@travelwithdax hi Dax! 1st honor! 🏅 😁 Hmmmm, ang una Kong isa-suggest ay sana hindi binabaha ang apartment 😊. So let's deal with the flooding problem first kasi hindi ito pwedeng maging norm kahit konting baha lang. So, if yari na ang building and bahain sa area at pinapasok ang apartment, it's best to have a proper drainage system to divert flood waters, a trench drain near the entrance din para 'di papasok sa loob ang tubig. As for the rental rate difference per Floor because of flooding concerns, hindi ito usually batayan sa apartment kasi ang thinking ay hindi talaga dapat binabaha ang apartment. So kung tataasan ang renta sa 2nd floor and 3rd floor dahil binabaha ang 1st floor (however shallow), wala siyang merit. In the first place, as per the Building Code, dapat ay habitable ang units. Kapag lagi siyang binabaha, hindi siya considered as fit for human habitation kasi unsafe siya. Sa mga Condo naman, kaya mas mataas ang presyo ng mga higher floors, especially penthouses, ay dahil meron silang binabayaran doon which is usually the view. Dagdag pa rito ang exclusive spaces na usually sa mga top floors lang binibigay. Bukod sa view, ang ibang factors din ay mas maganda ang ventilation, lighting and sound reduction sa mga higher floors. Pagdating naman sa apartment na 2 to 3 storeys, wala masyadong difference ang 1st floor to 3rd floor. Although mas mahangin sa 2nd and 3rd floor. I think mabebase natin sa klase ng area and market conditions ang pricing natin. Kung low-lying ang area and bahain talaga, yung iba pa nga ay mas mababa ang renta nila compared sa hindi binabaha. So on a per Floor level, hindi pa ako nakakita na factor ito. You may check with your neighboring apartments if they consider this and then maybe you can do the same. Usually, kung "accepted" sya ng market, yun ang nagiging norm sa area. Wala kasi tayong regulations sa pagseset ng initial rent dito sa Pilipinas.
