  • The co-founder of Airbnb has just announced his new Prefab Home company and is officially accepting orders. Joe Gebbia announced this week that his new company Samara will build net zero accessory dwelling units known as backyard. Samara will offer two prefab options: a studio at 430 square feet and a 1 bedroom at 550 square feet both of which come standard with solar panels. It's been an exciting year in the prefab home industry as new companies enter to help meet the demand for small footprint prefab homes in North America.     As always - started out great and sensible until we got to the price. My 1,600 sqft town home cost less than that. $250k - $350k is absolutely ridiculous for a prefab well under 900 sqft, even with the solar panels.

      😂 agree. It doesn’t help that these are Bay Area prices too. The only way to justify those prices is if those are all inclusive prices tags. Transportation, slab, running the water and any electricity out to the building and all permits.

      In Northern California 250,000 is just 3 months rent so you’ll make your money back pretty quickly lol … for real though… someone in Northern California - specially in the Bay Area can easily have it pay for itself from rent in no time. I once saw a post from a guy renting out a camping tent for 1k a month in his backyard. Not joking… a tent for 1k and people are willing to pay it (5 miles away from Facebook)

    My mom had a combo waher/dryer back in the 70s... a Kenmore. It was the best. The only complaint was that each load took a lot of time. I don't see the draw backs as a retiree. Thanks for showing us all these latest prefabs.

    I like to pause the video before you get to the price and make a guess. This was by far the most wildly inaccurate guess I've made. I would've put these at (and think they *should* be) 160-175k. $600/sf is absurd. I'd be curious to hear you comment a bit more on pricing. I know it's extremely location-dependent, but are you ever shocked? Really enjoy your videos!

      ++ Plus you would have a custom one of a kind and with solar panes and wind turbines. You would still save $ 200,000. You could build three for that price and rent them on air bnb.

      That's what I'm thinking about. Why not a pre-fab home made from Containers? I know a single unit is only 7.5' inside dimension but using a combination of different materials from different Container home companies, you could create 15' inside dimension from placing two containers side by side. Container homes would be stackable also. I want 2 side by side in the ground(basement), then stack 2 more on top(house). Then place a 20' Container on end and build a lift inside it from an ATV Winch. 4 40' and 1 20' containers is 45K, spray in foam, solar, composting toilets, water tanks, water pumps, completely off grid house! You ask why the two can in the ground? Hobby room. Although I need 2 more 40' Containers for a work shop. But those could be placed away from the home and then you create a garage by adding a roof. So by adding the 2 for the workshop and a roof, probably looking at 80K. Could you build a traditional style house, basement, with a garage and a workshop for 80K?

    It takes MUCH longer to dry clothes in a combo unit. Plus, only 1 load can be done at a time whereas with separate units 1 load can be drying while another is washing. Way more efficient. And btw, those high efficiency machines and pods are crap. They don't clean nearly as well as the good old fashioned agitation method.

    Hey Kerry to answer your question about the combination, I will refer you to my old teacher/advisor who did building in college. He opposed anything that did multiple functions and he explained it like this.
    The more things a tool can do, the less effective they are at doing each individual task. So if a tool can do 5 things, it's 5 times less effective than a tool that can do one thing well.

I don't thihnk your professor's name is a household word. I think you could have picked a better advisor. I think he just liked to him himself talk and have a young audience.
      Anytime you add fuctionality, the market is increased. Did your advisor invent the SPORK, which saves resturants half the cost by having a fork and a spoon?
      Think about this...Why are college and university professors; who have the most collective knowledge NOT RICH and IN- CHARGE? It's because they are MOSTLY "Talker", and some are do-ers.

      @@TimothyYancy The products you name as examples are perfect demonstrations of multi-tools not working as well as task-specific tools. Both of those items work ok, but No one that wants a good folding knife would choose a swiss army multi tool and I'm guessing your house doesn't have a drawer full of Sporks. Because they don't work well for either task.

    I'm with others in the comments section. Base price is too high - especially since so many of these companies seem to be targeting the backyard ADU market and are on the west coast. That isn't really helping the housing crisis here in the US (maybe in California - but not necessarily elsewhere). Couples, singles, retirees, even families of three (adults with one child) are looking for affordable (under $200, 000 or $250,000 including all the set-up costs), energy efficient homes. The problem I see currently is finding small enough lots for a reasonable price that are in communities where the coding will even allow these smaller footprint homes. As someone in her late 60's I want to put one of these on a small lot, near enough to a community that has good medical care along with grocery stores, hardware stores, etc. (not out in the boonies where there are no amenities), and I want to be on the east coast where I have family. That is why I keep gravitating to the Boxable, even with installing the slab and the utilities I could still afford the house. Putting one of this company's houses on a new lot would send the cost nearer to the $400, 000 mark. I love the 400+ sq foot size and the larger L-shaped kitchen, but really the cost makes it seem not possible. And finally - I wish these companies would STOP putting the bathroom, laundry, closet space on the other end of the house from the bedroom. That isn't how most people live. Laundry gets dried, folded or hung and goes back in the bedroom - so the laundry should be near the bedroom. People shower/bathe then get dressed (where are their clothes?...in the bedroom). So ideally the bathroom should open into the bedroom, and since there is no powder room perhaps if space allowed - have access to the bathroom without having to go through the bedroom (2 - entrances into a bathroom - this can be handled with the use of barn doors). When designing small places like these for one or two people - the designers have to stop using the floorplans of larger - family oriented multi-purpose houses. When you live alone in a small space and you don't do a lot of entertaining - making the floorplan efficient is more important, then anticipating what do with guests, etc. Most of the single people I know don't do a lot of entertaining. If they do it is in the summer months when most of it happens outdoors. Or they meet friends out in restaurants, etc.
    I vote Yes for the solar panels being included in the price. As always Kerry I love that you are providing us with this information and I only make the comments above in the hopes that someone in this emerging prefab industry, and also that developers will see my comments and pay attention. We need communities of these smaller homes that provide walking/biking trails, grocery stores, medical facilities, etc. Why is the US still piecemealing all of this. Habitat for Humanity has begun building communities similar to what I am describing using 3-D printed houses. This prefab industry could do more to help their sales if they at least help address some of these problems facing people with small incomes. Like coding and permitting regulations, not focusing only on California and the holiday rental market, and seeing the potential for the baby boomers who are trying to age-out in their own home, and the younger generations who are postponing marriage and having children. Looking at the issue as a whole instead of the parts is what we need. I hope your channel will serve to enlighten the industry and get them looking to solve some of these problems.

    Terry, so far, the washer and dryer are a lot cheaper to repair/replace than a washer/dryer combo. Also, getting stackable units allows for the same footprint.

      +++ You can manage your time better by doing loads at once. That's the advantage of the double stack. I prefer the combo but it costs more money as well around $1,200 - 1,500. The stacks are around $750.00 - $900.00.

      I’ve rented places for vacations with the combo unit. It takes more than twice as long to wash dry a load in one than it does when you move the clothes to a dryer after the wash cycle for the ones I’ve used.

    I've had a washer-dryer combo, and I went back to stackables; here's why. The dryer on the combo unit was a non-vented condensing type--they heat the air with the clothing and use an internal surface cooled by cold water to condense and collect the water; it has no exhaust hose for hot air. It overheated by 840ish sf townhouse AND cooked my clothes. It turned everything into permanent-wrinkle static electricity traps even when I took everything out while still wet. The vented unit I have allows me the control I need to maintain my clothes quickly and conveniently--while not overheating the whole house. This is important, since my long hair with static electricity in it makes yours look, well, normal.

      NOT TRUE!! I lived in Vietnam from 2015-2018 and the washer/dryer was from Japan! It dries as fast as the stand alone dryer (if NOT faster). I currently live in Texas and my American Standards Dryer is not as efficient

    The reason that the combination washer/dryer hasn’t replaced both individual machines is because they don’t work very well at least not as well as the individual units. It washes fine but takes forever and a day to dry the clothes. Also they typically only do small loads so they really don’t work very well for families.

      It worlds great. It cleans well but the drying do take a while. You can’t have nothing to wear and expect to get something clean and dry in 4 hours with these units because they are ventless.

    The reason for two separate machines for washing and drying is that drying clothes requires more volume than washing them. For a combo machine, you can typically only fill it maybe 60-70%.

    The combo is common in the UK. It is a condensing dryer which makes it a loooooong cycle.

    Those single unit W/D take several hours to do a load. They get a lot of use in Europe, but not here in the US. Also the single unit cost as much, if not more than a pair, at least here in the US.

    4:40 combo units have a history of not getting things as dry as a separate unit.
    They function but it's usually a compromise in efficiency, not something you want if you're trying to qualify as Net Zero.
    It also takes longer to process more than one load, because you have to let it go through the entire wash cycle and entire dry cycle (and probably entire additional dry cycle because it didn't get fully dry the first time) before starting another load.

    @4:19 I’ve been using a ventless LG washer dryer for over 8 years now. It is great. You can literally dry after washing in the same drum but I just hang my clothes on hangers under the carport in the Florida sun.

    Thank you Kerry, this is the first one that could work in the NW and depending on the build it might work in Eastern Washington which is where I would like to put it. I did go on their website and I wish there was a layout of the plan. I came back from Europe and they have one machine for wash and dry. I am on the fence on one machine. I love this one Kerry it is a keeper and I signed up.

    Washer dryers have existed for decades, dude. You mainly get them in Aisia and Europe where few people have space for two separate units. They used to be crap and break a lot but the modern ones from decent brands have caught up to the separates in durability and reliability. I just bought a great one made by LG in that black Friday thingy.

    Kerry, love your site, no more searching 20 sites a day for the info youre providing. I am looking for a unit. I really liked the dwell you shared recently. Main importance, price < $100,000 all in. Off grid living. I am a survivor of the Camp Fire. Like many didn't recover enough money to replace the house we were in. But now I may still be able to put a beautiful modular home in, and get out of the RV me and my dogs share. Do you have a video about this already or can you point me to other companies like dwell. I Live in California.

    Hey, you got a hair cut (better yet, all of them). Looking good. These homes are nice, the prices seem high but seeing that they come with solar panels and others things to take into account. *** in reference to why separate washer and dryers as opposed to combos; originally they were very small, and the heating element for the dryer was not strong enough. Hence, someone had to do more loads and dry each load a few times to get them properly dry. Also, if the combo dies you are down on both; separate units - if one dies, you are still able to wash or dry and you just fix or replace one. (Just my two cents). Great job - I always find your videos informative and enjoyable ! Keep up the great job!

    Nice place. Priced right for California.
    In my part of Florida you get an entirely new customized house in the mid 300's. So these obviously are not priced for my area. Which is something I don't get. Why are these companies popping up in uber expensive areas? Wouldn't make more sense to base in Nevada and drive to California? Not that I'm a business major or anything... Huh.

    I think you need two channels: really affordable prefabs (like up to $150,000+shipping/installation, etc. which probably tops out at $200,000 for 400-500 sq ft) and expensive ones over that. We can get a stick built for $200,000 with that sq. footage (no delivery/crane/installation), so why, exactly, would we go for $300,000 plus for the same size? I like these products, we're just scratching our heads over the word "affordable".

    This would make sense in California, but not in Virginia. Oddly, when I decided to look for land in Northern California, in the Bay Area, I found lots that were reasonably cheap. They were small, and some had the remains of someone's home on them, but for the money, it'd be a relatively cheap way to live there, as opposed to spending a million on a glorified shotgun shack (I'd seen this in Palo Alto a few years ago).
    However, once I return to reality, meaning that I'm not leaving my job in Richmond, VA anytime soon, there are better options on both land and prefab homes.

    Had I won the powerball I would have started a company with similar sq footage to most of the ones on the market but mine would have full 1 side slide outs or popups to expand to a second floor the advantage of this would be still meet zoning but now that slide out can have 2 more bedrooms or the popup can have all bedrooms upstairs and living quarters downstairs yes its nice to have anti mold structures and blah blah blah however I think they need to re imagine giving more space with less Great as usual!!!!!!!!!!!!!!!!!!!

    Everything I've heard about combo washer dryer units is that they take several hours per cycle. turning laundry into an even worse chore.

    Hey look at this company out of Riviera Beach Florida called Katana House. Their homes are sustainable green homes. I don’t know if they are modular or prefab, but they kind of look like it on the outside. Their homes are hurricane proof. The designs of their homes are absolutely beautiful. I even love their model home that has a two car garage and they even have two-story models that can go up to five bedrooms. Can you do a video on that?

    4:28 Most washer/dryer combo units don't have a dryer vent, so it takes longer to dry. Basically they run an extra long spin cycle while heating up the air inside to try and drive the moisture out of the clothes. They are well suited to small apartments where space is at a premium and tenants might be okay hanging some of their clothes on a line on their balcony.

      Also you have to think that you are limited to one load at a time, what I do now is I wash a load and at the same time dry my first load so that I'm washing and drying at the same time. By the time I get through washing the second load usually the first load in the dryer is done. Having two machines really helps with time spent monitoring the laundry. I agree this would work with one or two people with plenty of time on their hands!

      NOT TRUE!! I lived in Vietnam from 2015-2018 and the washer/dryer was from Japan! It dries as fast as the stand alone dryer (if NOT faster). I currently live in Texas and my American Standards Dryer is not as efficient

      @@KerryTarnow Also there's the physical problem of the drum size. If you wanna wash and dry a certain amount of laundry, lets say 5kg, you can not dry that amount of laundry in a drum that's made for washing 5kg - because drying drums need space for air and the laundry to move around. Thats why combo-machines have a quiet large drum,. If you fill that large drum up with clothes for washing tho, you'll later have to split that up in 2 separate cycles for drying as a consequence.
      Another problem that comes along is power ineffeciency. Obviously it's always best to dry your clothes outside during summer, but with a combo machine the washing cycle isn't as good as a sole washing machine.
      That said, with small spaces, they can make sense. One could also just stack two separate machines on top of each other tho...Way better in my eyes. Separate Machines are a lot easier to maintain, repair or replace too...
      So at the end, no, don't think you've missed out on a lot just yet - if you care about power efficiency.

    Combo unit takes longer if you have multiple loads right? Time is the reason. If there is only one person using it, then a combo unit is likely just fine.

    4:40, Maintenance. When there's residue leftover in the washer, the last thing you want to do is cook it for an extended period of time. Certain materials left behind from certain jobs or lifestyles can damage the drum, burn, explode, or release gases. Essentially, the all-in-one unit isn't for everybody, and forcing everyone into that one mold can have disastrous results. For instance, you don't want someone who works in any form of oil industry, combustibles, or dangerous chemicals using an all-in-one machine. Not all of that stuff comes out of the washer, even with extra rinse cycles. That could turn into a rather expensive, even deadly, accident. But if they can remove their clothes from the washer to dry, the risk is reduced. Imagine having to get down and clean the machine before you dry your clothes for every single load. That wouldn't be a quality of life improvement at all, and it would be more expensive because of regular purchasing and use of the necessary cleaning products. Also, not all products that would be needed are sterile, so that presents yet another challenge. Different strokes for different folks.

    Interesting ideas but 300K??? The first person to do an all hemp home will cut that cost in half with the same or better profit. Casitas still wins the prefab race with 50k house and 20 by 20 layout.

    I can't see where they're getting their pricing from. I just saw a four bedroom, 2,500 sf townhouse (albeit built 50+ years ago) sell for $400,000. It had been completely redone, interior was gorgeous.
    I also, just today, saw a 960sf manufactured house, three bed, 1.75 bath, for $100,000. Don't know what the lot rent is, but even if it was $600, that's a lot of time to rent that you're not paying out in extra overhead.
    Okay, combo washer/dryer. Used in RV and Marine applications, they aren't as good as two different units. They're smaller and I guess for just one person, they would probably be okay, if you were doing laundry every other or every third day, but I'd rather have two separate units, even if they're 'apartment sized.'

    We don't know what kind of toxic materials could be in this. Space aged insulation usually means toxic nightmare when it comes time to recycle or demolish. I'd rather build a straw bale eco-house with Japanese style fire blackened wood which lasts for hundreds of years. This looks good though and I am glad to see affordable homes being built for real people. Thank you Mr Air BnB.

    Efficiency. Combo washer/dryer units take forever to dry. Living in Korea that's pretty much all they have and a 15L LG washer/dryer unit will take at least an hour try dry a normal load and if you wash blankets at least 2.5 hours. They are terrible.

    it’s unfortunate that, despite how they were initially advertised, modular homes aren’t going to be the solution to affordable housing. i wanted to go the modular route, but it’s just not easy to justify these prices when a quality builder will provide significantly more for significantly less.

    329K? Outside of California and a few other over priced areas, 329K buys you a 3/2 house.
    At least they have an all-in price including slab, utility hook up, etc.
    From a rental perspective, it should gross 33K per year or 3k per month. There are some areas a small (but cool) apartment will rent for 3K a month - but not many.
    Many of the cities in my area passed ADU laws but with the stipulation they cannot be prefab. Hmmm...

    (Note : it's a good thing you waited up to past the 7 minute point for announcing the pricetag as this is why I looked at the video up to that point. However, had you mentioned the pricetags early on in the video, I would have simply gone to something else faster.) Don't get me wrong: Its is, if well made, probably worth that kind of money to some people with no building skills or time to invest in one's mini home, but for me, that looks like a very healthy markup for profits over the cost of such a basic mini home.

    He obviously has never used a combo washer dryer😂. They take forever to dry, like 4-5 hours. Not sure about efficiency, but unless you want to hear your dryer all night, a conventional or stackable is best.
