    I recently did a property deal with Williams Corporation and couldn’t speak more highly about them. Very professional and the product they deliver is off a very high standard. Developments in Wellington look great.

    With townhouses having fewer carparks and fewer off street parking how does an owner charge their electric cars?
    Petrol is getting more expensive and electric cars are being phased in.

    Their properties are built with far superior products which I think drives most of the price difference. The properties come with things like high quality appliances which match the cabnetry and colour schemes of the property. Also reducing move in costs post-sale.
    The townhouses in 10-15 years wont have degraded as badly as other developers, so even if the top up required as an investor is higher there would be way less renovation costs to bring it back to sale state. I often see townhouses in Auckland that are less than 5 years old that look worn and outdated from using poor quality products. Its like disposable culture has seeped into property developments

    Great content as usual, how about one on Brooksfield?

    Not the right fit for us. Too small no ability to change plans ie add ensuits in their builds as they have none. Too expensive no garage.

    Thanks for the video. Is it possible to get a review if Faisandier Group properties please? I have already looked at a townhouse by Williams Corp and as you have mentioned in one of your recent videos, the numbers do not work from an investment point of view. I am now looking at a development by Faisandier which are cheaper to buy but wondering if there is something I need to be aware of with Faisandier Group. Thanks for all the content, I have binge watched a few videos :)

    Would you advise investing in Williams corporation capital fund offering 10% at present.

      We can't give personalised advice in the comments section about what you should specifically do :) But more generally ... we have been very cautious about these funds, as you need to understand the high level of risk involved. Apples and oranges. You're comparing an infill builder with urban sprawl builders. Williams sites are awesome central locations.

    • @opes_partners
      @opes_partners  2 года назад

      Hey Karl, definitely different products when it comes to Williams vs other top 9 busiest builders. That's the point we're trying to make in the video. They're cheaper because they're building a different product.
      When it comes to the cashflow comparisons definitely comparing apples with apples, the townhouse we compared it with is 1.7km down the road.

      @@opes_partners Comparing a property on Wrights Road to a Property on Spencer St? Like I said, Apples and Oranges. Spencer St the owner walks out their front door to retail businesses. Wrights Road you're walking over 15mins to retail

      @@karlauckram7069 You don’t think Williams Corp properties are more expensive on the whole?

    • @karlauckram7069
      @karlauckram7069 2 года назад

      @@opes_partners No. Christchurch Central is recovering well since 2011. Williams properties are playing an important part in getting rid of derelict eyesores in central locations and bringing people back. We don't have a crystal ball but I think we'll look back in 10 years and think, jeez that was a cheap buy for a property of that standard in that location.
