Allows for great quality tenants that would normally not be able to afford rent in an area mainly consisting of Single Family homes. Done this a couple of times, works great! Well done!

Hi Maya, Denver and Los Angeles now have an Ordinance that helps the owner to convert ADU much easier. In Los Angeles, just this year Planning passed new Ordinance that allows homeowners to add Jr.ADU in addition to ADU!! It's a great investment strategy. Curious what your strategy is on SFRs vs multis. I like the SFR+ADU #s but it's a bit of work to get one of these ADUs up and running, and especially if your city is less than efficient like they are in San Diego
So 4-4500 a month on 565k invested isnt the best. And that is assuming he gets the rental numbers that he thought were high. I know it's Denver but numbers are numbers. I know he is banking on appreciation in the area but if you want to gamble there are places for that.
What is Single Family Detached Condo? What are the differences between traditional single family vs Single Family Detached Condo? It it good to purchase new Single Family Detached Condo or old traditional single family home?
No idea about Denver, but in Northern California, a meter set would run you $20-30k. Personally, I include water in the rent on my properties anyway, because it is nominal.
It's the cost. Adding a second tap is cost-prohibitive in Denver. ADU's have very strict rules and regs about how the water and sewer tie into the mainline from the house into the street line.
