Wow! That’s $333 / SF!! And, no yard, garage, dining area or closet space. I get it. It’s tiny living, but the whole concept behind tiny living is supposed to be affordable living. $333 / SF is way more than the cost of an average house in Newport, TN. According to the market, a regular size house in Newport sells for about $218 / SF with a yard, garage, etc. If this 240 SF house sold for $218 / SF, it would only be $52,000. Wonder how much it originally cost. The rent is very reasonable though. But, the price of the house would seem more realistic if it at least had its own land to go with it. Then I could see it being worth $80K or more, depending on the size and location of the property.

So its actually impractical to expect someone to pay you back for two years rent that you lived on the property. Get back the money you put into the additions and appliances, but to expect to be paid back for rent, that's just not rational thinking.
This owner probably bought it when Randy had specials for 25,000 or less. ITH once sold the 1st 50 or so houses for 15,000 back in the day then another special for 20 or 25,000. Many bought to rent or flip. Turn key back then started at 6,000 alot with 2yr rent free then $200/month. Then increased turn-key to 10,000 & now @ 30,000 turn-key with no 2yr free but rent has stayed at $200 & $300 for mountain & Buffalo mountain. Wants 40,000 deposit on new housing development in Amanda's hometown but you'll own the lot there.

I think these sellers are forgetting that most want to design their own. The owners should leave em az empty as possible to let buyer design to their specifications. Lot of em look over crowded....simple like Randys surroundings. And if one is moviing it off the lot thats a lot to haul.

I wish Ms Deb so very well in her new home on the lake. I hope she can also find someone for whom this will work out well. I like what she has done with what little space there is in the home. Perhaps she can comment on how the internet connection is so that can help sell this home to someone who works remotely? Just a suggestion.
There is a new internet in the community that has been started by Morristown. Those that have signed up so far like and it should be sufficient for work at home. I think it’s $75 per month.
Starlink is also available which has been reliable. I worked from The Grove last year using the Newport Utilities Internet which has changed to Cimplenet. From what I've seen very good speeds for working from home, $65 a month if you have your own compatible router, $75 a month using theirs.
The price of this house is dillusional. $80,000. The only thing incredible about this house is the price. Insanity and greed at it best. The lot rent is $200 but you know that's not going to last very long. That price is just to get you comfy and then the price will go up. I was thinking anything over $50,000 was highway robbery. This owner could care less about affordability.

Yes it's overpriced but it's because it's loved. It's not my favorite, I prefer doors lol. It's cluttered and hard to envision but that love shines through. The Amanda is too much too but my opinion is just that. I do agree it's close living in the grove, but I live in a huge complex of apartments and I can tell you when my upstairs neighbors get up, when the neighbor across from me walks home s dog, etc.

You don't own property, key money is 30K to get on a site but maybe thats included in the 80k
