citronella those lake mosquitoes just eat Deat and Citronella for breakfast, lunch and supper. Lol😂

    Dont forget about those mosquitoes 🦟🦟🦟. Granules can be purchased to treat your yard. It works for fleas, ticks, mosquitoes and few other bugs n worms that eat roots! Have a blast- 🌹

    It helps put some perspective on the sales price of $80k to know that people paid ITH $75k for an Incredibox with a tiny lot in the Grove a year ago. But it is still a hard pill to swallow for such a small ESP home. As always, I wish the owner all the best in selling her home and her future❤️

      @@rhinestonesandwrinkles let’s not put lipstick on a pig. The present homeowner likely paid 30 Thousand dollars in key money over and above the cost of the house and lot rent. That 30 grand is written in to the contract and is non refundable and non transferable and never advertised by ITH. When the present homeowner leaves they will loose that money and the new buyer will also have to pay it. The population at ITH are mostly sigle

      Mostly seniors who within a couple of years decide the lifestyle is not for them or get sick or die. They forfeit that money and ITH makes a bundle.

    I think these home's make the best of the available space. Who doesn't want a verandah, shed & front yard??
    ( Is the lot included in the $80K ? I thought it was non transferable? )

      Lot included to keep home on. It is not purchased but leased for $200 a month. You must apply through ITH and approved for the lot.

    I think these sellers are forgetting that most want to design their own. The owners should leave em az empty as possible to let buyer design to their specifications. Lot of em look over crowded....simple like Randys surroundings. And if one is moviing it off the lot thats a lot to haul.

    Has this home sold yet? When trying to buy a home in this community, you would need to be approved by ITH to live there before even putting down earnest money; is that correct?

      You can put down earnest money but be refunded if ITH denies you a lease. If you want the home, please reach out to seller.

    Why don’t You take the “Tiny Home” W/ to the lake lot U got now??! Especially…….., when U haven’t even been there a year? Like some of the other comments here, it does seem like these are bought & then sold quite quickly-🤔🤔 !? 16:24

    Holy cow, the supposed "home owners" can never remove these tiny homes from the Grove? They don't own the land. They must pay whatever rates ITC decides to up the lot rents to over the owner's lifetime, which is reasonable now, but it's a yearly lease they sometimes do NOT renew (as we've all seen with others)?
    I wish Ms Deb so very well in her new home on the lake. I hope she can also find someone for whom this will work out well. I like what she has done with what little space there is in the home. Perhaps she can comment on how the internet connection is so that can help sell this home to someone who works remotely? Just a suggestion.

      There is a new internet in the community that has been started by Morristown. Those that have signed up so far like and it should be sufficient for work at home. I think it’s $75 per month.

      Starlink is also available which has been reliable. I worked from The Grove last year using the Newport Utilities Internet which has changed to Cimplenet. From what I've seen very good speeds for working from home, $65 a month if you have your own compatible router, $75 a month using theirs.

      It was shown in the video. The covered clothes rack that was between the front door and bedroom was used.

      I bought a wardrobe unit with 2 shelves and a zippered canvas cover. Vipek V1C portable closet from Walmart.

    The price of this house is dillusional. $80,000. The only thing incredible about this house is the price. Insanity and greed at it best. The lot rent is $200 but you know that's not going to last very long. That price is just to get you comfy and then the price will go up. I was thinking anything over $50,000 was highway robbery. This owner could care less about affordability.

      Yep that’s kinda high, I think they all paid $70k to get into the Grove, that number stands out but I could be very wrong, if it is correct she’s just recouping her key money paid.

      @@rhinestonesandwrinkles exactly, LOT LEASE! She is paying no rent with that initial payment and she is trying to recoup that. That is just irrational. She expects someone to pay her back for a benefit they will not receive. The only way that place would be worth that money is if the new owner got the same "no rent" deal for more than 10 years as well. Even then that does not justify that price. Especially since Randy has admitted that there have been complaints of leaks and it is too expensive/difficult to move.

    Yes it's overpriced but it's because it's loved. It's not my favorite, I prefer doors lol. It's cluttered and hard to envision but that love shines through. The Amanda is too much too but my opinion is just that. I do agree it's close living in the grove, but I live in a huge complex of apartments and I can tell you when my upstairs neighbors get up, when the neighbor across from me walks home s dog, etc.

      No. And internet only by Starlink or cell phone hotspot, from what I understand.

      ​​​@@Stacey721they were $49,900 if left unfinished. The "MacDaddy" with all the Bells and Whistles was around $75,000. So price is fair either way, as it's completely finished, skirted, decked, etc.

      I understand where you're coming from because I kind of had a hard time seeing how to utilize the space because there was so much in it I understand where you're coming from with the Clutter I don't think the individuals being mean I think the individual was saying they couldn't picture it to I understand where that individual is coming from I don't think we needed to pile on so quickly

    way too cluttered. I would go tiny if tiny homes were allowed in my area but definitely not in a 20 ft. space. That's not much bigger than a living room in most people's homes and to pay up to $90,000 for that amount of space is ridiculous.
