- DWELL Magazine has just released their own prefab home! One of the most popular publications in all of housing has officially entered the prefab home space with their new ADU call The Dwell House. This is huge news for the prefab home industry as it's the second magazine I've seen partner with an offsite construction builder this month alone. I think this new trend of prefab builders partnering with publications with a massive reach is a brilliant idea that will be mutually beneficial for both parties and people looking to buy a prefab home. Just wondering who in their right mind would spend that kind of money on something like this when for the same price (in some markets) you can buy or build a full house. It’s a good looking product just not $389k good.
It's either greed or to cover their startup costs or both. I think their market is people in big cities that have made substantial cash and have a flippant attitude towards money to get out of the city or not.
What I dislike is that there's no roof over hang. I live in a house right now that has no over hang and I hate it.

At $389,000 I don't see the value in getting a premanufactured home. You could just build one on site and probably have an easier time tweaking various features and options to your own liking. Also if $400,000 is what you can get for a 500 ft² space then I'm going to change careers right now. 🤯

I believe the minimum house size in my stylish Los Angeles County town is 1,500. They should really bring that down to a reasonable level.

I subscribed to Dwell for years but stopped a few years ago as everything the covered seemed to be of the same style. But a great magazine if you like that.
My husband and I put one of these houses in the backyard to get the children out of the house.
The four kids aged 9 to 13 have their own space and are learning house work is a must because
they now know nothing get cleaned or done by itself. The kids get invited in for dinner each night
but other than that it's the Dwell house out back.
definitely an elite west coast only offering targeted at those living in way overpriced areas. the price can buy a mansion in most of the US. Well, a comparative mansion.
At that price point that’s over $700 per sqft. I can do a stick build for $350 per.
Or hopefully lower than $350/sqft

Thanks for a good informative video. As soon as I heard "for discerning people" I knew it was going to be very pricy. These high end high priced homes are not going to be solving the housing situation any time soon, because most of us can't afford them. Companies like Incredible Tiny Homes with tiny home prices ranging from 20K to 100k, and Boxibl at 50k, are in a better position to help the housing situation because they are affordable bu so many more people who are needing a home.
Totally agree. This is an ADU for rich people who want a guest home.
There has got to be something in the middle. ITH and Boxibl are basically sheds, while Dwell is a rich person's summer house next to the pool or for the son/daughter who wants to live alone, but not too far from parent's cash.

Could overhangs be an option on so many of these prefab homes? Living where it rains and snows, an overhang can be a difference between a door frrrrrrreezing closed, or not.

I love the way the homes are shown with spectacular views. To get that view will cost as much as the Dwelling. Oh well dream on. As you said Abodu is a high end builder. But a half million dollars if you buy land with a view. Oh, I didn't hear anything about furniture. 🤩
This is getting into stick-built prices, even including foundation work. High-end as you say. High end appliance package as well. Just paying the expenses for a site visit is going to cost for time and travel over a 'large' distance.

I'm not on board with the idea that simple design and fancy appliances (Bosch isn't cheap) justifying what many similar designers charge for a 3 bedroom house. This comes out to over 700 dollars a square foot. How much did those architects cost?

The price per square foot for this Dwell ADU built by Abodu is very competitive for the markets that it will serve. Dwell is based in Marin County, CA. Abodu is also based in the SF Bay Area.
That price per sq foot is still too high considering it includes no land.
@@pamjacobs12 Nope. A lot would start at more than $1M in their service area. In my area, the smalles lot is about a 5K sq ft and they start at $2.5M.
Interesting. I’m curious as to what innovations if any does the dwell house contribute to the prefab industry. I assume that with that many years covering housing they should have some fresh ideas. I guess we’ll have to wait and see. Great work as always Kerry. 😎

Hey Kerry, awesome channel! I live in Norway and trying to get my wife onboard with the idea of buying a prefab home. She is worried about insulation as winters can reach -25 Celsius and lower on a bad day.

I live in Oklahoma. My 2,000 sq ft. home which is well built and quite lovely on a small lot is currently valued at $362,000. Can't imagine anyone paying 389,000 which doesn't even include a lot. I realize homes are much more expensive on the coasts, which is why people there are looking to save money. A lot in some of these places is going to bring that home up to twice that amount, or more. I thought pre-fab were supposed to be a cheaper route to go.

Pretty and well designed it looks like...would love to have one of these or bigger sized ones but for me the cost is more than can do....otherwise it would be worth looking at and i bet for some it will serve them well. ..especially in CA and PNW where homes are skyrocketing crazy high and then these are NOT comparatively high at all for what's double and triple that and only a little bigger and maybe not better ...not as new or cleverly designed to make more use of less space and with some of the features built into these that homes now do not have..and that's makes more space more useable.
I like seeing even what can't afford (as much as i like looking up at the stars and moon at night even tho i don't have the wherewithall to go there...😄 or i like to see pics in magazines of places i may never get to go to and homes/designs and layouts and furniture i won't ever have ....but i enjoy seeing and getting ideas for what i can do ...from that. It's always great to see ideas and dream about potentials whether we might or don't have way to own /or accomplish them exactly as what we are looking at , at the time. It is making potentials apparent and ways to accomplish them can be our incentive and lead us to how to progress to make it so..
Those double and triple prices include the land that they are on. That's where the ridiculous money goes. They are counting on your observation to justify the cost to the public. The cost ought to be one-half to one-third of that amount.
I'm curious why a factory effort like this doesn't take advantage of SIP construction methods. I'd imagine with the limited range of homes they offer, they could build their own SIPs with pre-engineered routing for plumbing and electric, and crank these out even faster and sturdier, with better insulation properties.
Also, do you know if they intend to sell this as a standalone home or only as an ADU?
Dwell Magazine already sponsored the development of a prefab house in 2003 -- nearly 20 years ago -- and launched a 5-model prefab collection for sale in 2005. Was it successful? Looking into that will give you some context on this project.

Pricing is high for a backyard house. I could see it as satisfying many people as a primary dwelling. How the issue for each situation is zoning. Many cities permit secondary houses but many of those don’t have very large lots.
Abodu seems to not "offer" primary homes ? this is confusing, can you enlighten me ? They say they only offer ADU on a current home lot.

These homes, while stunning, are a really hard sell. Boxabl got it right from the get go, though I fully expect their price to increase as the value is there.

I want to build something like it, off grid with 3 bedrooms.
patio| 2 1/2 car garage
bedroom| bathroom| central living space| mechanical room, laundry room, master bath and closet
bedroom| bathroom| central living space| master bedroom
patio ---------------------- patio
It's easy to envision if you think of each of those rooms as a box.
The central living area encompasses the kitchen (long kitchen cutting across the building except for a passage on each side of the building leading to the bathrooms and bedrooms) living room and dining room, the mechanical room (it's off grid, so it needs a room to house the mechanics of the house, the batteries, inverter, etc, water filtration, water pressure, etc) and laundry room are about the same size, the master bedroom is larger than the other two and has a bigger bathroom. With a front and rear patio and french doors like in the video here, you can really open up the living space by opening either of the french doors leading to the front or rear patio.
This way the plumbing is simplified to two places, the kitchen, which abuts the bathrooms, and the master suite near the laundry room and mechanical room.
Reckon I could do it for $100k by starting with a shed.
You cannot get any "greener" than an Earthship. Earthship Biotecture has been designing and building self-sustaining homes for several decades - the latest, most modern designs are jaw dropping. Earthships utilize thermal mass for both heating and cooling.
Earthships collect, store, filter and deliver water throughout the home, from rain water.
Earthships normally utilize a home solar power system that can easily work independently from the power grid. This is easily done considering the heating and cooling doesn't require power.
Earthships can be built with conventional building materials, or/and repurposed materials that ultimately save on building cost.
There are several other interesting aspects of Earthship construction, but this alone was enough to draw me in to this fascinating world of home building.
I dare you to find a more efficient home. Utility costs for a modern Earthship home are a small fraction of what any traditional home will require - new or used.
Can this home be sited in any way to withstand a storm like this last one from Florida? That state’s hoardes of trailer parks needs an alternative.

Bosch Appliances are mid-range not high end. Miele is what I would want for this home. My modern home came with Bosch appliances and I immediately replaced them.

Love the videos you create and you do a great job making them. Why does it seem that you primarily showcase high priced west coast builders? Are there not builders in other parts of the country where you can get more bang for your buck? A 1-2 bedroom place in California can be a million dollar home where as in Texas that same money can get you a much larger place.

Great video! But this won’t fix the housing crisis. Affordable living will fix our problems.
I really like this home, but i think that they face some market challenges. First, not every site can accommodate the dimensions of this home or cranes access. These ADUs are great for family members, but their design has limitations if one is purchasing one as a rental prroperty, then privacy is a concern.

In the San Francisco area, custom homes cost $600-700 a square foot to build ( in you can find a builder). In LA, it can be $450 a square foot and up for custom. For some people, spending an extra $100k to solve a housing problem for an elderly parent or an adult child is worth it, especially if they don’t want a construction crew in their yard for six months or more. I think the Dwell price is kind of ridiculous but I can see that there could be a small, discerning market for it. Before the interest rates jumped, the monthly cost, if borrowed, would be cheaper than what it costs to rent a luxury one bed in LA or SF. With today’s higher rates, it’s still in line with a rental.

I just built a beautiful 3,400 sf home in Los Angeles County for under $250/sf. I did a lot of the hand-crafted work myself, such as tile and making doors. If you are willing to put in the sweat equity, you can save a pile of money. And the City might give you a stroke before you finish it. It took over two years to get plan approvals.
As of July 2023 this unit is $813/sq.ft. WITHOUT land. These people are nuts…

At $389,000, this is $720 per square foot right? Sincerely, who is the target market for this product? We can talk about all the advantages of building homes in factories, but where is the cost savings to the customer? Even with California's light touch density program, the vast majority of Californians would not be able to afford this, and in most other places in the country the numbers just don't work. Median price per square foot in the US is just over $220? What problem is this actually solving? Making housing MORE expensive?

Let me state this at the beginning, you did in fact pre warn your audience that these were and are “High End” prefabricated homes, so everyone should be aware that they are expensive. So people making comments on the cost should pay attention to Kerry,s opening remarks! It’s not that you are wrong for complaining about the cost, it’s just that you were NOT paying attention, because prefabricated housing does span the gambit from $49k - $450k depending upon who the manufacturer is and the size , along with the standard features, premium materials used in each unit! Everyone must recognize that all of the new prefabricated manufacturers are different. Thus appealing to different cost segments of the market! The result is high quality products at each end of the market, now if you compare the Prefabricated homes to stick built homes, they are still more affordable by over $100k.
Take a look ( 1200sqft stick built $500k
Prefabricated 1200 sqft $400k ) now outside California 1200 sqft stick built home $275k, prefabricated 1200 sqft $175-200k
How much would it cost to build something Similar? Without the abodu or dwell name behind it?
Maybe half that price, if someone else built it.

The exterior is a shed. Even though it's nice, let's not fool ourselves. Let's call that $40k. A nice bathroom at IKEA is gonna be about $5k, and a nice kitchen maybe $15k. We're at $60k so far. The other rooms are basically empty spaces besides cabinets. So cabinets, flooring, doors, windows, insulation, air con, etc for $40k. Yup, I think the math works.
Of course there is the permitting and all that. Either way, it's not anywhere near the $400k that they want for this.

Anybody listen to the part about what you get for your $389k? 6:54 It's not just the cost of the home, people. With that said, I do like the all inclusive package, but you got to get it under $200k all in minus the property.
Yes, you get a lot of features and services but it also means that they are pricing it for the worst conditions (that they will tolerate) and everyone else is subsidizing that. Usually a manufactured house is priced without any site work because that varies so much.
Um as a designer I don’t see the cost being that extravagant.

Now we need new communities designed for these homes, where a young couple could buy a one bedroom then as the need arises they could add a room or two and a bathroom. This one is too high end for me. It is beautiful but not for the average young couple.
500 x $300 per sq. ft. + $50,000 crane + services + red tapes = $200,000, $389,000 is just too much.

Again, black is NOT the color for a California house, except, maybe, Plumas County. Black absorbs heat and we need to shed heat. That big wide door would likely be untouchable in typical California afternoon. As a former Dwell subscriber, I can tell you they are mostly pretentious youngsters. They are the people who think a broad expanse of windows is glazing. Glazing a window is putting in glass, but it isn't a wall of windows. (it is also a kind of donut). If they sell ten of these things, I will be shocked.

A fantastic design. Excel looks in the cedar type wood. Not a fan of the black wood look. You are having a laugh at the price aren't you?? Kerry did you get that right?? That needs to be $120k max. Thats cost prohibitive and you should be building a house for that.
I currently live in a 565 sq ft apartment which is enough for me, and the thought of paying $300k for a shed, the size of my apartment, to live in, is hilarious, when I can buy a house 3X the size with a yard for that same price.

I was in IKEA the other day, they have complete kitchens for $10k- $20k and bathrooms for less. The other rooms are empty spaces other than cabinets. $15k for a nice kitchen, $10k for a nice bathroom, $50k for a shed (guessing) ... $30k for nice doors, windows, flooring, and even a skylight, so where's the rest of the ripoff coming from?

I understand this is supposed to be a faster way to get housing to people BUT if people are only making $10 an hour IF they are lucky how are they supposed to afford a SMALL home like this? That is like 645 dollars a square foot! INSANE! What about those of us that are OLD, on social security, that just want a small place for us and NOT have to move in with family or go to a nursing home?

Ridiculous crazy pricing !!! Who builds a 400 sq ft $400k+ ADU behind their $450k 2500 sq ft home. Not reality at all. For that price I can buy a 2500 sq ft home on its own land. I guess these are for rich folks only.
What irks me is the price barely discounts what a whole house would cost even given California's housing market. It's insulting. Add that manufactured homes have limited resale value no matter who makes it. Pffft
